Renters, Airbnb and elevators at Centennial Park Town Homes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Centennial Park Town Homes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Centennial Park Town Homes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Centennial Park Town Homes is the kind of complex buyers drive past without noticing: 35 townhouses from 1977, tucked onto a short street off Renforth Drive in central Etobicoke. What it offers is a family-sized home next to one of Toronto’s biggest parks, at a price well under a detached house on the same streets. What it asks of you is homework on a corporation that is almost 50 years old. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Centennial Park Town Homes is a low-rise condominium townhouse complex of 35 homes at 1 to 15 Centennial Park Road in the Eringate-Centennial-West Deane neighbourhood of Etobicoke, Toronto, near Rathburn Road and Renforth Drive. It was built in 1977. The condominium corporation is YCC-305, registered on 19 January 1977, and condos.ca lists ICC Property Management as the property manager. Condos.ca does not list what the maintenance fee includes, so confirm inclusions in the status certificate.

Two corporations on one short street

The first thing to know is that Centennial Park Road has more than one townhouse condominium on it. This complex, YCC-305, covers 1 to 15 Centennial Park Road. Right beside it is a separate and older corporation, YCC-133, which takes in 11 to 19 Centennial Park Road and 580 to 586 Renforth Drive.

The street numbers overlap, which makes this easy to get wrong. Two corporations means two boards, two reserve funds, two sets of rules and two managers. A listing on this street tells you very little until you know which corporation it belongs to, so check the legal description on the listing before you compare fees or book a viewing. Your lawyer will confirm it again on closing, but you want to know much earlier.

For a buyer, the overlap is also useful. Two complexes of a similar age side by side give you a natural comparison. If one corporation has kept up its roofs and paving and the other has not, you will see it from the sidewalk.

Living next to Centennial Park

The street takes its name from Centennial Park, the large city park to the west that Etobicoke opened in 1967 for Canada’s 100th birthday on part of a former dairy farm. It has a golf centre, a conservatory, a stadium, arenas, sports fields, a toboggan hill, a splash pad and the Etobicoke Olympium athletic centre.

The park is also changing. The city’s master plan closed the go-kart track, and the city ended skiing on the hill in 2022. The park was a team training site for the 2026 FIFA World Cup, and in 2026 the city unveiled new baseball diamonds, beach volleyball and pickleball courts, soccer pitches and a multi-use field. For a family here, that is a lot of free recreation within reach.

The surrounding neighbourhood was mostly built out in the 1960s, with brick bungalows and side splits on wide lots. A 1977 townhouse complex is one of the few ways into this pocket of Etobicoke without buying one of those detached houses.

What 1977 means for the homes

Condos.ca lists the complex as one storey. That is how its database often records townhouse complexes, and it does not describe the homes. The listing currently on the market is described with three bedrooms plus an extra room, which points to family-sized layouts over several levels.

Condos.ca also lists a parking garage, visitor parking and permission to barbecue. In a townhouse complex of this era that can mean a garage attached to each home or a shared garage, and the difference matters for winter mornings and for your fee. Confirm which you are getting, and how many spaces come with the unit.

Homes from the 1970s often look dated inside and many have been renovated in pieces over the years. Ask the seller what has been updated and when, and have your home inspector look closely at windows, the electrical panel, plumbing and insulation. Some of those items belong to you and some to the corporation, depending on the declaration.

A small corporation with a long history

With 35 homes, every major project is shared among few owners. A new roof cycle or a repaving job that would barely move the fee in a 300-unit tower can mean a noticeable increase, or a special assessment, here.

At this age the complex is likely on its second cycle of roofs and possibly windows, and older underground services and site drainage start to need attention. The reserve fund study tells you what is planned and whether there is money set aside for it. Read it alongside the status certificate and recent board minutes before you firm up an offer.

Small corporations also depend heavily on a few volunteers. Ask how often the board meets, whether it has had trouble filling seats, and how long the current manager has been in place. A settled board with a clear plan is worth more than a fresh coat of paint on the unit you are viewing.

Pricing a 35-home complex

At the time of writing there was one home for sale here and none for lease. I do not quote a single listing’s price or fee, and condos.ca did not publish a building price per square foot, so there is no clean building average to work from.

A complex this small may go months without a sale, and each one moves the numbers a lot. Start with the recorded sales and leases in the data panel on this page. Then compare with the neighbouring corporation, YCC-133, and with other 1970s condominium townhouses in central Etobicoke, adjusting for parking, basement finish and what each fee covers.

The other comparison is freehold. If the gap between a townhouse here and a small bungalow nearby is narrow, the bungalow may be the better long-term buy. If it is wide, this complex gets you into the neighbourhood for less. I can pull both sets of comparables through my building sold report.

Amenities at Centennial Park Town Homes

There is no gym, pool or party room here. Your amenities are your own front door, your parking and a barbecue on your own patio, and the biggest shared amenity is the city park down the road, which your fee does not have to maintain.

Jatin’s honest take on Centennial Park Town Homes

Who this building suits

Families who want three bedrooms and a short walk to sports fields and green space, and buyers priced out of detached homes in central Etobicoke who still want to live here. It also suits people coming from a condo apartment who want stairs, their own entrance and no shared hallway.

What I’d want you to check

Confirm the home is in YCC-305 and not the neighbouring YCC-133. Then read the reserve fund study with roofs, windows, paving and drainage in mind, because a 1977 complex is deep into its replacement cycle. Ask what the fee includes, because condos.ca does not list it, and ask exactly which parts of the home the corporation maintains under this declaration. Read recent board minutes for upcoming exterior work.

The value question

The value case is house-style living near a major park at a townhouse price. You give up a private yard and some control over exterior decisions, and you share the cost of the roof and grounds with 34 other owners. If the reserve fund is healthy, I think this is a sensible long-term hold for an owner-occupier who plans to stay and raise a family close to the park. If it is thin, price that risk into your offer.

Condos.ca lists 1 to 15 Centennial Park Road as YCC-305. A separate corporation, YCC-133, covers 11 to 19 Centennial Park Road and 580 to 586 Renforth Drive, so check the legal description on any listing.

How many homes are in the complex?

Condos.ca records 35 townhouses.

When was it built?

It was built in 1977, and the corporation, YCC-305, was registered on 19 January 1977.

Who manages it?

What do the maintenance fees include?

Condos.ca does not list fee inclusions for this complex. Ask the manager or read the status certificate to see whether water, parking or anything else is covered.

Is there parking?

Condos.ca lists a parking garage and visitor parking. Confirm whether the home has its own garage or a shared space, and how many spaces it comes with.

Are there amenities like a gym or pool?

No. Condos.ca lists barbecues as permitted, a parking garage and visitor parking. Centennial Park nearby provides most of the recreation.

How big are the homes?

Condos.ca does not publish a size range. The current listing is described with three bedrooms plus an extra room, so measure the home you are considering and ask whether the stated area includes the lower level.

How does it compare with 19 Centennial Park Road Townhouses next door?

Both are 1970s townhouse condominiums on the same street. The neighbour is YCC-133, built in 1974 with 55 homes and a different manager, so compare the two reserve funds and fees directly.

The status certificate, reserve fund study and recent board minutes, with a focus on roofs, windows, paving and drainage, which tend to come due in complexes of this age.

Can you Airbnb a unit at Centennial Park Town Homes?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
