Living here
Renters, Airbnb and elevators at Harmony Village III
Do mostly owners or renters live here?
Mostly owner-occupied. Of 9 deals here in the last 24 months, 1 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Harmony Village III?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Harmony Village III
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Harmony Village III is the part of the Harmony Village site that most buyers do not realize is its own condominium. Its 52 stacked townhomes at 3025 and 3049 Finch Avenue West were built in 2008 alongside the larger complex, but they have a different developer, a different manager, a different fee and, as far as condos.ca shows, none of the pool and guest suites. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Harmony Village III is a 52-home low-rise condominium at 3025 and 3049 Finch Avenue West, Toronto, in Humbermede in the former City of North York, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It was built in 2008 by Harmony Park Properties, according to condos.ca. The condominium corporation is TSCC-1960, registered on 26 August 2008, and condos.ca lists Castle Condo Management as manager. Homes run from about 580 to 1,245 square feet. Maintenance fees include common elements, building insurance, parking and water.
Harmony Village III at a glance
Same name, separate corporation
The Harmony Village site on Finch Avenue West is split into more than one condominium. The larger complex, TSCC-1947 at 3031 to 3047 Finch, has 136 homes. This one, TSCC-1960, has 52 homes at the two ends of the stretch, 3025 and 3049 Finch, and was registered two months later, in August 2008.
Condos.ca names different builders for the two: CityCore Developments and Invar Building for the larger complex, and Harmony Park Properties for this one. That may reflect a separate project company rather than a different builder on site; I could not confirm the relationship, so treat the condos.ca entries as the record.
What matters in practice is that this corporation has its own board, budget, reserve fund and manager. Condos.ca lists Castle Condo Management here and AT Management and Consulting next door. A sale in the bigger complex is a useful price signal, but it is not a like-for-like comparable.
If you are browsing listings, the address is the quickest tell: 3025 and 3049 Finch belong here, while the numbers in between belong to the larger corporation. Still, confirm the corporation number on the listing and in the status certificate, since that is the only reliable check.
Amenities: check before you assume
Condos.ca lists only visitor parking and BBQs for this corporation, along with a pet restriction. The pool, party room and guest suites appear under the larger Harmony Village, TSCC-1947.
Some buyers assume that living on the same site means sharing those facilities. It may or may not. Ask the manager and read the status certificate for any shared facilities or reciprocal agreement between the two corporations, and what it costs. If the pool is important to you, the safer choice may be the larger complex.
The pet restriction is also worth checking early. Condos.ca does not say what the restriction is, so read the declaration and rules before you make an offer if you have an animal.

Stacked townhomes, small to family-sized
Homes here are stacked townhouses with their own entrances, from about 580 to 1,245 square feet. That runs from compact one-bedrooms to larger multi-bedroom homes; listings here have described layouts with up to four bedrooms and several balconies, which tells you some upper homes spread over more than one floor.
Parking is in an underground garage and is included in the fee. Allocations can differ from home to home, so confirm exactly how many spaces, and whether a locker, come with the home you are buying in the status certificate rather than relying on the listing.
With only 52 homes, choice is limited at any given time. Two homes were for sale at the time of writing and none for rent, so a buyer who wants a particular size may need to wait, or widen the search to the larger complex next door.
Fees, and the Line 6 effect
Condos.ca lists common elements, building insurance, parking and water as included. Heat and hydro are not on the list, so owners pay their own gas and electricity. On the two current listings, fees ranged from about $340 to $723 a month.
Fewer homes means each owner carries a bigger share of the same kinds of costs the larger complex faces: roofs, exterior walls, balconies, walkways and the garage. Read the reserve fund study with that in mind.
Ask for the reserve fund balance divided by the number of homes, and set it against the projects the study lists for the next five to ten years. In a corporation this size, a single large item such as the garage membrane can be a real number per owner, and that is where special assessments come from.
The location shares the big change that came to this stretch of Finch. Line 6 Finch West opened on 7 December 2025, running along Finch from Humber College to Finch West station on Line 1, with stops at Islington Avenue, Weston Road and points between. The transit panel on this page shows the nearest stop.
Pricing against the bigger sister
Condos.ca puts this corporation’s average at about $614 per square foot, higher than roughly $552 at the larger Harmony Village next door. With only 52 homes, that figure can be pulled around by a few sales, so I would not read too much into the gap.
The two current listings asked from about $350,000 to $649,000. For ground-oriented homes in the city of Toronto, those are entry-level prices, and with only two listings the range says little about the corporation as a whole.
When you compare, line up homes of the same size and level in both corporations, then adjust for fees and amenities. A home here with no pool access and a lower fee may be the better buy, or the worse one, depending on what you value. The recorded sales on this page are the best starting point.

Amenities at Harmony Village III
This is a no-frills corporation: visitor parking, BBQs and underground parking, with no pool or party room listed. That keeps operating costs down, and it means your fee is mostly paying for upkeep of the buildings and grounds. For a pool or gym, you will either need access to the facilities next door, if any agreement allows it, or a City community centre.
Jatin’s honest take on Harmony Village III
Who this building suits
First-time buyers who want a townhouse-style home with their own entrance at an entry-level price, and families who need three or four bedrooms without paying for a freehold house. It also suits investors who see Line 6 bringing more students and commuters to Finch. Buyers who would rather not pay toward a pool they will never use may actually prefer this corporation to its larger neighbour.
What I’d want you to check
Confirm you are buying into TSCC-1960 and not the larger complex, then ask whether owners here have any rights to the pool, party room and guest suites next door. Read the reserve fund study for roofs, exteriors, balconies and the garage, the pet restriction in the rules, and the parking allocation for the home. Have an inspector check the furnace, air conditioner and any water staining at terraces and windows.
The value question
At about $614 per square foot with no amenities to fund, value here comes down to the size of home you need and the strength of the reserve fund. A large family home at an entry-level price is hard to find in Toronto. If the corporation’s finances are sound, it is a sensible buy; if the reserve is thin for a 52-home corporation, look at the larger Harmony Village or another complex instead.
