Renters, Airbnb and elevators at 20 Hainford Street Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 20 Hainford Street Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 20 Hainford Street Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

20 Hainford Street is about as small as a condominium gets in Toronto: 20 townhomes, built in 1977, run by the owners themselves rather than a management company. In West Hill, near Lawrence Avenue East and Manse Road, that can mean a quiet, well-kept enclave with modest costs, or a corporation that depends heavily on a few volunteers. Knowing which one you are buying into is the whole job here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
20 Hainford Street Townhouses is a 20-home condominium townhouse complex at 20 Hainford Street in West Hill, Scarborough, Toronto, near Lawrence Avenue East and Manse Road. It was completed in 1977. The condominium corporation is YCC-363, registered on 21 November 1977, and condos.ca lists the corporation as self-managed. Listed amenities are a parking garage, barbecues and visitor parking. A published list of what the fee includes was not available.
20 Hainford Street Townhouses at a glance
Twenty homes and no management company
The feature that sets this complex apart is its size and how it is run. With only 20 homes, the corporation is listed as self-managed, which means the board of owners handles budgets, contractors, insurance renewals and record keeping instead of paying a professional manager.
Done well, self-management saves money and keeps decisions close to the people who live there. Boards in small complexes often know every roof and fence in the place, and they can move quickly on small repairs without a layer of management fees.
The risk is concentration. A handful of owners carry the workload, and when they move or step back, continuity can suffer. Before you buy, ask who is on the board, how long they have served, how records are kept, and whether the corporation has ever considered hiring a manager.
Buying a condo townhouse is different from buying a freehold. You get a board, a reserve fund and a status certificate, which protects you from a surprise roof bill on your own, but you accept rules on exterior changes, parking and the use of common areas. If you want full control of the outside of your home, a freehold is the better fit.
What a small corporation means for your costs
Every large expense in a condominium is shared among the owners. In a 160-home complex, a roof program is spread thin; in a 20-home complex, each owner carries roughly a twentieth of it. That makes the reserve fund study especially important here, because there are fewer people to absorb a shortfall.
I couldn’t find a published list of what the monthly fee includes, so don’t assume any utilities are bundled. Ask for the corporation’s current budget, the last two years of financial statements and the actual utility bills for the home you are considering.
Ontario’s Condominium Act applies to a 20-home corporation exactly as it does to a tower, including the requirement for a reserve fund and periodic reserve fund studies. Ask when the last study was completed and whether contributions have kept pace with it.
Make your offer conditional on a review of the status certificate, and give yourself enough days to read it properly. It will show the current fee, the reserve fund balance, any special assessment the board has approved and the corporation’s insurance coverage, and it is the best single document for comparing one old townhouse complex against another.

The homes and the parking
Condos.ca records these as ground-oriented townhomes and lists a parking garage among the features. In a complex this small, that may mean garages attached to individual homes rather than a shared underground structure, so confirm exactly what parking comes with any home you look at and whether it is owned or exclusive-use.
The home listed when I checked was a three-bedroom plan, which matches the family layout typical of 1970s Scarborough townhomes. Expect original details unless an owner has renovated, and check windows, the electrical panel and the furnace age on any walk-through.
Ask which exterior items the corporation maintains and which fall to you. In older townhouse declarations, owners are often responsible for things like windows, doors and fences, and that changes your long-term cost of ownership.
One point buyers often miss: the corporation’s insurance covers the common elements and the structures defined in the declaration, not your contents or the improvements owners have made. Ask your broker for a unit-owner policy that matches what the declaration leaves to you, and check the deductible owners are expected to carry.
If you might rent the home out later, read the declaration and rules for any leasing restrictions before you buy rather than after, and confirm what the corporation requires from owners who lease.
Living near Lawrence and Manse
Hainford Street sits just off Lawrence Avenue East near Manse Road, in the residential heart of West Hill. Kingston Road is less than a kilometre south, and Maystone Plaza is a short walk for everyday errands. The street itself is quiet and residential, which is a big part of the appeal.
This is an established, low-rise part of Scarborough, built out decades ago and largely made up of houses. Small condominium complexes like this one let buyers get into the neighbourhood for less than a freehold house would cost.
Guildwood GO Station is the closest rail link; the panel on this page shows the exact distance and the bus routes along Lawrence and Kingston Road. Most residents here will still rely on a car for larger shopping trips.
Pricing a home in a 20-home complex
With only 20 homes, listings here are rare, and there was not enough current activity for me to quote a meaningful asking range. That scarcity is normal for a complex this size, and it means each sale carries more weight as a comparable than it would in a large complex.
When pricing a home here, I would compare it with townhouse condominiums across West Hill and Guildwood and with nearby freehold semis, then adjust for the fee, the parking arrangement and the condition of the home.
My building sold report shows aggregate sales for this address, and I can pull a wider set of West Hill townhouse sales if you are serious about buying here.

Amenities at 20 Hainford Street Townhouses
There are no shared recreation facilities, so the fee goes to the grounds, the roads and the building envelope rather than to a pool or gym. For many buyers in a small complex, that simplicity is the appeal.
Jatin’s honest take on 20 Hainford Street Townhouses
Who this building suits
Buyers who want a quiet, low-key townhouse in an established West Hill neighbourhood and like the idea of knowing their neighbours. It also suits owners willing to take an interest in how the corporation is run, and perhaps serve on the board themselves one day.
What I’d want you to check
Self-management and small size raise the stakes on documents. Read the reserve fund study, the financial statements and the board minutes, and confirm the corporation carries proper insurance and keeps records the Condominium Act requires. Ask how parking works for the specific home, and review the status certificate for any planned exterior work.
The value question
A small, self-run complex can be excellent value when the board is capable and the reserve is healthy, because you avoid management fees and get a quiet setting. It can be expensive when a big repair lands on only 20 owners. Buy here if the paperwork is clean and you are comfortable with that risk.
