Living here
Renters, Airbnb and elevators at 2500 Bridletowne Circle Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 2500 Bridletowne Circle Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 2500 Bridletowne Circle Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2500 Bridletowne Circle is the small, quiet option on a ring road full of 23-storey towers. It is a 10-storey, 95-suite mid-rise from 1979, with suites of around 800 to 900 square feet and a fee that covers less than its neighbours’ fees do. That last point is the one most buyers get wrong when they compare buildings on Bridletowne Circle. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
2500 Bridletowne Circle Condos is a 10-storey, 95-suite mid-rise condominium at 2500 Bridletowne Circle in Scarborough’s L’Amoreaux neighbourhood, north of Finch Avenue East near Warden Avenue. It was built in 1979 by George Wimpey Canada, and the condominium corporation, YCC-449, was registered on 9 January 1979. Condos.ca lists Crossbridge Condominium Services as property manager. The maintenance fee covers common elements, building insurance, parking and water. Condos.ca records suite sizes of roughly 809 to 882 square feet.
2500 Bridletowne Circle Condos at a glance
A mid-rise of compact suites in a neighbourhood of towers
Most of the condominiums on Bridletowne Circle are big slab towers of 15 to 23 storeys. The City’s Finch Warden Revitalization Study describes exactly that pattern: a cluster of 15- to 23-storey apartment buildings around the Finch and Warden intersection, surrounded by low-rise houses.
At 10 storeys and 95 suites, this building is a different experience. Fewer neighbours means shorter elevator waits, quieter corridors and a board meeting where owners can actually know each other. It also means fewer owners sharing the cost of a new roof or elevator, which is the main trade-off with smaller buildings.
The builder, according to condos.ca, was George Wimpey Canada, the Canadian arm of the British homebuilder George Wimpey. The building’s amenities are modest and practical: a gym, sauna, recreation room, parking garage, visitor parking and a security system, according to condos.ca.
Condos.ca records suite sizes of about 809 to 882 square feet. That is small next to the 1,400-square-foot suites at the Bridletowne towers across the circle, but still larger than most new one- and two-bedroom suites in Scarborough.
Narrow size ranges usually mean a small number of repeated floor plans. That helps when you are pricing: two suites of the same plan, one renovated and one original, give you a clear read on what renovation adds.
If you are planning work, ask for the corporation’s renovation rules first. In buildings of this age, flooring changes often need sound-insulation approval, and electrical panels in original suites may need updating before an insurer is comfortable.
The fee covers less, and that matters
Here is the point I most want you to take away. According to condos.ca, the fee at 2500 Bridletowne Circle covers common elements, building insurance, parking and water. It does not list heat, hydro, air conditioning or cable.
Compare that with Bridletowne I and Bridletowne II, where the fee covers hydro, heat, air conditioning and cable as well. A lower fee here is not automatically cheaper living. You need to add your own utility bills back in before you compare.
Ask the listing agent for the suite’s last 12 months of hydro and heating bills, and find out how each suite is heated and cooled. In a building of this era, that can range from electric baseboard to individual heat pumps, and the running costs are very different.

What a 95-suite corporation means for you
Small corporations behave differently from big ones. With 95 owners, a single large repair can move the budget noticeably, and a handful of owners who fall behind on fees has a bigger effect on cash flow. On the positive side, decisions can be quicker, and owners who show up to the annual meeting can genuinely shape what happens.
That makes the paperwork more important here, not less. Read the last two years of board minutes, the most recent reserve fund study and the current budget together. You are looking for a reserve fund that keeps pace with the study’s plan, and a board that is getting ahead of major work rather than reacting to it.
Ask, too, how many suites are owner-occupied and how many are rented. The data panel on this page gives an overall picture, but the manager can tell you how stable the ownership base has been.
Daily life on Bridletowne Circle
Bridletowne Circle is a ring road around the Finch and Warden intersection, and Bridlewood Mall sits in the middle. The mall opened in 1975, and its anchors today include Metro, Yours Food Mart, Shoppers Drug Mart and Dollarama. The Toronto Public Library moved into a much larger space in the mall in 2024.
The City’s revitalization study calls Bridletowne Circle a key pedestrian route and recommends street trees and better crossings along it. Redevelopment of the mall has been proposed and approved in the past, but as far as I can find, nothing has been built. Transit, school and walkability details are in the data panel on this page.
For green space, the City’s study names L’Amoreaux North and South parks as the area’s largest and sees the former Finch hydro corridor as a future route for trails, cycling and community gardens. As with the mall, treat that as direction rather than a schedule.
Pricing context
Condos.ca puts the building average at about $408 per square foot. That is above Bridletowne I at about $303 and close to Bridletowne II at about $390, which surprises people until they look at the fees. A smaller fee that leaves utilities to the owner tends to support a higher price per square foot.
On a suite of 809 to 882 square feet, $408 per square foot points to purchase prices in the mid-$300,000s, though condition will move any given suite well above or below that. There is very little for sale here at any one time in a 95-suite building, so you may need to wait for the right suite.
With so few active listings, I would not rely on asking prices to set your offer. Look at aggregate sales over the past year instead; request my building sold report and I will send you the medians.

Amenities at 2500 Bridletowne Circle Condos
The amenity list is short: a gym, sauna and recreation room, with no pool. That keeps the shared cost base lower, which matters in a 95-suite building where every capital project is split among fewer owners.
Jatin’s honest take on 2500 Bridletowne Circle Condos
Who this building suits
First-time buyers and downsizers who want a smaller, quieter building rather than a 23-storey tower, and who are comfortable paying their own utilities in exchange for a leaner fee. It also suits people who want groceries, a pharmacy and a library at Bridlewood Mall within easy reach.
What I’d want you to check
This is a 1979 building with only 95 suites, so the reserve fund has fewer owners behind it. Read the reserve fund study for the timing of roof, window, elevator, balcony and garage work, and check board minutes for any discussion of special assessments. Get actual utility bills for the suite. Condos.ca flags a pet restriction; get the rule in writing. Confirm parking and locker details in the status certificate.
The value question
At about $408 per square foot, this is not the cheapest space on Bridletowne Circle, but it can be the cheapest to carry if your utility use is modest. If you want a smaller building and a lower fixed monthly fee, it is a sensible choice. If you want maximum square footage, look across the circle at the Bridletowne towers.
