Renters, Airbnb and elevators at Castle View Terrace
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Castle View Terrace?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Castle View Terrace
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Castle View Terrace is the closest most people will get to living across the street from Casa Loma. It is a group of nine condominium townhomes from 2002 at Spadina Road and Austin Terrace, with the main living space on the top floor and roof terraces that look at the castle and the treetops. It is also self-managed, which is the single most important thing to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Castle View Terrace is a nine-unit low-rise condominium at 272-284 Spadina Road, 2 Austin Terrace and 1 Castle View Avenue in the Casa Loma area of midtown Toronto. It was built in 2002. The condominium corporation is TSCC-1433, registered 25 April 2002, and the corporation is listed as self-managed. Maintenance fees include parking, water, building insurance and common elements.
Castle View Terrace at a glance
Townhomes built upside down
The homes here are three-storey condominium townhouses, and at least some of them were planned in reverse. A Globe and Mail feature on one of the Spadina Road units described bedrooms on the lower two floors and the kitchen and great room on the third, with a Juliet balcony, a corner fireplace and a roof terrace above.
The logic is the view. Put the living room at the top and you look over the trees and across to Casa Loma and its stable tower rather than at the street. On the right unit, it is a view that no condo tower in midtown can reproduce, because it depends on being low and close rather than high and far.
The cost of that plan is stairs. You carry groceries up to the kitchen, every day. One Toronto Life listing in the row described a private elevator, and an agent quoted in The Globe noted an elevator could be added to another, so ask whether the unit you are considering has one or has room for one.
What the records say, and where they disagree
The public data on this complex is thin, and some of it conflicts. Condos.ca describes it as a four-plex with a retained façade and lists a single floor and one suite size of about 2,420 sq ft, while the Globe feature described a three-storey unit of about 1,800 sq ft of living space plus a roof terrace of roughly 400 sq ft.
Both can be true in parts: unit sizes almost certainly vary across nine homes on several addresses. But it means you cannot rely on a database to tell you what you are buying. Get the floor plans, the registered survey and the declaration, and measure the rooms yourself.
Parking is underground, which is unusual for a townhouse group this small and a genuine advantage on a residential street like this one.
The same applies to outdoor space. The roof terraces are the best feature of these homes and also the part most exposed to weather. Ask who is responsible for the terrace surface and the membrane beneath it, the owner or the corporation, because the answer decides who pays when it needs replacing.

Nine owners, no manager
With nine units and no property management company on record, the owners run the corporation themselves. In a well-run small group that keeps fees low and decisions quick, and you get to know every neighbour.
In a less organized group it means nobody’s job is to chase contractors, collect quotes, maintain the reserve fund study or keep proper records. Insurance, the underground garage, roofs and the roof terraces are all shared responsibilities, and each one costs real money split nine ways.
Before you buy, find out who does the bookkeeping, who holds the records, how often the board meets and when the reserve fund study was last updated. A self-managed corporation that can answer those questions quickly is a good sign. One that cannot is a reason to slow down.
Living at the top of the Baldwin Steps
The location is the reason to be here. The complex sits at the corner of Spadina Road and Austin Terrace, by the top of the Baldwin Steps, which run down the old lake bluff toward Davenport. Casa Loma and Spadina Museum are across the road, and Sir Winston Churchill Park is a short walk away.
This is a quiet residential pocket rather than a shopping street. For groceries, restaurants and daily errands you are heading down the steps to Davenport and Dupont, or up to St. Clair. Casa Loma’s events and summer visitors also bring traffic to the street on some evenings and weekends.
Transit, schools and Walk Score are shown in the data panel on this page.
Pricing a nine-unit complex
There is no reliable building average price per square foot to quote here, and with nine units and rare sales I would not trust one if there were. Each sale is its own event, shaped by the size of the home, the condition and whether it has the elevator and the best view.
The right comparables are other small condominium townhouse groups in the area and freehold row houses and semis nearby. For context, Castle Terrace on Davenport, a 16-unit townhome group from 1998, shows an average of about $799 per square foot, and Churchill Park at 336 Spadina Road, a 2011 condominium, about $1,246. Neither is a direct match, but they frame the range buyers are weighing.
One unit was listed for sale when I checked, which is not enough to quote an asking range. On fees, ask for the current budget and compare it with what the reserve fund study says the complex needs. In a self-managed group, a low fee can simply mean deferred work.
For the recorded sales history, ask me for the building sold report.

Amenities at Castle View Terrace
There is no lobby or gym here; the amenities are your own roof terrace, an underground parking space and the neighbourhood itself. Condos.ca lists a sauna and security features, which you should confirm on a visit. Think of it as owning a house where someone else shares the roof bill, not as condo living in the usual sense.
Jatin’s honest take on Castle View Terrace
Who this building suits
Buyers who want a townhouse with a view and a midtown address but do not want to own the roof and the driveway alone. It suits couples and downsizers comfortable with stairs, or with the budget to choose a unit with an elevator, who value quiet and outlook over walkable shopping.
What I’d want you to check
Everything about governance: who manages the books, how current the reserve fund study is, what is planned for the roofs, terraces and garage, and how the nine owners make decisions. Confirm the actual floor plan and size of the unit, whether it has or can take an elevator, the parking space and storage, and the pet and rental rules in the declaration. At over twenty years old, roof membranes and terrace waterproofing are the items I would look at first.
The value question
Value here is about scarcity. There are very few ways to live this close to Casa Loma in a home with a roof terrace and underground parking, and nine units rarely come up. I think the right unit is worth a premium over a comparable condo, but only if the corporation’s records stand up. If they do not, the view will not make up for it.
