Living here
Renters, Airbnb and elevators at 2 Scarfair Pathway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 2 Scarfair Pathway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 2 Scarfair Pathway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses on Scarfair Pathway and the north end of Alford Crescent are a 1984 complex of 53 homes in Malvern, and the single most important fact about them is that the owners run it themselves. There is no management company on record. That can be the best-run kind of corporation in the city or the most fragile, and your job as a buyer is to find out which one this is. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
2 Scarfair Pathway Townhouses is a 53-home condominium townhouse complex covering 2 to 75 Scarfair Pathway and 87 to 91 Alford Crescent in Malvern East, Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Neilson Road and Sewells Road. It was built in 1984 and the condominium corporation is MTCC-652, registered on 9 November 1984. It is listed as self-managed. No developer or fee-inclusion list is recorded on condos.ca. Listed amenities are a parking garage and visitor parking.
2 Scarfair Pathway Townhouses at a glance
A complex its owners run themselves
Most Toronto condominium corporations hire a licensed management company to collect fees, run the books, hire contractors and prepare the paperwork. MTCC-652 is listed as self-managed, which means an elected board of owners, and whichever volunteers it can recruit, does that work instead.
Done well, self-management keeps fees down because there is no management contract to pay, and decisions are made by people who live with the results. Done badly, records go missing, reserve fund studies fall behind schedule, and a few tired volunteers carry the whole corporation.
So the questions here are different from a managed complex. Who prepares the financial statements, and are they audited? Who keeps the records, and how quickly can they produce a status certificate? Is there a plan for when long-serving board members step down? The answers tell you more about this complex than any listing photo.
Self-management also affects your lawyer’s work and your lender’s. A status certificate has to be produced within the legal deadline whoever runs the corporation, and some buyers find a volunteer board slower to respond. Order it early, read it with your lawyer, and treat a complete, well-organised package as a good sign about how the whole corporation is run.
Two corporations side by side on Alford Crescent
Alford Crescent is shared by two 1984 townhouse corporations registered about six weeks apart. MTCC-652 covers Scarfair Pathway and 87 to 91 Alford, and MTCC-656, the 125 Alford Crescent Townhouses, covers Frontier Pathway and 97 to 125 Alford. From the street they read as one neighbourhood.
Legally they are separate. Each has its own budget, reserve fund, board and rules, and the neighbouring corporation is listed with ICC Property Management rather than self-managed. That gives you a rare like-for-like comparison: two complexes of the same age on the same crescent, run two different ways.
If you are shopping here, look at both. Compare the fees, the reserve fund balance per home, and the major projects each has already completed. A difference between them is worth understanding before you choose a side of the crescent.

The homes: 1980s family townhouses with parking
Condos.ca records the complex as one storey, but that is a database convention for townhouses, not a description of the homes. Expect multi-level family townhouses of the mid-1980s type common across Malvern, and check the plan, bedroom count and basement of each home you view, because I could not find a recent listing description to confirm the layouts.
Condos.ca lists a parking garage and visitor parking. In complexes of this era, that usually means a garage attached to each home plus a space in front of it, but confirm exactly what parking comes with the home you are buying and whether it is owned or exclusive-use.
Homes of this age have usually been through at least one round of window, roof and furnace replacement. Ask which of those the corporation handled and which were left to owners, because that split affects both the fee and your own maintenance budget.
Malvern East’s daily reality
This is the quieter northeast corner of Malvern, a planned community laid out from the 1970s onward with crescents, pathways and green links rather than a street grid. The pathway addresses here are part of that design: homes face walkways and courts, with cars kept to the edges.
Malvern Town Centre is the local shopping hub, and it is also the planned eastern terminus of the City of Toronto’s Eglinton East LRT, an 18.6-kilometre line from Kennedy Station with 27 stops, passing UTSC on the way. It has no confirmed opening date, so I treat it as long-term upside.
Rouge National Urban Park, Canada’s first national urban park, lies to the east, and its trails are a short drive away. Highway 401 is reachable for commuters heading to Markham or downtown. The data panel on this page shows the transit, schools and parks around the complex.
Pricing with no active listings
There were no homes for sale or for rent here when I checked, so I cannot give you an asking range. In a 53-home complex that is not unusual. Use the sold data in the panel above, and read it alongside sales at the 125 Alford Crescent complex next door, which sells homes of the same age and type.
When you compare the two, look past the fee line. A self-managed complex can carry a lower fee simply because it pays no management contract, and that is a genuine saving. It can also be lower because contributions to the reserve fund have not kept pace, which is a cost deferred to the next owner.
Condition will matter more than anything else in the price. If you want a proper read on a specific home, my building sold report pulls the aggregates for you, and I am glad to walk through a status certificate with you on a call.

Amenities at 2 Scarfair Pathway Townhouses
There are no shared facilities beyond parking, which suits a self-managed corporation: fewer systems to run means fewer things for volunteers to manage. Your outdoor space is the pathway network and the parks around Malvern.
Jatin’s honest take on 2 Scarfair Pathway Townhouses
Who this building suits
Families who want a townhouse with parking in an established part of Malvern, and owners who are willing to take an interest in how their corporation is run. If you would happily serve on a board one day, a self-managed complex can be a good fit.
What I’d want you to check
Ask for the audited financial statements, the most recent reserve fund study and its date, and at least two years of board minutes. Confirm who handles day-to-day operations and records, and whether the corporation has insurance and contracts in place for snow, landscaping and repairs. For a 1984 complex, look closely at roofs, windows, paving and underground services in the reserve fund plan.
The value question
A well-run self-managed complex is often the best value in a neighbourhood, because none of the fee goes to a management contract. The catch is that you have to verify the governance yourself. If the paperwork is complete and the reserve fund is healthy, this is a sensible family purchase; if the records are thin, look next door or walk away.
