Living here
Renters, Airbnb and elevators at Dynasty Tower
Do mostly owners or renters live here?
Mix of owners and renters. Of 24 deals here in the last 24 months, 11 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Dynasty Tower?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Dynasty Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Dynasty Tower is one of the older condominiums on the Yonge Street strip near Finch, and it prices like it. Suites start at about 1,083 square feet, the fee covers hydro as well as heat and cooling, and there is an indoor pool and a squash court. At an average near $562 per square foot it is one of the cheaper ways into real space on Yonge, but a 1988 building asks more homework of you. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Dynasty Tower is a 15-storey, 168-suite condominium at 5460 Yonge Street in North York’s Willowdale West area, just south of Finch Avenue, within the wider Willowdale, Yonge & Sheppard, Bayview Village and North York Centre market. It was built in 1988 by Dynasty Executive Suites. The condominium corporation is MTCC-792, registered on 25 August 1988, and Integrity Property Management is listed as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.
Dynasty Tower at a glance
A 1988 building on a street that has grown up around it
When Dynasty Tower was registered in 1988, Yonge Street north of Sheppard was a long way from the wall of towers it is today. The building is 15 storeys with 168 suites, and it now sits among much taller and newer neighbours along the strip between North York Centre and Finch.
Condos.ca lists the builder as Dynasty Executive Suites. I could not find a reliable account of the company’s other work, so I am not going to describe its reputation. At 38 years, what matters far more than who built it is how the corporation has maintained and reinvested in it since.
Age has one clear benefit here. The building has a long operating history, a long run of budgets and a series of reserve fund studies that you can read. With a new building you are trusting a forecast; with this one you can see what has actually been spent, and how well past boards planned ahead.
Suites from 1,083 to 1,362 square feet
Condos.ca lists suites from about 1,083 to 1,362 square feet. That is a narrow range, and every plan in it is larger than a typical new two-bedroom on Yonge Street. Even a one-bedroom-plus-den here can be the size of a new two-bedroom-plus-den.
Late-1980s plans tend to give you separate rooms, a proper dining area, generous closets and a real kitchen, rather than an open kitchen along one wall. If you have lived in a house, that will feel familiar. If you want an open plan, budget for renovation, and check the rules on what alterations need board approval.
The narrow size range also makes comparing suites easy. Floor height, exposure, renovation level and whether the parking spot is convenient will move the price more than square footage does.
Parking is in the fee, according to condos.ca, which is worth confirming for any suite you look at: ask how many spaces come with it, whether they are owned or exclusive-use, and whether a locker is included. In older buildings these details vary from suite to suite, and the status certificate is where you will find the answer.

A fee that covers almost everything
Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water in the fee. That is close to an all-in housing cost: apart from property tax, internet and contents insurance, you have very few other bills.
That makes the fee look high next to a newer building, and it should be compared carefully. A new tower quoting a lower fee usually has you paying your own hydro, often your own heating and cooling, and sometimes a separate charge for parking. Add those back before you decide which is cheaper.
Bulk hydro has a downside. Every owner pays a share of the building’s electricity regardless of how much they use, and the fee rises when energy costs rise. Ask how the fee has changed over the last five years and whether suite metering has ever been discussed by the board.
Pool, squash and the Yonge-Finch location
An indoor pool, a sauna and a squash court are not things you find in most newer buildings on this stretch, where amenity space tends to go to gyms and party rooms. A security guard is also listed. For someone who swims or plays squash, those are real, daily reasons to choose this building.
The location is the other draw. Yonge Street gives you shops, restaurants and services along the strip, and Finch station is the northern end of Line 1 today. Metrolinx’s Yonge North Subway Extension will run about eight kilometres north from Finch with five new stations, and early upgrades at Finch station were completed in 2023. There is no opening date yet, and it is due after the Ontario Line. The panel beside this review shows the walking and transit details. For owners, a longer subway line should make this stretch of Yonge more central over time, not less.
What a large suite here costs per square foot
Condos.ca puts Dynasty Tower’s average at about $562 per square foot. That is low for Yonge Street in North York, and it reflects three things: the building’s age, the larger suite sizes, and buyers pricing in future capital costs.
At that average, a suite at the small end of the size range works out to roughly $600,000, and one at the top of the range to roughly $765,000. Those are illustrations from the building average, not quotes for a specific suite, and condition will move any one suite well above or below them.
One suite was listed for sale and one for lease when I checked, which is too few to quote a range. For a better sense of what has actually sold here, use the sold data in the panel, or request my building sold report.

Amenities at Dynasty Tower
The indoor pool, sauna and squash court are the heart of the amenity package, and they are uncommon on this part of Yonge. They are also expensive to run and rebuild in a 168-suite building, so check how the reserve fund plans for them.
Jatin’s honest take on Dynasty Tower
Who this building suits
Dynasty Tower suits buyers who want a large suite on Yonge Street near the subway at a per-foot price well below newer buildings, and who are comfortable with an older building. It works well for downsizers, for couples who need two real bedrooms, and for anyone who wants a pool and squash court in the building.
What I’d want you to check
At 38 years, ask about the big items one by one: windows and balcony doors, elevators, the roof, the garage membrane, plumbing risers, the heating and cooling plant and the pool. Find out what has been replaced, what is scheduled, and whether the reserve fund study funds it without a large fee jump. Condos.ca lists a pet restriction, so read the rules if you have an animal. Review the status certificate, the reserve fund study and recent board minutes before you firm up.
The value question
On price per foot this is one of the better deals on Yonge near Finch, and with hydro, heat, cooling and parking in the fee the monthly cost is predictable. The discount exists for a reason, though: older buildings carry more capital risk. If the reserve fund is healthy and the suite has been updated, I think it is good value for an owner who plans to stay. To go through a specific suite with me, book a call.
