Living here

Renters, Airbnb and elevators at Islington Place

Do mostly owners or renters live here?

Leases 20%Sales 80%

Mostly owner-occupied. Of 5 deals here in the last 24 months, 1 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Islington Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Islington Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Late 1970s townhouse complex addressed off landscaped pedestrian walkways with lamp standards (illustrative)
Quick answer

Islington Place Townhouses (1978, 74 units, YCC 409), Thistle Down Terrace (1976, 64 units, YCC 262) and Richgrove Village (2011, 88 units, TSCC 2137) are three North Etobicoke townhouse corporations with homes considerably larger than the Toronto average.

Islington Place tops out around 1,900 square feet. Thistle Down Terrace is the only corporation in this whole area for which I found a genuine City of Toronto primary-source document. And “Richgrove Village” refers to at least three different properties — a trap worth knowing about before you search listings.

Islington Place Townhouses — YCC 409

Built 1978, 74 units, in Kingsview Village–The Westway near Dixon Road and Islington Avenue. GSA Property Management is named as manager by a single source.

Two things stand out. First, the homes are large: roughly 1,499 to 1,900 square feet, the biggest of any corporation in this group. Second, the addressing is unusual — the complex is addressed off pedestrian paths rather than streets: Maple Branch Path, Sweet Pea Path and Peach Tree Path. That is a distinctive late-1970s planned-complex layout where homes front onto landscaped walkways rather than roads.

It is charming to walk through and it has a practical consequence: check how the specific home is accessed, where its parking is relative to its front door, and how far you will carry groceries in February. Sources disagree on the Maple Branch Path address range (60–161 versus 93–161), which is a small thing but a reminder to verify the address on the agreement.

Thistle Down Terrace — YCC 262, and a rare primary source

Built 1976, 64 units, off Islington Avenue and Albion Road in Etobicoke North. One database explicitly states “Building Amenities Unavailable,” which I take at face value — I am not going to invent amenities for it.

A City of Toronto document actually names this corporation

A City of Toronto delegated approval form names “York Condominium Corporation No. 262,” references “York Condominium Plan 262,” locates it in Ward 01 – Etobicoke North near Islington Avenue and Albion Road, and carries an appendix headed “Thistledown Terrace Condominium.”

In 2016, the City entered a 180-day temporary licence agreement with the corporation to cross its common elements for access to a storm sewer replacement project, at a total cost of $2,460 including registration. The document was prepared 1 June 2016, tracking number 2016-110.

That is the only registry-adjacent, primary-source confirmation of a corporation number I found for any townhouse corporation in North Etobicoke. It is also a nice illustration of the sort of thing that quietly happens to a small corporation and never appears in any listing.

At YCC 262 and roughly fifty years old, this is one of the earlier registrations in Etobicoke North — numbering in the 200s dates to the mid-1970s.

Richgrove Village — and the name that means three things

The condominium corporation at 5–35 Richgrove Drive was registered on 10 August 2011, has 88 units, is reported as TSCC 2137, and has homes of roughly 1,004 to 1,397 square feet. Shiu Pong Management is named as manager by one source. No developer is named anywhere I looked. Amenities are minimal: visitor parking, security guard, parking garage, barbecues permitted.

Three different properties share this name

1. The condominium corporation at 5–35 Richgrove Drive — the one described above, and the only one you can buy a unit in.

2. Minto’s rental apartments at 7 and 21 Richgrove Drive, marketed as “Richgrove Village.”

3. A 20-storey, 225-unit Minto rental building at 610–620 Martin Grove Road, at the northwest corner of Martin Grove and Eglinton West, architect Rafael + Bigauskas, including seniors housing, affordable rental and market rental.

Numbers 2 and 3 are rentals. You cannot buy a unit in either. If a search result for “Richgrove Village” shows a 20-storey tower, that is not the condominium corporation.

What is unverified across all three

  • Developers — none named for any of the three. The Rafael + Bigauskas attribution belongs to the Minto rental tower, a different building entirely.
  • Architects — none named.
  • Storey counts — reported as “1” or “2” by databases whose storeys field is unreliable for townhouse corporations. Effectively unverified.
  • Suite sizes for Thistle Down Terrace.
  • Parking arrangements for Islington Place.
  • Corporation numbers — YCC 409 and TSCC 2137 come from a single listings database. Only YCC 262 is corroborated by a City document.

What I would check

  1. The declaration, especially for the two 1970s corporations, to understand what is unit and what is common element.
  2. The reserve fund study and its predecessors.
  3. Special assessment history, in writing.
  4. For Islington Place specifically: how the home is accessed from parking, given the pedestrian-path addressing.
  5. The corporation number, via the free Condominium Authority of Ontario registry search.

The takeaway

Three quiet corporations with homes larger than most Toronto condominium buyers ever see — Islington Place approaches 1,900 square feet. Thistle Down Terrace is the only one of them with a genuine City document behind its corporation number, which tells you how thin the public record is on properties like these. And before you search Richgrove Village, know that two of the three things carrying that name are rental buildings you cannot buy into.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

How big are the homes at Islington Place Townhouses?

Roughly 1,499 to 1,900 square feet — the largest of the North Etobicoke townhouse corporations in this group. The complex was built in 1978 and has 74 units, registered as YCC 409.

Why is Islington Place addressed off paths instead of streets?

It is a late-1970s planned-complex layout where homes front onto landscaped pedestrian walkways — Maple Branch Path, Sweet Pea Path and Peach Tree Path — rather than roads. Check how the specific home is reached from its parking before you buy.

Is there any official record confirming Thistle Down Terrace’s corporation number?

Yes. A City of Toronto delegated approval form names York Condominium Corporation No. 262 and York Condominium Plan 262, locates it near Islington Avenue and Albion Road, and includes an appendix headed “Thistledown Terrace Condominium.” It documents a 2016 temporary licence to cross the common elements for a storm sewer replacement project.

Can I buy a unit at Richgrove Village?

Only at the condominium corporation at 5–35 Richgrove Drive — 88 units, registered 10 August 2011, reported as TSCC 2137. The Minto buildings at 7 and 21 Richgrove Drive and the 20-storey building at 610–620 Martin Grove Road are rentals and share the name.

What amenities does Thistle Down Terrace have?

One database explicitly states that building amenities are unavailable. I take that at face value rather than inventing a list. It does name a bus stop at Thistle Down Boulevard and Barkwin Drive and notes Highway 409 access via Islington Avenue.

Why are storey counts unreliable for these corporations?

The listing databases that cover them report “1” or “2” storeys for complexes whose actual form contradicts that. Their storeys field is a data-model artifact for townhouse corporations rather than a measurement, so treat it as unverified.

What does each unit type cost at Islington Place?

Over the last 24 months: Two-bedrooms sold for a median $644,000. Each median uses three or more deals.

Do mostly owners or renters live at Islington Place?

Mostly owners. Of the deals here in the last 24 months, 20% were leases and 80% were sales.

Can you Airbnb a unit at Islington Place?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Islington Place had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Islington Place zoned for?

For TDSB public schools, the address is zoned for Parkfield Junior School (Elementary, JK–5), Dixon Grove Junior Middle School (Middle), Martingrove Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

What is the closest subway or GO station to Islington Place?

The nearest subway is Islington station (Line 2 Bloor–Danforth), 4.7 km away; the nearest GO station is Etobicoke North GO on the Kitchener line, 3.3 km; the closest bus is the 111 East Mall (TTC bus). Distances are straight-line from the building.

What is the Walk Score of Islington Place?

Walk Score 57, Transit Score 71 and Bike Score 54. A car or transit helps for most errands.

What restaurants and shops are near Islington Place?

Within about a 10-minute walk: Tim Hortons (Coffee).

Which parks are near Islington Place?

Martingrove Gardens Park, Princess Anne Park, Ravenscrest Park are the closest green spaces.
