Living here
Renters, Airbnb and elevators at The Chedington II
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Chedington II?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Chedington II
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Chedington II is a building for people who are selling a large house and want to keep most of the space. Every one of its 31 suites is above 2,000 square feet, it has a pool, a sauna and a gym, and the fee covers heat, cooling and parking. It is the larger-suite half of a pair on a private lane off Bayview, and I think it is the easier of the two to understand. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Chedington II is a 9-storey, 31-suite condominium at 2 Chedington Place in North York’s Bridle Path-Sunnybrook-York Mills neighbourhood, just off Bayview Avenue. It was developed by Edifice Estates and completed in 1998. The condominium corporation is MTCC-1178, registered on 15 January 1998, and condos.ca lists Crossbridge Condominium Services as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.
The Chedington II at a glance
The second half of a matched pair
Edifice Estates built two condominiums on Chedington Place. The first, at number 1, was finished in 1995. This one followed in 1998, and Alloway describes the pair together: classic European styling, landscaped gardens, secured parking and a full set of shared-style amenities.
Despite the shared look, they are separate corporations. Number 2 is MTCC-1178, with its own board, budget and reserve fund, and condos.ca lists a different manager here, Crossbridge Condominium Services, than at number 1. If you are choosing between the two, compare the corporations, not just the suites.
With 31 suites over nine floors, there are only three or four homes per floor. That is the defining experience of the building: private corridors, a calm lobby and very little waiting for an elevator.
Suites that start where most condos stop
Condos.ca lists suite sizes from about 2,130 to 5,268 square feet. There is no small suite in this building, and that sets it apart from its sister at number 1, where plans start just above 900 square feet.
A 2,130-square-foot plan is already larger than many semi-detached houses in Toronto, and the top of the range is the size of a substantial detached home. These are suites that take a full dining table, a proper home office and a guest room without compromise.
Large suites change how resale works. The buyer pool is mostly downsizers and families relocating from big houses nearby, and they take their time. If you might need to sell on a schedule, allow for a longer marketing period than you would in a tower with hundreds of one-bedrooms.
In a 1998 building, ask what each owner has changed since. Kitchens and bathrooms from the late 1990s are often redone in suites like these, and a renovated suite and an original one can sit at very different prices within the same building.

A fee that covers the big costs
Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included. For a suite above 2,000 square feet, having heat and cooling bundled in removes two of the largest monthly bills, and parking being in the fee removes another.
That is a fuller list than condos.ca shows for number 1, which names only common elements, heat and water. When you compare the two buildings, add back what each one leaves out. A higher quoted fee here may be close to even once you account for cooling and parking at the neighbour.
Condos.ca lists pets as permitted here, while number 1 shows a pet restriction. I have not seen either building’s rules, so read the declaration and rules before relying on either label.
Daily life on a lane off Bayview
This is a drive-to-everything address. Bayview Avenue carries you to shops, the subway and Highway 401, and the panel beside this review shows the nearest transit and parks. Most owners here keep a car, which is why bundled parking is worth more than it looks.
What you get in return is the setting. Alloway points to the ravine and parkland around the two buildings, and the lane itself is quiet. A security guard, an enter-phone system and a security system are listed, which suits owners who leave for long stretches.
The small scale also shapes governance. With 31 owners, a single resident can make a real difference on the board, and decisions about large repairs are made by people who live down the hall. Ask how often the board meets, whether there are vacancies, and how recent fee increases were explained to owners.
What the per-foot number tells you, and what it does not
Condos.ca puts the average at about $923 per square foot. That is a useful anchor, but in a building where suites run from about 2,100 to 5,300 square feet, a per-foot average blends very different homes. The largest suites usually trade at a lower per-foot figure than the smaller ones, and condition matters more than size.
One suite was listed for sale when I checked. One listing is not a range, so I am not quoting its asking price or fee here. With heat, cooling and parking included, though, expect a fee that reads high next to a typical condo and makes more sense next to the cost of running a house.
Hydro is the one large utility not on the condos.ca inclusion list, so budget for it separately. On a suite this size, that bill and the property tax are the two costs that sit outside the fee, and both are worth asking the seller about.
The 12-month trading data in the panel on this page is the best starting point. For anything more precise, ask me for a building sold report that compares recent sales at both Chedington buildings by size.

Amenities at The Chedington II
A pool, sauna and gym shared by only 31 households means you rarely share any of them. The flip side is that a small corporation pays the full cost of maintaining that pool, so its condition belongs on your due-diligence list.
Jatin’s honest take on The Chedington II
Who this building suits
Downsizers from large homes in the Bridle Path, Lawrence Park, Leaside and York Mills who want to keep real space, and who value a pool and security over a busy amenity floor. It also suits owners who travel, since a guarded building is easier to leave than a detached house.
What I’d want you to check
At 1998, the building is at the age where windows, the roof, elevators, the garage membrane and the pool systems come up in the reserve fund plan. Read the reserve fund study and the last two years of board minutes, and ask whether any large project or fee change is planned. Confirm the pet rules and whether each suite comes with one parking space or more.
The value question
At about $923 per square foot with heat, cooling and parking included, this compares well with buying a detached house nearby and paying to run it. You give up a backyard and new construction, and you gain service and a building with a long, readable history. For a buyer staying five years or more, I think it is a sound choice if the reserve fund is healthy. If it is not, a large suite next door at number 1 may be worth a look, and comparing the two corporations side by side is the fastest way to see which one is better run.
