Living here
Renters, Airbnb and elevators at 94 George Henry Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 94 George Henry Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 94 George Henry Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 86 to 112 George Henry Boulevard are one of the oldest condominium communities in Toronto, registered in 1970 as York Condominium Corporation 11. That age is why they offer a three-bedroom townhouse with an outdoor pool for much less than almost anything else near Don Mills and Sheppard. It is also why the paperwork matters more here than the paint. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
94 George Henry Townhouses is a condominium townhouse community of 110 homes at 86 to 112 George Henry Boulevard in the Henry Farm neighbourhood of North York, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built in 1970, and the condominium corporation is YCC-11, registered on 9 January 1970. Condos.ca lists Wilson Blanchard as the manager. Condos.ca lists common elements and building insurance as included in the maintenance fee, and the complex has an outdoor pool.
94 George Henry Townhouses at a glance
One of Toronto’s first condominiums
Ontario’s first condominium law dates from the late 1960s, and a corporation number as low as YCC-11 puts this complex among the very first registered in the old York County area. When it was built, the condominium townhouse was a new idea: family homes with shared grounds and shared costs, sold to owners rather than rented.
The neighbourhood was new at the same time. Henry Farm takes its name from George Stewart Henry, who owned the farm here and sold it in 1958; the land was built out as a subdivision between about 1964 and 1972. The street carries his name, and St. Matthew the Apostle Oriole Anglican Church, dedicated in 1970, stands a few doors along at 80 George Henry Boulevard.
So this is a first-generation community in a first-generation suburb. That shapes everything about it, from the layouts to the age of the infrastructure under the ground.
Family-size homes, 1970 style
The home for sale when I checked was a three-bedroom, and three-bedroom plans are typical of townhouse complexes from this era. They were designed for families, with separate living and dining rooms, bedrooms upstairs and, often, a basement.
Expect 1970s proportions: smaller kitchens and bathrooms than a new townhouse, closed layouts and modest closets. Many owners have renovated over the last 50 years, so condition ranges widely, and two homes with the same floor plan can be worth very different amounts.
Condos.ca does not publish a size range for the complex. Get the floor plan for any home you are considering, and have it measured if size is central to the price.
Renovations in an older complex come with their own question: who approved them? Changes that touch exterior walls, windows, plumbing stacks or structure often need the board’s written consent. Ask the seller for any alteration agreements, and have your lawyer check that the work was approved before you take it on.

A thin fee inclusion list
Condos.ca lists only common elements and building insurance as included in the fee. Heat, hydro and water are not on the list, so plan to carry those yourself, as you would in a freehold house. Parking is also not listed, so confirm how parking works for the home you are buying.
In a 1970 complex, the fee is mainly paying for the grounds, the pool and, most importantly, the reserve fund that will pay for roofs, windows, paving and underground services. A fee that looks high for a townhouse can be perfectly reasonable if the reserve fund is healthy, and a fee that looks low can be a warning sign.
Ask the manager for the last several years of fee increases and the current reserve fund plan before you compare this fee with a newer complex.
The pool deserves its own line in your review. An outdoor pool means lifeguarding or supervision rules, seasonal opening and closing, water and chemical costs and, eventually, resurfacing or replacement. Look for it in the reserve fund study and see when the next major spend is planned.
Henry Farm, Don Mills and Sheppard
Henry Farm sits between Don Mills Road and Highway 404, with Sheppard Avenue to the north and Highway 401 to the south. It is mostly low-density housing, and George Henry Boulevard is quiet by North York standards.
The big draw is what is around it. Don Mills Station, the eastern end of Line 4 Sheppard, and Fairview Mall are nearby, and the 401, 404 and Don Valley Parkway meet just to the south. For a commuter by car, it is hard to find a more central spot in North York.
Fairview Mall covers most errands in one trip, from groceries to the library branch and a cinema, and the Don Valley trails are close for walking and cycling. For a family that drives, daily life here is easy.
The area around Fairview Mall and Parkway Forest is also densifying. In 2024, UrbanToronto reported a revised plan for a 35-storey tower at 123 Parkway Forest Drive, just south of the mall. Expect more towers and more construction in this part of the neighbourhood over the next decade. Transit, school and walkability details are in the data panel on this page.
Pricing: an older complex, priced like one
With only one home listed for sale when I checked, there is no active range to quote, and condos.ca does not publish a price per square foot for this complex. That is normal for older townhouse communities, where the listed square footage on each home is often approximate.
The broader point is that a three-bedroom condo townhouse in a 1970 complex here costs a fraction of a detached house in the same neighbourhood. That gap is the reason buyers look here. Part of it reflects the age of the homes and part reflects the costs that come with an older corporation.
To price a specific home, compare sold homes in YCC-11 over the last year with the same plan and similar condition. You can ask me for that analysis on the building sold report page.

Amenities at 94 George Henry Townhouses
The outdoor pool is the standout, and it is unusual to find one in a townhouse complex at this price point. It is a real summer amenity for families, and it is also a cost line in the budget and the reserve fund.
Jatin’s honest take on 94 George Henry Townhouses
Who this building suits
Families and first-time buyers who need three bedrooms near Don Mills and Sheppard and cannot stretch to a freehold house. It also suits car commuters, because the 401, 404 and Don Valley Parkway are close. Buyers who want a pool in summer without the upkeep of one in their own backyard will appreciate the shared outdoor pool.
What I’d want you to check
At more than 55 years old, this complex has been through several cycles of major repairs, and more are coming. Read the reserve fund study, the status certificate and the last year of board minutes, and look for what has been replaced recently, including roofs, windows, plumbing and the pool. Ask whether any special assessment has been levied or discussed. Confirm how parking is assigned and what the fee does not cover, and get a full home inspection that includes the electrical panel and plumbing.
The value question
The value here is real if the corporation is well run. You get a family-size townhouse and a pool in a central location for much less than a house nearby. The risk is an underfunded reserve passing big repair bills to owners, which is why I would treat the reserve fund study as the most important document in the deal.
