Renter-heavy building. Of 26 deals here in the last 24 months, 16 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Westwood Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Westwood Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Six-storey boutique condominium with precast cladding and a landscaped terrace (illustrative)
Quick answer

Westwood Condos at 8 Fieldway Road is a six-storey building of about 109 suites, developed by the Alterra Group and completed in 2014.

It is small, low, and genuinely well documented compared with most Etobicoke buildings — storey count and developer are confirmed by independent sources including UrbanToronto. But two databases publish suite size ranges for it that do not overlap at either end, and one of them prints a walking time to Islington station that cannot possibly be right. Details below.

The well-established facts

This is the rare Etobicoke building where several of the basics are corroborated across genuinely independent sources rather than a single database echoing itself.

Storeys 6 — confirmed by two listing databases, the UrbanToronto project database and an UrbanToronto news article
Developer Alterra Group of Companies — confirmed by UrbanToronto database and news, plus listing data
Completed 2014; one source gives a registration date of 10 November 2014 (single source)
Suites 109 — from listing databases only; UrbanToronto does not state a count
Corporation Reported as TSCC 2413 — single source, confirm it yourself

Worth noting: Alterra also has its name on Network Lofts at 2 Fieldway Road, a few doors away. Same developer, same short street, two very different buildings.

The amenities, from the better source

UrbanToronto’s database gives a floor-by-floor breakdown, which is more useful than a bulleted amenity list: ground floor holds the lobby, a furnished guest suite and a games room; the fourth floor holds a landscaped outdoor terrace, a party room with dining area and a fitness studio. A listings database adds a meeting room, catering kitchen, on-site laundry, storage and an outdoor patio, and notes barbecues are permitted.

For a 109-suite building, a fourth-floor terrace and party room is a sensible amount of amenity — enough to be useful, not so much that a small owner base is carrying an expensive facility.

The suite size problem

Two published ranges that cannot both be right

One database gives suite sizes of 510 to 948 square feet. Another gives 389 to 1,099 square feet. Those ranges do not overlap at either end — they disagree about both the smallest and the largest unit in the building.

Both are derived from listing history, not builder specifications. I am not going to publish a suite size range for Westwood, because I do not have one I trust. Measure the specific unit, or take the figure from the registered plan.

The “green design” language

UrbanToronto’s database entry says the building “emphasizes green and energy-efficient design principles.” That is developer marketing copy, and it is not a certification. I found no evidence of LEED or any other formal green certification for this building.

This distinction matters more than it sounds. Buyers sometimes pay a premium for “green” buildings on the assumption that it means lower operating costs or a certified standard. Efficient design language in a brochure carries no guarantee of either. If energy cost is part of your decision, ask what the suite’s actual heating and cooling system is and what the fee includes — that will tell you far more.

Two data quirks worth knowing

The walk time. One database states that Islington station is “only 1 minute walking distance” from this building. It prints the identical sentence for another building nearby that is nowhere near Islington station. It is a template artifact, not a measurement. Ignore it.

The second address. The same database maintains two separate pages for this building — one under 8 Fieldway Road and one under 8 Fieldway Road / 1222 Islington Avenue — with identical facts on both. It looks like a dual or secondary address for one property, which is common enough. I could not confirm it independently, so I flag it rather than assert it. If you are searching listings, search both.

What the architecture is

UrbanToronto’s coverage describes glazing and precast cladding on the south and west elevations. The architect is named as “El Richmond Architects Ltd.” in the project database and “Richmond Architects” in the news article — the same firm, inconsistently rendered.

The takeaway

Westwood is a small, competently built six-storey Alterra building on a street that is changing quickly, with an amenity package sized sensibly for 109 owners. The building facts are better sourced than most. Two things to ignore: the “1 minute to Islington” claim, which is a database glitch, and the “green design” language, which is marketing rather than certification. And do not rely on any published suite size range for this building — the two that exist contradict each other completely.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Frequently asked questions

How many units are in Westwood Condos at 8 Fieldway Road?

About 109, across six storeys. The storey count is well confirmed across independent sources; the unit count comes from listing databases only, as UrbanToronto does not publish one.

Who developed Westwood Condos?

The Alterra Group of Companies, confirmed by UrbanToronto’s database and news coverage as well as listing data. Alterra is also connected to Network Lofts at 2 Fieldway Road on the same street.

Is Westwood Condos LEED certified?

No source shows any LEED or formal green certification. One database describes “green and energy-efficient design principles,” but that is developer marketing language, not a certification, and should not be read as one.

How big are the suites at Westwood?

I will not publish a range. The two databases that give one disagree completely — 510 to 948 square feet versus 389 to 1,099 square feet — with no overlap at either end. Use the registered plan or measure the specific suite.

Is 8 Fieldway Road the same building as 1222 Islington Avenue?

It appears to be a dual or secondary address for the same property: one database keeps two pages with identical facts on both. I could not confirm this independently, so search both addresses when looking at listings.

How far is Westwood from Islington subway station?

No reliable source gives a verified walking time. Disregard the “1 minute” claim you may see — the same database prints that identical sentence for a different building that is not near the station.

How much do condos at Westwood Condos sell for?

Over the last 12 months the median resale at Westwood Condos was $500,000, across 4 sales. The typical unit sold in 27 days at about 94% of the asking price. That works out to roughly $791 per square foot.

How much is rent at Westwood Condos?

The median lease at Westwood Condos over the last 12 months was $2,325/mo, from 8 leases. Units typically leased in 16 days.

What does each unit type cost at Westwood Condos?

Over the last 24 months: One-bedrooms rented for $2,300/mo; One-bedroom-plus-dens sold for a median $490,000 and rented for $2,500/mo. Each median uses three or more deals.

Are prices at Westwood Condos up or down since 2022?

Down about 17%. The median sold price per square foot was $953 in 2022 and $791 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Westwood Condos offer an investor?

At a median price of $500,000 and a median rent of $2,325 a month, the gross yield is about 5.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Westwood Condos?

Mostly renters. Of the deals here in the last 24 months, 62% were leases and 38% were sales.

Can you Airbnb a unit at Westwood Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows 1 active short-term rental registration at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Westwood Condos had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Westwood Condos zoned for?

For TDSB public schools, the address is zoned for Norseman Junior Middle School (Elementary & middle, JK–8), Etobicoke Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

What is the Walk Score of Westwood Condos?

Which parks are near Westwood Condos?

Fairfield Park, Chestnut Hills Park, Greenfield Park are the closest green spaces.
