Six North Etobicoke Townhome Corporations: Where the Public Data Is Worst

Six townhome condominium corporations across Willowridge, Rexdale and Thistletown. Between them they have the worst public data of anything I have researched in Etobicoke — missing corporation numbers, contradictory unit counts, placeholder dates and, at three of the six, no published fee inclusions at all.

Two genuinely useful findings came out of measuring them, and neither appears on any listing: 40 Rexdale Boulevard is 19 minutes from Etobicoke North GO, the best rail access in north Etobicoke. And Thistle Down Terrace is the only building here within a plausible walk of the Finch West LRT.

The transit findings the listings miss

Routed 24 August 2026 on the OpenStreetMap pedestrian network with the OSRM walking profile, testing twelve subway stations and three GO stations per building rather than assuming.

40 Rexdale Boulevard is the standout. Nineteen minutes on foot to Etobicoke North GO is a genuine, usable rail commute — the only walkable GO connection I found anywhere in north Etobicoke. It also has the longest subway walk of the entire group at nearly two hours, which tells you exactly what kind of commute this address is built for.

Thistle Down Terrace has the other advantage nobody mentions. The Rowntree Mills stop on the Finch West LRT measured 1,678 metres, 22.4 minutes. That is the only building in this whole north Etobicoke set within a plausible walk of Line 6, and its own listing page says nothing about it.

The Classics has the shortest subway walk of the six at 57 minutes to Royal York — which is still not walkable, but it is the closest anything in this group gets. It is also the only one whose nearest GO is Weston rather than Etobicoke North.

A marketing claim about a station that does not exist yet

A listing at 138 Widdicombe Hill Boulevard describes the home as just steps away from the future site of the LRT.

Read that carefully. “Future site” means it is not open. Measured today, the nearest rapid transit a resident can actually board is Kipling subway at 5,285 metres — a 70.5-minute walk.

Being near a future station may well turn out to be valuable. But it is a bet on a construction schedule, not an amenity you can use, and the difference matters if you are paying for it now. Not one of these corporation numbers is independently corroborated. Four rest on a single database. 40 Rexdale gets partial support from an unusual direction — a 2007 court decision names York Condominium Corporation No. 478 alongside a Rexdale entity, which at least ties the number to the place.

Widdicombe & Eglinton has no corporation number at all, and its published registration date is 1 January 2018 — a January-first value with no corporation attached to it, which is the shape of a placeholder rather than a date. I am publishing neither. Its developer is given as Fernbrook Homes in narrative text only.

One more oddity worth flagging: the databases disagree about which neighbourhood Widdicombe & Eglinton is even in. One places it in Princess–Rosethorn; OpenStreetMap puts Pony Farm Drive in Willowridge–Martingrove–Richview. I cannot resolve it, and it matters if you are comparing against neighbourhood-level data.

130–142 Widdicombe Hill contradicts itself three ways

This is the worst record of the six, and the contradictions are all on a single page:

  • Units: the key facts block says 135. The narrative on the same page says 100.
  • Storeys: that database says two. A listing for a unit in the complex describes a three-storey stacked townhouse with a private rooftop terrace.
  • Address range: the title says 130–142; the narrative says 130–140; live listings exist at 138, 140 and 142.

And the unit numbers make the storey question worse rather than better: listings carry unit numbers 620, 621, 701, 711, 716 and 723. Those fit neither a two-storey nor a three-storey building on any ordinary floor-numbering convention, which suggests the units are block-numbered instead — but no source says so.

What I can tell you: the corporation registered in February 2016, no developer or manager is published, and no fee inclusion list exists. One listing showed a monthly fee of $380 on a 1,200–1,399 square foot unit, which is a single data point, not a rate.

What townhome corporations actually ask of you

The thin data here is not an accident. Townhome corporations trade less often, so the listing databases know less about them, and they carry fewer of the fields those databases are built around.

Three things matter more in a townhome corporation than in a tower:

  • Low fees are not automatically good. There is no elevator, no pool, no mechanical plant — so the fee is naturally lower. But the corporation still owns roofs, envelopes, paving and drainage, and those arrive as large lumpy costs rather than steady ones. A corporation that has not yet faced its first roof cycle has not yet been tested.
  • Find out what is yours and what is the corporation’s. In stacked and street townhomes the boundary varies enormously between corporations — windows, doors, decks, the patch of grass out front. It is in the declaration, not the listing.
  • Ground entry versus stacked matters for noise, accessibility and resale, and the databases frequently do not record which you are buying.

On all six of these, the status certificate and the declaration are not extra diligence — they are the only reliable source of information that exists. The corporation must provide the certificate within 10 days of a written request, for a fee capped at $100 including HST under Ontario’s Condominium Act.

Not verified for any of the six: a maintenance fee rate per square foot, any twelve-month value change, and any sales count. No source states co-operative status for any of them, and I am not inferring condominium tenure from that silence. The Classics also carries a published suite range of 2,309 to 2,310 square feet across 44 units — a one-square-foot spread, which is a data artifact rather than a range, and a third address at 189 La Rose Avenue appears in listings without explanation.

Which north Etobicoke condo is closest to a GO station?

40 Rexdale Boulevard Townhouses, at 1,452 metres and 19.4 minutes to Etobicoke North GO. That is the shortest GO walk of any building I measured in north Etobicoke, and the only one that is genuinely walkable. Its subway distance is the opposite extreme — Islington station measured 114.6 minutes, the longest of the group.

Is any north Etobicoke condo near the Finch West LRT?

Thistle Down Terrace is the only one, at 1,678 metres and 22.4 minutes on foot to the Rowntree Mills stop on Line 6. That is a real and useful advantage, and its own listing page does not mention it. Every other building I measured in north Etobicoke is well over 45 minutes from an LRT stop.

Why is a Widdicombe Hill listing describing “steps” to an LRT?

Because it is describing a future site, not a service. A listing at 138 Widdicombe Hill Boulevard says the home is just steps from the future site of the LRT. Measured today, the nearest open rapid transit station is Kipling subway at 5,285 metres — a 70.5-minute walk. Proximity to a construction site is not proximity to transit, and you cannot commute on a station that has not opened.

How many units are at 130–142 Widdicombe Hill Boulevard?

Unknown, and the source contradicts itself on one page: its key facts block says 135 units and its own narrative says 100. The storey count is also disputed — that database says two storeys, while a listing for a unit in the complex describes a three-storey stacked townhouse with a private rooftop terrace. And unit numbers in the 600s and 700s fit neither figure. I am publishing none of it.

What do the fees include at these townhome corporations?

At three of the six — 130–142 Widdicombe Hill, 40 Rexdale Boulevard and Thistle Down Terrace — no inclusion list is published at all. That means no data, not “nothing is included”. The Classics and Richgrove Village both publish common element, building insurance and parking. Widdicombe & Eglinton publishes common element, building insurance and water. No fee rate per square foot is published for any of the six.

Which of these has a corporation number I can rely on?

None of the six is independently corroborated. The Classics (MTCC 1181), Richgrove Village (TSCC 2137), 130–142 Widdicombe (TSCC 2508) and Thistle Down Terrace (YCC 262) each rest on a single source. 40 Rexdale Boulevard (YCC 478) has partial support from a 2007 court decision naming that corporation alongside a Rexdale entity. And Widdicombe & Eglinton has no published corporation number at all.
