Living here
Renters, Airbnb and elevators at Bloor West Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Bloor West Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bloor West Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bloor West Lofts is the building I show people who say they want a house on Bloor but have a condo budget. It is not a tower and not really a loft conversion: it is 24 three-storey suites built in 2002 along a private lane called Dekoven Mews, with parking in the fee and a rooftop deck program that matters more than the name suggests. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bloor West Lofts is a three-storey, 24-suite condominium at 1396–1400 Bloor Street West and 39–43 Dekoven Mews in the Junction–Wallace Emerson area of Toronto, between Dundas Street West and Lansdowne Avenue. It was built in 2002 by Garden Park Homes and registered on 13 February 2002 as TSCC-1426. Property management is listed as Cape Property Management. Maintenance fees include common elements, building insurance and parking.
Bloor West Lofts at a glance
A townhouse complex wearing a loft name
The word loft sets the wrong expectation here. There are no exposed timber beams or old factory brick. What you get is a 2002 low-rise complex of 24 suites over three storeys, most of them laid out vertically like a townhouse, with their own front doors off Dekoven Mews rather than off a shared corridor.
That format is the whole appeal. You climb your own stairs, you have no elevator to wait for, and you share walls with far fewer neighbours than in a slab building. The trade is the stairs themselves: living spaces spread over several floors are a poor fit for anyone with mobility concerns or a plan to age in place.
Garden Park Homes built it, and the complex has had more than twenty years to settle. That means mature trees and a known track record, but also original components that are now due for attention.
Layouts, terraces and how big these suites really are
Suites run from roughly 769 to 1,235 square feet. On a stacked or vertical plan that square footage is split across levels, so a unit that sounds generous on paper can feel tighter room by room than a single-floor condo of the same size. Walk it and count the usable rooms, not the total.
The rooftop deck is listed among the building’s features, and in my experience it is the detail buyers fall for. A private outdoor room above the street is rare at this price point on Bloor. Before you fall too hard, confirm who is responsible for the roof membrane and deck surface under the declaration, because on a complex like this that answer drives future costs.
Some suites also have direct access to their parking from inside the unit. Ask the listing agent exactly which arrangement comes with the suite you are viewing, since it varies across a mews complex.

Fees that include your parking
The fee here covers common elements, building insurance and parking. Heat, hydro and water are not on the included list, so budget for your own utilities on top. With no pool, gym or concierge to fund, the fee is buying you grounds, roofs, the lane and insurance rather than amenities.
That is a sensible structure for a 24-unit building, but small corporations have a weakness: there are only 24 owners to split any large repair. One roof or paving project can move the reserve fund a lot. Read the most recent reserve fund study and the last two years of board minutes before you firm up.
Small buildings also run on volunteers. A board drawn from 24 owners is closer to a neighbourhood committee than a corporate board, which can be a strength when owners are engaged and a risk when nobody wants the job. Ask how long the current directors have served and how often the board meets.
The other line to watch is snow and lane upkeep. A private mews has to be cleared, lit and resurfaced by the corporation rather than the City, and those costs land in the fee. It is worth asking how the last winter contract was priced.
Living at Bloor and Lansdowne day to day
This stretch of Bloor West sits between the Junction Triangle and the Dovercourt and Bloordale pockets to the east. It is a working main street with cafés, bakeries and everyday shops rather than a polished strip, and the lane setting keeps the suites a step back from the traffic noise on Bloor itself.
The block is changing. A 20-storey proposal from KingSett Capital, designed by BDP Quadrangle, has been filed for 1425 Bloor Street West nearby, part of a wider wave of mid-rise and tower applications along this corridor. If you are buying for views, sun or a quiet street, look up what is proposed around you before you commit.
Transit, schools and Walk Score are covered in the data panel on this page, so I won’t repeat them here. The practical point is that you are on a subway-served stretch of Bloor while living in what feels like a small residential enclave.
What Bloor West Lofts costs per square foot
The building has averaged about $1,005 per square foot recently. For a 2002 low-rise with no amenities that sounds rich, but you are paying for ground-oriented living, a private entrance, outdoor space and included parking, which compete with freehold townhouses rather than with tower condos.
There were no active listings when I last checked, which is normal for a 24-unit building where owners tend to stay put. Low turnover also means few comparables, so lean on the sales history in the data panel and on recent sales of similar stacked townhouses nearby rather than one or two data points.
When a suite does come up, price it as a townhouse, not as a condo. The buyers who compete for these units are often the same people looking at freehold rows in the Junction Triangle, and they will pay for a private entrance and a deck in a way tower buyers will not.
If you want an aggregate read on what has actually traded here recently, my building sold report pulls it together without exposing anyone’s individual sale.

Amenities at Bloor West Lofts
There is no gym, party room or concierge here, and that is by design for a 24-suite complex. The amenities that matter are private: outdoor space, BBQ permission and your own front door.
Jatin’s honest take on Bloor West Lofts
Who this building suits
Couples and small families who want a townhouse feel on Bloor without the price of a freehold, and owners who would rather have a rooftop deck than a gym. It also suits people who dislike elevators and long corridors and want a little distance from the street.
What I’d want you to check
This is a 2002 low-rise, so the big items are the roofs, the decks, windows and the lane surface. Read the reserve fund study, ask about any recent or planned roofing or paving work, and confirm in the declaration what you as an owner maintain versus what the corporation maintains. Check the parking arrangement for the specific suite, and walk every level so you know the stairs work for you.
The value question
At around $1,005 per square foot with parking in the fee, the value depends on what you compare it to. Against a newer tower condo it looks expensive; against a freehold townhouse in the Junction Triangle or Dovercourt it can look sensible, because you get the ground-oriented layout without maintaining a whole house. If the reserve fund is healthy, I think it is a fair price for a format that rarely comes up on Bloor.
