Leases 20%Sales 80%

Mostly owner-occupied. Of 5 deals here in the last 24 months, 1 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Blythwood?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Blythwood

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Blythwood is what Bayview Avenue buyers mean when they say they want a condo that feels like a house. It is a nine-storey, 120-suite building in the Huntington enclave by Concert Properties and Tridel, with large suites and a pool most Bayview mid-rises do not have. It is also expensive per square foot, and the public records about it do not fully agree, so you should know both before you pay. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Blythwood is a nine-storey condominium with 120 suites on Bayview Avenue just south of Lawrence Avenue, in the Bridle Path-Sunnybrook-York Mills neighbourhood on the edge of Lawrence Park. Condos.ca lists it at 1900 Bayview, while UrbanToronto lists it at 1888 Bayview. It was developed by Concert Properties with Tridel and designed by Kirkor Architects, and condos.ca lists the corporation as TSCC-2650, registered on 20 April 2018, managed by Del Property Management. Maintenance fees include common elements, air conditioning, building insurance and water.

Two developers, one classic building

Blythwood was marketed as Blythwood at Huntington and built as a joint venture between Concert Properties, the Vancouver-based developer, and Tridel, one of Toronto’s largest condominium builders. Condos.ca lists only Concert, while UrbanToronto lists both Concert and Tridel, with Tridel’s construction arm Deltera also on the builder list. Either way, these are established names with long track records.

The architect is Kirkor Architects and Planners, and the interiors were by U31 with Andrea Kantelberg Design. UrbanToronto describes the building as classically styled, which matches what you see from Bayview: a masonry-led nine-storey form that fits a street of large houses and institutional grounds better than a glass tower would.

The address needs care. UrbanToronto lists Blythwood at 1888 Bayview Avenue and lists The Sherwood, the second building in the same Huntington enclave, at 1900 Bayview. Condos.ca pairs the Blythwood name with 1900 Bayview and TSCC-2650. Before you firm up, make sure the address, legal description and corporation number in the agreement and the status certificate all refer to the same building.

Suites sized for people leaving houses

When Blythwood launched in 2013, UrbanToronto reported suites from about 795 square feet for a one-bedroom-plus-den up to roughly 2,265 square feet, with the project database later citing up to about 2,467 square feet. Condos.ca shows a range of roughly 1,124 to 4,180 square feet, and UrbanToronto describes The Sherwood next door as offering residences up to about 3,000 square feet. The sources do not line up neatly, so measure the actual suite and ask for its floor plan.

The launch specification listed 9-foot ceilings, hardwood floors, porcelain tile and stainless steel Energy Star appliances. Many owners in a building like this will have upgraded, so finishes vary from suite to suite more than they would in a downtown tower.

The buyer profile is mostly downsizers from Lawrence Park, Leaside and the Bridle Path who want the room sizes of a house, a single floor and staff in the lobby. That shapes the building’s culture: quieter, owner-occupied and slow to turn over.

Bayview at the ravine

The marketing leaned on views of the Sherwood Park Ravine and, from upper floors, toward the downtown skyline. Sherwood Park is one of the larger ravine parks in midtown, and living beside it means trees on one side rather than another tower. Ask which direction the suite faces, because a ravine view and a Bayview Avenue view are different products.

Bayview here is a road of large houses, schools and private grounds rather than a shopping street. Most residents drive for errands, to Bayview’s retail stretches toward Leaside or over to Yonge Street. The panel on this page sets out the transit options.

The Huntington enclave holds two buildings: Blythwood and The Sherwood, which UrbanToronto describes as the second residential building on the site, set beside the Sherwood Park Ravine. Mid-rise condominium projects have continued to arrive along Bayview, and that pipeline is worth watching, both for what it adds to the street and for the new supply competing for the same downsizer buyers.

What the fee does and does not cover

Condos.ca lists common elements, air conditioning, building insurance and water in the fee. Heat and hydro are not listed, so expect to pay those yourself, and ask the seller for a year of utility bills.

In a building with a pool, steam room, guest suites and 24-hour concierge, a good share of the fee pays for staff and amenity upkeep. That is fine if you use them. A pool is also one of the most expensive things a corporation maintains, so look at its line in the budget and in the reserve fund study.

Large suites change the fee arithmetic as well. Fees are usually set by each suite’s share of the common elements, so a 2,000-square-foot home pays far more each month than a one-bedroom-plus-den in the same building. Ask for the exact fee and the suite’s percentage interest, then add your own heat and hydro to see the true monthly cost.

About $1,222 a square foot

Condos.ca puts the building average at about $1,222 per square foot. That is a premium for a resale building outside downtown, and it reflects the developers, the Bayview address, the ravine setting and the large suites. Few buildings in this pocket offer 2,000-square-foot plans with full amenities.

There were no suites listed for sale or rent when I checked in October 2026, which is common for a 120-suite, owner-occupied building. Thin listings mean pricing leans on the sales shown in the panel on this page, and on comparisons with other Bayview and Yonge mid-rises of similar age.

On large suites, price per square foot can mislead. A 2,500-square-foot suite usually trades at a lower rate than a 1,200-square-foot one in the same building, so compare like with like, and adjust for exposure, ravine views, parking and terraces.

If you are coming from a house, also price what you are leaving behind: no roof, snow or garden to manage, and staff on site. For many downsizers on Bayview, that is the real comparison.

Amenities at Blythwood

24-hour conciergeSwimming poolHot tubSteam roomFitness centreWeight and yoga studiosParty roomDining roomGuest suites

For a nine-storey building, this is a full package: a pool with a hot tub and steam room, fitness, weight and yoga studios, a party room and dining room for entertaining, guest suites for visiting family, and 24-hour concierge. For downsizers who are giving up a house, the guest suites and dining room often matter more than the gym.

Jatin’s honest take on Blythwood

Who this building suits

Downsizers who want house-sized rooms, a quiet owner-occupied building and a lobby with staff, without leaving the Bayview and Lawrence Park area. It also suits buyers who swim or want a pool without a club membership.

What I’d want you to check

Start with the paperwork: confirm the address, legal description and corporation number, given that UrbanToronto lists Blythwood at 1888 Bayview and The Sherwood at 1900 Bayview. The corporation registered in 2018, so it is past the warranty period for most items; ask whether a performance audit was completed and whether anything from it is still open. Read the reserve fund study with a close eye on the pool and mechanical systems, confirm heat and hydro costs, and check parking and locker allocations for the suite.

The value question

At about $1,222 a square foot you are paying for quality builders, size and setting rather than finding a bargain. I think the value case rests on the suite: a well-exposed plan with ravine views and parking holds its value, while a compromised layout facing traffic is harder to resell. Measure, compare against other Bayview mid-rises, and book a call if you want help reading the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
