Living here

Renters, Airbnb and elevators at 301 Bridletowne Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 301 Bridletowne Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 301 Bridletowne Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

301 Bridletowne Townhouses gives you something most older Scarborough townhouse complexes cannot: a mall, a grocery store and a library within walking distance of your front door. It was registered in 1973, it has 102 homes, and it sits inside Bridletowne Circle, an area the City has already planned around for the next couple of decades. The age is what you have to manage. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

301 Bridletowne Townhouses is a low-rise condominium townhouse complex at 50 to 301 Bridletowne Circle and 161 to 171 Collingsbrook Boulevard in the L’Amoreaux area of Scarborough, near Finch and Warden avenues. Condos.ca lists 102 units, a 1973 build year, and corporation YCC-113, registered on 17 October 1973. Larlyn Property Management is listed as the property manager. Listed amenities are a parking garage, visitor parking and permission for BBQs. Fee inclusions are not listed, so confirm them from the status certificate.

Townhouses inside the Bridlewood plan

Bridletowne Circle loops around the Bridlewood Mall area near Finch and Warden, and it is part of the larger Bridlewood community, which the Robert McClintock Company developed in the 1960s, according to Wikipedia. Bridlewood Mall, at 2900 Warden Avenue, opened in 1975 and sits at the centre of it.

The circle is a mix of housing types. There are apartment-style condo towers such as Skygarden and Newhaven, and several townhouse complexes, including 200 Bridletowne Circle Townhouses a short way along the same road. 301 Bridletowne is one of the townhouse communities, with homes on Bridletowne Circle and on Collingsbrook Boulevard.

When you look at a listing here, confirm which street the unit fronts, where its parking is, and how far it is from the mall entrance. Within one 102-unit complex, those details make a real difference to daily life.

What the City has planned around you

The City of Toronto’s Finch Warden Revitalization Study covers the lands within Bridletowne Circle as well as Finch and Warden. It sets a vision for the next 10 to 20 years: taller buildings of 12 to 23 storeys at key sites, mid-rise on most others, and low-rise townhouses as a transition next to existing homes. It also calls for wider sidewalks, street trees on Bridletowne Circle and new signalized crossings.

Specific proposals have come and gone. UrbanToronto reported in 2016 on a 12-storey, 242-unit proposal at the southwest corner of the mall property, replacing a strip plaza. An earlier 11-storey project at the north end of the mall, Celebration Condominiums, was shelved. Wikipedia notes that the City approved a mall redevelopment in 2010 but construction did not follow.

For an owner here, the practical reading is that change is likely over time but not imminent. New towers near a townhouse complex can bring shadow and construction disruption, and they can also bring better shops and streets. Keep an eye on applications for the mall site.

The mall on your doorstep

Bridlewood Mall still carries the everyday basics: a Metro grocery store, a Shoppers Drug Mart and a Dollarama, according to Wikipedia. The Toronto Public Library branch moved into a larger space in the mall in 2024, growing to about 20,000 square feet. For a family, that is a library you can walk the kids to.

The mall has changed over the years. It opened with big-box anchors such as Kmart and Towers, was redeveloped in 1998 and 1999, and today leans toward everyday shopping rather than destination retail. That suits a townhouse family well: the things you need weekly are close, and the bigger trips are a short drive away.

That walkability is the clearest difference between this complex and many other 1970s townhouse complexes in Scarborough, where almost every errand needs a car. Transit and walking details for this address are shown in the data panel on this page.

A 1973 corporation: what to examine

YCC-113 is an early York Condominium Corporation, so this complex is now more than fifty years old. Roofs, windows, exterior doors, cladding, walkways, private roads, drainage and the parking garage have all reached at least one replacement cycle. Ask which have been done, how they were paid for, and what is scheduled next.

Condos.ca lists a parking garage. If that is a shared underground structure rather than garages attached to each home, the waterproofing membrane and concrete are among the most expensive items a corporation can face. Ask how parking is laid out, how many spaces come with each unit, and when it was last repaired.

Larlyn Property Management is listed as the manager. Ask them for the current budget, the latest reserve fund study and the last two years of board minutes before your conditions come off.

I would also ask how many units are rented rather than owner-occupied, and whether board seats are filled at each annual meeting. In a complex of about a hundred homes, engaged owners make a visible difference to how well the place is kept.

What 301 Bridletowne Townhouses costs

When I checked, two units were for sale. Asking prices across those listings ran from $699,000 to $748,000, and monthly fees ran from about $703 to $739. Two listings is a small sample, so treat that as a snapshot rather than a market value.

Condos.ca does not publish square footage or a price per square foot for this complex, so I cannot give you a per-square-foot comparison with nearby apartment condos. The more useful comparison is with other townhouse complexes on Bridletowne Circle and with freehold homes in L’Amoreaux.

A fee in the low $700s is on the higher side for an older Scarborough townhouse complex, but it means nothing until you know what it includes and how much goes into the reserve each year. A higher fee that is building a healthy reserve can be better value than a low fee that is not. For recorded sales rather than asking prices, I can pull them through my building sold report.

Jatin’s honest take on 301 Bridletowne Townhouses

Who this building suits

Families who want a townhouse and value being able to walk to groceries, a pharmacy and a library. It also suits older buyers who want stairs-and-a-front-door living without depending on a car for every errand, and first-time buyers looking for a family-sized home below freehold prices.

What I’d want you to check

Read the reserve fund study with roofs, windows, doors, roads and the parking garage in mind, and ask how recent projects were funded. Find out what the fee includes so you can judge whether the low-$700s level is fair. In homes from 1973, ask about the electrical system, including any original aluminum branch wiring, because insurers will ask. Watch for development applications on the Bridlewood Mall site, and if your unit backs onto the mall lands, think about how a future mid-rise or tower next door would affect light and privacy. I could not find pet or rental rules, so read the declaration, by-laws and rules in the status certificate.

The value question

The walkable mall is the real value here, and it is something buyers in many older townhouse complexes nearby do not get. If the reserve fund is healthy and the major components have been renewed, I think this is a sensible family purchase in L’Amoreaux. If big projects are ahead with a thin reserve, factor them into your offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
