Renters, Airbnb and elevators at London Green Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at London Green Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about London Green Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

London Green is for the buyer who wants three bedrooms and a pool for the price many people pay for a downtown one-bedroom, and who is willing to buy into a corporation that is more than 55 years old. It is one of the earliest condominium corporations in the city, and that history is both its appeal and the thing you must investigate. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

London Green Condos is a 113-suite low-rise condominium at 59–61 Driftwood Avenue and 19–27 London Green Court in Glenfield-Jane Heights, North York, listed at two storeys. It was registered on 11 March 1970 as York Condominium Corporation 14 (YCC-14). Property Service Enterprises is listed as the manager. Amenities include an outdoor pool, a gym and a party room.

One of Toronto’s earliest condominium corporations

The corporation number tells you how early this is. YCC-14 was registered in March 1970, only a few years after Ontario first allowed condominium ownership, at a time when the idea of owning a home in a shared complex was still new to most buyers.

Developments from this period were often planned as family housing, with low-rise blocks, green space and a shared outdoor pool set among the buildings. London Green follows that pattern: 113 suites in two-storey buildings around London Green Court, with an outdoor pool, a gym and a party room.

Condos.ca does not list a developer, and I could not find a reliable record of who built it. That is common for complexes of this age. What matters more now is how the corporation has looked after the buildings since.

Space, and what a 1970 low-rise is like inside

The suite currently for sale is a three-bedroom, which is the kind of plan that draws buyers here. Low-rise suites from this era tend to be laid out for families, with separate dining areas and bedrooms that fit a double bed and a desk.

Expect the condition to vary widely from unit to unit. Some owners will have replaced kitchens, bathrooms, flooring and windows, while others are close to original. Look at the electrical panel, the plumbing, and the age of any heating and cooling equipment that belongs to the suite rather than the corporation.

Ask the corporation where the line falls between your responsibility and theirs. In older complexes, windows, doors and some exterior elements are often common elements, and the declaration decides who pays when they fail. Get that answer in writing from the status certificate, not from the listing.

Older suites can also cost more to run than the purchase price suggests. Single-pane or early replacement windows, original insulation and older baseboard or forced-air systems all show up in your utility bills. Ask the seller for a year of hydro and gas bills if those are separately metered, and factor any upgrades you would make into your budget from day one.

Glenfield-Jane Heights and Line 6 Finch West

The neighbourhood is a long-established, mostly residential part of North York, west of York University and close to the Jane and Finch intersection. It has a mix of townhome complexes, rental towers and condominiums, including the 15 London Green Court tower and the 73 Driftwood Avenue Townhouses next door, which are separate corporations.

Transit is the biggest change in years. The TTC opened Line 6 Finch West on 7 December 2025, an 18-stop light rail line along Finch Avenue with a stop at Driftwood, connecting east to Finch West station on Line 1 and west to Humber College. For an area that relied on buses, that is a real improvement. The panel on this page shows walking times.

York University is close, so expect students and staff in the rental market around you. If you are an owner-occupier, check the owner and renter mix in the panel and read the board minutes for how leasing and shared facilities are managed.

Over the longer term, a new rapid transit line tends to draw new investment to the streets around its stops. I would expect more development along Finch in the coming years, which can lift demand for the established complexes nearby but also brings construction and change to the corridor.

The outdoor pool and shared grounds

An outdoor pool in a 113-suite complex is a summer amenity families genuinely use, and it is one of the reasons people choose London Green over a high-rise. The gym, party room, barbecue permission and visitor parking round out a practical package.

The trade-off is cost. An outdoor pool needs staffing or monitoring, seasonal opening and closing, and eventually a rebuild of the tank, deck and equipment. In a corporation this size those costs fall on relatively few owners, so look closely at the recreation line in the budget and the pool items in the reserve fund study.

Pricing and fees

Only one suite was for sale when I prepared this review, so there is no meaningful asking range to report. I do not publish a single listing’s price or fee. Use the panel on this page for recent sold prices and per-square-foot figures across the corporation.

Older low-rise complexes in this part of North York usually sit at the affordable end of the Toronto market. The real question is the total monthly cost: the fee, property tax and whatever utilities you pay separately. Ask what the fee includes before you compare it with a newer building, because inclusions vary a lot between corporations of this age.

If you want a sense of what the most recent sales here achieved, my building sold report pulls the aggregate figures for you.

A shared outdoor pool, a gym and a party room give families real reasons to stay on site in summer. Check the pool season, the booking rules for the party room and the condition of the gym equipment when you view. Shared grounds like these are a big part of why buyers choose a low-rise over a tower.

Jatin’s honest take on London Green Condos

Who this building suits

Families and first-time buyers who want three bedrooms and a low-rise setting at an affordable price, and who value a pool and green space over a lobby and concierge. It also suits buyers who work or study at York University or along the Finch corridor and want to use Line 6.

What I’d want you to check

This corporation registered in 1970, so read the status certificate, the reserve fund study and at least two years of board minutes with care. Look for the age of the roofs, windows, plumbing and the garage, any planned major projects, and whether the corporation has discussed a special assessment. Confirm what the fee includes, what parking comes with the suite, and whether the windows and doors are your cost or the corporation’s.

The value question

For space per dollar, London Green is hard to match in the city, and Line 6 strengthens the location. The risk is an under-funded reserve in a very old corporation. If the documents show steady planning and a healthy reserve, I think it is a sound family purchase. If they show years of deferred work, the low price is not a bargain. Ask your lender early, too: some lenders look harder at very old corporations, and a clean status certificate makes financing smoother.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
