Do mostly owners or renters live here?

Leases 27%Sales 73%

Mostly owner-occupied. Of 11 deals here in the last 24 months, 3 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Bristol House?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bristol House

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bristol House is the building I point to when a buyer near Jane and Finch says they want one bill and no surprises. This 13-storey, 162-suite tower from 1977 bundles hydro, heat, air conditioning, water and parking into the fee, and it has an indoor pool and sauna. That makes the fee look high, until you add up what you would otherwise pay. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bristol House is a 13-storey, 162-suite high-rise condominium at 10 Tobermory Drive in the Black Creek neighbourhood of the former City of North York, near Jane Street and Finch Avenue West. It was built in 1977 by Fountainhead Developments. The condominium corporation is YCC-350, registered on 19 August 1977, and it is managed by Dove Square Management. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, parking and water.

The all-inclusive fee is the whole story

Most condo fees in Toronto cover the building and leave you to pay for your own hydro. At Bristol House the published inclusions are unusually complete: common elements, heat, hydro, air conditioning, water, building insurance and parking. Apart from cable, internet and your own contents insurance, the fee is close to your total cost of living in the suite.

That is why the fees on current listings, roughly $930 to $1,050 a month, look high next to buildings down the street. Once you add back a hydro bill, a summer of air conditioning and a winter of heat at a building that does not include them, the gap shrinks a lot. For buyers on a fixed income, predictability matters as much as the number itself.

There is a trade-off. When utilities are bundled, every owner shares the cost of every other owner’s usage, and the corporation carries the risk of rising energy prices. Ask how the utilities line in the budget has moved over the last few years and whether the board has looked at energy retrofits or sub-metering.

A pool and a sauna in a 162-suite building

The amenity list here goes further than most buildings of this age and size. Bristol House lists an indoor pool, a sauna, a gym, guest suites and bike storage, along with a security system and a parking garage. In a 162-suite corporation, that is a lot of shared facility per owner.

Pools are what bring some buyers to the building, and they are also one of the most expensive things a condominium can own. Pumps, filtration, tiles, ventilation and eventual replacement all come out of the reserve fund. I would want to see what the reserve fund study allows for the pool and when the last major work on it was done.

Guest suites are a quietly useful extra. If family visits for a week, you are not paying for a hotel or turning a living room into a bedroom.

Suites sized for a household

The reported suite range is about 875 to 996 square feet, and current listings include two- and three-bedroom plans. Like most buildings from the late 1970s, these were laid out for people who planned to live in them, with separate dining areas and more storage than you find in new construction.

As always with older data, confirm the size of the specific suite. Size ranges harvested from listings can miss the largest and smallest plans, and three-bedroom units in a building whose maximum is reported below 1,000 square feet deserve a look at the actual floor plan.

At 13 storeys, Bristol House is shorter than many of the towers around it, which means fewer residents per elevator and a slightly more manageable community.

In a building this age, suites usually vary a lot inside. Some will have been renovated with new kitchens, flooring and bathrooms, and some will still have finishes from decades ago. When you compare listings, separate the price of the renovation from the price of the space, and budget properly if you are buying an original suite to update. Ask the corporation what its rules are for renovation work before you plan anything structural.

Tobermory Drive and the Line 6 effect

Tobermory Drive is a residential street just off the Jane and Finch intersection, part of the cluster of 1970s towers in this corner of the old North York. Line 6 Finch West opened on 7 December 2025 with a station at Jane and Finch, which gives owners here a rapid-transit option along Finch and a connection to Line 1 at Finch West Station.

The City’s Jane and Finch Initiative, a secondary plan and a community development plan written in response to the LRT, sets out how the area around the station is expected to grow, including a proposed redevelopment of the Jane and Finch Mall. Expect change around you over the next decade, including construction.

5 San Romanoway, a 1977 tower nearby with the same property manager, is the obvious comparison. It is larger and its fee is lower, but it does not include hydro or air conditioning and it has no pool.

Pricing: low per square foot, higher per month

The reported building average is about $414 per square foot, almost identical to 5 San Romanoway. That puts Bristol House near the bottom of the Toronto condo market on price per square foot, which reflects its age and its location.

Only two units are for sale at the time of writing, asking between about $393,500 and $565,000. With so little on the market, you have less to compare against, and a well-presented suite can set its own price.

The fee is where your budget really gets decided. Fees run roughly a dollar a square foot or a little more on current listings, but they cover far more than a typical fee does. When I compare this building with others, I compare total monthly housing cost, not the fee alone. My building sold report will give you the sold history if you want to price a specific suite.

An indoor pool, sauna and gym under the same roof mean you can skip a club membership, and guest suites solve the visiting-family problem. The cost of keeping those facilities running is built into the fee, so check that the reserve fund is keeping pace.

Jatin’s honest take on Bristol House

Who this building suits

Retirees, downsizers and anyone on a fixed budget who wants one predictable monthly payment, plus buyers who will actually use a pool and sauna. It also suits families who need two or three bedrooms at a low price per square foot and want transit along Finch via Line 6.

What I’d want you to check

Read the reserve fund study for the pool, the heating and cooling plant, windows, balconies and the garage, because in a 1977 building those are the expensive items. Ask how the utilities budget has changed and whether the board has planned for energy cost increases. Confirm the pet restriction in the rules, the real size of the suite, and that parking comes with the unit. If utility costs have been rising faster than the fee, expect increases.

The value question

On price per square foot, Bristol House is one of the lowest-cost ways to own in Toronto, and the all-inclusive fee removes most of the guesswork from your monthly budget. You give up new finishes and accept a higher fee in exchange for a pool and almost no separate utility bills. For an owner-occupier who will stay, I think that is a fair deal, provided the reserve fund is in good shape.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
