Living here
Renters, Airbnb and elevators at Bloor Walk Residences
Do mostly owners or renters live here?
Mix of owners and renters. Of 10 deals here in the last 24 months, 5 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Bloor Walk Residences?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bloor Walk Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bloor Walk Residences is the low-key building on Hayden Street that most buyers confuse with the taller Bloor Walk tower at 100 Hayden. It is a nine-storey, 69-suite brick-and-glass building that Philmor Group completed around 1999, a block south of Bloor near Church Street. It is small, it is quiet, and it prices well below the towers around it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bloor Walk Residences is a nine-storey, 69-suite condominium at 99 Hayden Street, a block south of Bloor Street East near Church Street in the Church-Wellesley area of downtown Toronto. It was developed by Philmor Group, and the condominium corporation, MTCC-1257, was registered on 28 March 1999. Maple Ridge Community Management is listed as manager. Maintenance fees include common elements, building insurance, parking and water. Suites run from about 559 to 982 square feet.
Bloor Walk Residences at a glance
Not the Bloor Walk tower at 100 Hayden
The name causes confusion, so start here. Philmor Group built two buildings on Hayden Street with the Bloor Walk name. This one, at 99 Hayden, is the earlier, smaller mid-rise. The Bloor Walk tower at 100 Hayden is a separate, much taller condominium Philmor completed in the mid-2000s, with its own corporation, amenities and fees.
Make sure every comparable sale, fee figure and amenity you are shown actually belongs to 99 Hayden. Listing sites mix the two up, and the tower’s pool and concierge are not part of this building.
The two buildings were also built in different eras. The tower at 100 Hayden was completed in the mid-2000s, and sources disagree on its height, giving it as either 18 or 22 storeys. Either way, its prices and fees reflect a newer, larger building with a different amenity package, so a comparable from 100 Hayden can mislead you in either direction.
Even the build year needs care. One listing summary says the building dates from 1990, but the condominium was registered in March 1999 and condos.ca gives 1999 as the build year. I treat 1999 as correct, and you can confirm it from the status certificate.
A brick-and-glass mid-rise with 69 suites
At nine storeys and 69 suites, this is one of the smaller condominiums in the Yonge and Bloor area. The exterior mixes brick, stone and glass, and at nine storeys it is a mid-rise rather than a tower, so it reads at street level more like an apartment building than a condo landmark.
Small buildings have a different feel. You see the same faces in the lobby and elevator, move-in days are rare, and the board represents few enough owners that you can actually attend a meeting and be heard. The trade-off is fewer sales each year and less depth to spread repair costs.
Inside, suites have been described with warm hardwood tones, though finishes in a building of this age depend on each owner’s renovations. One oddity: at least one recent listing used a suite number in the 1000s, which does not obviously match a nine-storey count. That may be a numbering convention, but confirm the floor count and your suite’s level from the registered plan.

One-bedrooms to just under 1,000 square feet
Suites run from about 559 to 982 square feet. That puts even the smallest suite well above a typical studio, so the building suits owner-occupiers more than micro-suite investors.
The sources I found do not publish the full mix of plans, so ask the listing agent for the floor plan and the bedroom count rather than assuming from the square footage. At the time of writing a one-bedroom in the 500-square-foot range was the only suite listed for sale, which is a reminder that you may wait for the layout you want.
Pay attention to exposure as well. On a short side street, a lower suite facing Hayden looks straight across at its neighbours, so ask which way a suite faces and visit in daylight before you decide.
Hayden Street day to day
Hayden Street is a quiet street a block south of Bloor, and this end of it is close to Church Street. You are a short walk from the Bloor Street East shops and offices, the Church-Wellesley Village to the south and the Yonge and Bloor intersection to the west. The automatic panel on this page covers transit, schools and walkability.
The bigger change nearby is at Yonge and Bloor. The former Hudson’s Bay store at 2 Bloor Street East closed in 2022, and in April 2026 Brookfield Properties applied to convert its upper floors to self-storage and renovate the ground floor as retail. It was undecided at the time of writing.
Because Hayden Street is short and residential, there is little at your door. Groceries and errands mean a few minutes’ walk to Church, Bloor or Yonge, which most buyers here are happy to trade for a quiet night.
What Bloor Walk Residences costs, and what the fee covers
condos.ca puts the building average at about $676 per square foot. That is one of the lower figures this close to Yonge and Bloor, and it reflects the building’s age, its modest amenities and its side-street position. You are buying location and a reasonable suite size at a discount to the newer towers nearby.
Maintenance fees include common elements, building insurance, parking and water. Heat, hydro and air conditioning are not on the inclusion list, so budget for them separately. Parking in the fee is a genuine advantage here, but confirm that your suite actually comes with a space and a locker. When you compare with a newer tower, remember that its fee may include heat while yours does not, and that a separate parking charge there is already covered here.
With only one suite listed for sale at the time of writing, there was no range of asking prices to report. Supply in a 69-suite building is thin, and good suites can go quickly. For aggregate recent sales, see my building sold report.

Amenities at Bloor Walk Residences
The amenity package is small but useful: a rooftop deck for summer evenings, a gym, a party room and a meeting room. There is no pool or full-time concierge listed, which keeps the fee down and suits people who use the neighbourhood rather than the building for the rest.
Jatin’s honest take on Bloor Walk Residences
Who this building suits
Owner-occupiers who want a real one-bedroom or two-bedroom a block from Bloor without living in a large tower, buyers who like small buildings where neighbours know each other, and anyone who wants parking included in the fee in this part of town. It also suits buyers moving up from a studio who want more space for the same budget.
What I’d want you to check
Make sure every document, including the status certificate and reserve fund study, is for 99 Hayden and not the Bloor Walk tower at 100 Hayden. Confirm the build year, the floor count and your suite’s level from the condominium plan. At about 27 years old, the building is due for work on windows, the roof deck, the garage membrane and mechanical systems, so read the reserve fund study closely. condos.ca lists a pet restriction, so check the rules if you have a pet, and confirm the rental rules if you plan to lease.
The value question
At around $676 per square foot with parking and water in the fee, Bloor Walk Residences is one of the more affordable ways to own a full-sized suite this close to Yonge and Bloor. You give up a pool and a concierge and gain quiet, space and a lower price. If the reserve fund is healthy, I think it is a sound buy for a five-plus-year owner.
