Renters, Airbnb and elevators at 68 Driftwood Ave Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 68 Driftwood Ave Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 68 Driftwood Ave Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

If you want three bedrooms and your own front door in Toronto for well under the price of a semi, complexes like 68 Driftwood are where the search ends up. This one is a 1978 townhouse corporation with modest fees and a new LRT stop named after its own street. What you must judge is the corporation behind the front door. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

68 Driftwood Ave Townhomes is an 83-home condominium townhouse complex at 60 to 70 Driftwood Avenue and 30 to 36 Venetian Crescent in the Glenfield-Jane Heights area of North York, Toronto, near Jane Street and Finch Avenue. It was built in 1978. The condominium corporation is York Condominium Corporation No. 432 (YCC-432), registered on 9 November 1978, and Canlight Management is listed as the property manager.

YCC-432

A late-1970s townhouse corporation

YCC-432 was registered in November 1978, at the end of a decade when developers built condominium townhouse complexes across North York for families who could not afford a detached house. With 83 homes spread across addresses on Driftwood Avenue and Venetian Crescent, this is a mid-sized complex, big enough to spread costs and small enough that owners can know their board.

In a condominium townhouse complex, you usually own the inside of your home, while the corporation looks after the roofs, exterior walls, windows, grounds and private roads. The exact split is set out in the declaration, and it varies from complex to complex. Before you buy, find out who is responsible for windows, doors, decks, fences and the pipes running between homes.

Condos.ca does not name the original developer, and I have not been able to confirm it. That matters less than usual here: after more than 45 years, the building’s condition reflects how the corporation has been run far more than who built it.

Three-bedroom homes at a condo price

Both homes for sale when I prepared this review were three-bedroom townhouses. That is the main reason buyers come here: a family-sized home with private entrance and outdoor space, at a price closer to a two-bedroom condo apartment than to a freehold house.

Suite sizes are not published for the complex, so ask for the measured size and floor plan of any home you view. Townhouses of this era are usually two storeys plus a basement, which may or may not be finished. Check ceiling height in the basement, signs of past water entry and the age of the furnace, water heater and air conditioner, which in most townhouse complexes belong to the owner.

Condition varies a great deal. Some homes will have new kitchens, bathrooms and flooring; others will still be close to original. Price any renovation into your offer, and ask the corporation what approvals it requires for work that touches the exterior, plumbing or structure.

Driftwood, Jane and Finch, and the new LRT

The complex sits in the Jane and Finch area of North York, among the townhouse complexes, apartment towers and schools built here in the 1960s and 1970s. York University is to the east, and Black Creek and its ravine run through the area.

The biggest change is transit. Line 6 Finch West opened on 7 December 2025, with a stop at Driftwood and another at Jane and Finch, connecting to Finch West station on Line 1 to the east and Humber College to the west. The line had a slow and bumpy start, with complaints about speeds and service interruptions in its first weeks, so judge it by how it runs now. The panel on this page shows walking times.

For daily errands, the shopping centres and services at Jane and Finch are close, and Highway 400 is a short drive. This is a practical, family-oriented location rather than a fashionable one, and that is part of why prices remain within reach.

Living under a townhouse corporation’s rules

Owning a condominium townhouse feels like owning a house, but it is not one. The corporation’s rules can cover what you plant in your yard, the colour of your front door, where you can park, whether you can put up a shed and what you can store outside. Read the rules before you buy, not after, especially if you have plans for the yard or a second vehicle.

Parking is the question I would ask first. Most complexes of this era give each home a driveway or an assigned space, with visitor parking shared. Find out exactly what comes with the home you are buying, whether extra spaces can be rented and how the corporation handles overnight visitor parking.

Ask too about renovation approvals. Changes to exterior doors, windows, decks and fences usually need the board’s permission, and some corporations require you to use approved materials or contractors. A home with past work done without approval can leave you with a problem the corporation asks you to fix.

Pricing: what the asking prices and fees tell you

Two homes were for sale when I prepared this review, asking about $475,000 to $615,000, with monthly fees of about $536 to $540. A spread that wide for similar homes usually reflects condition, finishes and position in the complex, so look closely at what separates them before treating either as the benchmark.

Condos.ca does not list fee inclusions for this complex. In most townhouse corporations of this age, the fee covers common elements, building insurance and exterior maintenance, and sometimes water, while owners pay their own heat and hydro. Confirm exactly what is included, and add your own utility costs to judge the full monthly cost.

For context, a fee in the low $500s on a three-bedroom townhouse is moderate. What matters is whether it is enough. Use the sold data in the panel on this page to see where homes actually trade, and compare against neighbouring complexes on Driftwood Avenue with similar ages and fee structures.

Amenities at 68 Driftwood Ave Townhomes

There are no shared recreation facilities on record, so the fee is mostly paying for roofs, grounds, roads and insurance rather than a pool or gym. Permitted barbecues and visitor parking are the practical amenities that matter in a family townhouse complex.

Jatin’s honest take on 68 Driftwood Ave Townhomes

Who this building suits

Families and first-time buyers who need three bedrooms and want a ground-level home with a private entrance, at a price far below a freehold house. It also suits buyers who work at York University or Humber College, or along the Finch corridor now served by Line 6.

What I’d want you to check

In a 1978 complex, the reserve fund study is the key document. Look at the timing and funding of the roof, window and door, siding, paving and underground pipe replacements, and at any work deferred in recent years. Read the declaration for which repairs are yours, ask about the condition of the home’s own furnace and water heater, and read at least two years of board minutes for planned projects or special assessments.

The value question

For a three-bedroom home in Toronto, the entry price here is hard to match. If the reserve fund is healthy and the major exterior work has been done or is properly funded, I think this is a sensible family purchase, especially now that the LRT has arrived. If the documents show a large program coming with too little money set aside, wait for a better-run complex nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
