Living here
Renters, Airbnb and elevators at One Post Road
Do mostly owners or renters live here?
Mix of owners and renters. Of 6 deals here in the last 24 months, 3 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at One Post Road?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about One Post Road
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

One Post Road is the condo for people who want to stay on the Bridle Path. It is a five-storey, 42-suite building from 2001, designed to look like one of the mansions around it, with suites that start above 1,500 square feet, valet parking and an indoor pool. It is also priced well above most North York condos per square foot, so the value question is real. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
One Post Road is a 5-storey, 42-suite condominium at 1 Post Road in North York’s Bridle Path-Sunnybrook-York Mills neighbourhood. It was completed in 2001; condos.ca lists Invar Building Corporation as developer, while its own overview names Costain Limited. The condominium corporation is MTCC-1381, registered on 4 July 2001, and condos.ca lists Crossbridge Condominium Services as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.
One Post Road at a glance
A condo built to look like a Bridle Path estate
Post Road is one of the best-known streets on the Bridle Path, lined with some of the largest private homes in Toronto. One Post Road was designed to sit among them without looking out of place. Toronto Life describes it as château-inspired, with landscaped grounds, a manicured garden and a winding driveway, and Post City noted how neatly it blends in with the mansions around it.
The building is only five storeys, so from the street it reads as a large house rather than a condo. That is the whole idea: an owner gets the address, the setting and the privacy of the street without running a 10,000-square-foot home.
One point I could not settle. Condos.ca lists Invar Building Corporation as the developer, but the same page’s overview names Costain Limited. I am showing both rather than picking one. If the builder matters to you, the declaration in the status certificate will name the original declarant.
Suites from about 1,500 to 4,400 square feet
Condos.ca lists suite sizes from about 1,515 to 4,435 square feet. There is no small suite in the building. Even the entry plans are larger than many two-bedroom houses, and the top of the range is the size of a full family home.
With 42 suites over five floors, there are eight or nine homes per floor. Some suites have ceilings around 10 feet, according to Toronto Life’s description of one of them, but I would not assume that applies everywhere. Confirm ceiling height in the suite you are considering.
In a 2001 building, condition varies a lot by suite. Many owners at this level renovate, so ask for the history of the kitchen, bathrooms and any structural or plumbing changes, and whether the corporation approved them.
Large suites also change resale. Buyers for suites this size are a small, patient group, mostly downsizers from large homes nearby. If you might need to sell on a deadline, build a longer marketing period into your plan.

A full-service fee
Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included. Hydro is the main cost not on that list. For a suite of 2,000 square feet or more, having heating and cooling in the fee removes two large bills.
The fee also pays for service. Condos.ca lists a concierge and a security guard, and Toronto Life adds valet parking and a car wash. Staffing is often one of the largest lines in a luxury condo budget, so a high fee here is partly the cost of having people on site around the clock.
Condos.ca lists a pet restriction. I have not seen the rules, so read the declaration and rules before you buy if you have pets.
Living at Bayview and Post Road
This is a car-based address. Bayview Avenue gives you access to shops, the subway and Highway 401, and the panel beside this review shows the nearest transit and parks. With valet parking and parking in the fee, the building is designed around owners who drive.
The street itself is quiet, private and green, and that is what you are paying for. Neighbours are estate homes, not other towers, and the estate-lot character of the Bridle Path is what keeps it that way.
Security is the other daily reality. Condos.ca lists a security guard and a security system as well as the concierge, so deliveries, trades and visitors are handled at the door. For an owner who spends winters away, that is often the reason to choose this building over keeping a house on the same street.
What $1,037 per square foot buys you
Condos.ca puts the building average at about $1,037 per square foot. That is high for a building from 2001, and it reflects the street more than the age of the building. Few condos in Toronto can offer a Bridle Path address at all.
With suites from about 1,500 to 4,400 square feet, a building-wide average blends very different homes, and condition moves individual suites well above or below it. One suite was listed for sale when I checked; one listing is not a range, so I am not quoting its asking price or fee.
Expect the monthly fee to read high next to an ordinary condo. With heat, cooling, parking and a staffed front desk in it, the fair comparison is not another building’s fee but the cost of heating, cooling, insuring and securing a large house nearby. Run that comparison honestly before you decide the fee is the problem.
For real numbers, start with the 12-month trading data in the panel on this page, and ask me for a building sold report that compares recent sales by size and floor. In a 42-suite building, the last three or four comparable sales tell you more than any average.

Amenities at One Post Road
The amenity list is built around service rather than social space: valet parking, a concierge, security staff, a pool and a sauna. With only 42 households, you will rarely share the pool or gym with more than one or two people. A car wash on site is a small thing that owners of expensive cars notice every week.
Jatin’s honest take on One Post Road
Who this building suits
Owners leaving large homes on the Bridle Path and in York Mills who want to stay on the street, keep 2,000 square feet or more, and hand off security, snow and maintenance. It also suits buyers who travel for months at a time and want a staffed building to come home to.
What I’d want you to check
At 2001, the building is at the age where its roof, windows, elevators, garage membrane and pool systems come into the reserve fund plan, and a 42-suite corporation spreads those costs over few owners. Read the reserve fund study and recent board minutes, confirm the parking spaces and locker with the suite, check the pet rules, and verify the developer in the declaration if it matters to you. Finally, ask how the valet and concierge staff are contracted, because a change in that contract shows up directly in your fee.
The value question
At about $1,037 per square foot, you are paying for the Bridle Path, not for a new building. Compared with owning and staffing an estate home nearby, that can be good value. Compared with a newer full-service condo elsewhere in North York, it is a premium you pay for the street, and you should be clear that the street is what you want.
