Living here
Renters, Airbnb and elevators at Eleven Christie
Do mostly owners or renters live here?
Renter-heavy building. Of 9 deals here in the last 24 months, 6 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Eleven Christie?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Eleven Christie
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eleven Christie is a building I suggest to buyers who want to live across from a big park on Bloor West without paying Annex prices. It is a seven-storey, 61-suite brick mid-rise from 2010, facing Christie Pits, with a fee that covers heat, air conditioning and parking. It is also a plain building with few amenities, and you should know that going in. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Eleven Christie is a seven-storey condominium of 61 suites at 11 Christie Street, Toronto M6G 3B1, just north of Bloor Street West and across the street from Christie Pits park. It is listed in the Annex area of midtown Toronto. It was developed by Lux Group and completed in 2010. The condominium corporation is TSCC-2116, registered on 1 November 2010. Recorded suite sizes run from about 409 to 1,443 square feet. Property management is listed as GPM Property Management. Maintenance fees include air conditioning, common elements, heat, building insurance, parking and water.
Eleven Christie at a glance
The park is the amenity
The defining fact about this building is what is across the road. Christie Pits is one of the larger parks in this part of the city, with sports fields, a pool, a hill for sledding and summer baseball. For an owner here, that is your backyard, and it is the reason I would choose this building over a similar mid-rise on a busier block.
The building itself is modest: a seven-storey brick mid-rise with 61 suites. It does not try to compete with the amenity towers downtown. What it gives you is a small, quiet building on a residential stretch of Christie Street, a short walk from the shops and restaurants on Bloor.
Technically, the address is listed in the Annex, but this corner sits closer to Christie Pits and Seaton Village in character. It feels more like a west-end neighbourhood than the Victorian Annex streets east of Bathurst, and its prices reflect that.
Suites from small one-bedrooms to family size
Recorded suite sizes run from about 409 square feet to roughly 1,443 square feet. That is a wide range for a 61-suite building. It means you will find compact one-bedrooms aimed at first-time buyers and investors alongside two-bedroom and larger suites that work for couples and small families.
Listings in the building describe open-concept living and dining areas, granite counters and stainless steel appliances, with some suites noting higher ceilings in the main living space. At 15 years old, finishes vary from original to fully renovated, so compare suites on condition, not just size.
If you can, look at suites facing the park. A view over Christie Pits is the kind of feature that makes a suite easier to sell later, and it is not something a new building nearby can copy. Confirm the exposure on the floor plan rather than relying on the listing photos.
For investors, the small one-bedrooms are the obvious choice, and the location near Bloor helps with tenant demand. Be realistic, though: the fee per square foot on a 400-square-foot suite is high, and you will be competing with newer one-bedrooms along Bloor when you lease. Run the rent against the full fee and property tax before you commit.

What the fee covers
The fee here is inclusive: air conditioning, common elements, heat, building insurance, parking and water. In practice, hydro for lighting and appliances is your main utility bill. That matters when you compare this building with a newer one where heating and cooling are on your own meter.
Parking is listed as included, but not every suite has a space, and at least one recent listing showed no locker. Check the status certificate for exactly what is attached to the suite you are buying, because in a small building there are very few spare spaces to rent or buy later.
The amenity list is short: a party room, a meeting room, a rooftop terrace with a barbecue, bike storage and visitor parking. There is no gym or pool, which keeps the shared costs down. With the Christie Pits pool and fields across the street, I do not think most owners miss them.
Living on the Bloor and Christie corner
Day to day, you are a few minutes’ walk from Bloor Street West, with its cafés, restaurants and grocery shops, and the stretch of Bloor through Koreatown to the east. Dupont and the Annex are a longer walk north and east. This is a part of the city where many people manage without a car.
The park also shapes the street. Summer evenings and weekends bring ball games and crowds to Christie Pits, and that energy is part of the appeal. If you work from home and want silence, visit on a busy summer weekend before you buy.
A building this small is shaped by what happens on the blocks around it, and main streets like Bloor are where new mid-rise projects tend to land. Check the City of Toronto development map for applications near Christie and Bloor before you buy. The data panel on this page covers transit, schools, Walk Score and nearby parks.
Below Annex prices, with an inclusive fee
The building averages about $851 per square foot. That is a meaningful discount to the boutique buildings in the core Annex and Yorkville, and you get a park view and an inclusive fee in return. You are giving up a big amenity package and new-build finishes.
Listings are infrequent in a 61-suite building, and at the time of writing there was only one suite for sale, so I cannot quote a fair range of asking prices or fees. When suites do come up, expect one-bedrooms to be priced for first-time buyers and the larger two-bedroom suites to trade less often.
When you compare fees, remember that heat, air conditioning and parking are already in this one. A newer building with a lower fee may cost the same once you add those back. My building sold report shows what has actually sold here.

Amenities at Eleven Christie
This is a basic package, but the rooftop terrace and bike storage are the two things owners here actually use. With Christie Pits across the street for exercise and outdoor space, a gym in the building would mainly add to the fee.
Jatin’s honest take on Eleven Christie
Who this building suits
First-time buyers who want a real neighbourhood and a park view near Bloor, couples moving out of a rental in the area, and small households who use the park and walk or cycle everywhere. The larger suites suit families who want condo living without leaving the west-central neighbourhoods.
What I’d want you to check
At around 15 years old, the building is past its warranty period and moving into the window where windows, the roof, the garage membrane and heating and cooling equipment need planning. Because heat and air conditioning are in the fee, the corporation carries that equipment, so read the reserve fund study for it. Check whether parking and a locker come with the suite, the pet restriction in the rules, any leasing rules if you are an investor, and recent board minutes.
The value question
At about $851 per square foot with heat, air conditioning and parking included, I think Eleven Christie is good value for what it offers: a small, quiet building on a great park. It will not impress anyone who wants a concierge and a gym. For a buyer who plans to live here and values the location over the lobby, it is one of the more sensible buys on this stretch of Bloor.
