Renter-heavy building. Of 6 deals here in the last 24 months, 5 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Heathwood Manor?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Heathwood Manor

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Heathwood Manor is one of the few places near St Clair West where you can own a suite in a building older than most of the houses around it. It is a four-storey, 32-suite building from the late 1920s that ran as a co-op before becoming a condominium in 2013, and it now sits on a street where tower proposals keep arriving. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Heathwood Manor is a 4-storey, 32-suite condominium at 35 Raglan Avenue in Toronto’s Humewood-Cedarvale neighbourhood, just north of St Clair Avenue West, in the former City of York. Apartments.com dates the building to 1928, and condos.ca describes it as a former co-op. It was converted by Bloorwood Construction and registered as TSCC-2306 on 19 April 2013. City Sites Property Management is listed as manager. Maintenance fees cover common elements, heat, hydro, building insurance and water.

A late-1920s building that became a condo in 2013

Apartments.com dates 35 Raglan to 1928, and condos.ca describes it as a turn-of-the-century, New York brownstone style building that was formerly a co-op. Condos.ca records the condominium as built in 2013, which lines up with the corporation’s registration that year rather than the age of the building itself.

That distinction matters. You are buying a suite in a building close to a hundred years old, renovated and converted by Bloorwood Construction, not a new building. The structure, the plumbing risers, the electrical service and the masonry all carry their age, even where suites have been updated.

For a buyer who loves older buildings, that is the appeal. A human scale, period proportions and a facade that sits comfortably on a street of houses are hard to find in a condo, and they are not something a developer can build new at this size.

Ask what the conversion actually involved. Some co-op conversions replace windows, wiring and plumbing throughout; others mainly refresh suites and common areas. The disclosure documents from 2013 and the current reserve fund study should tell you which systems are original and which are newer.

Hydro and heat in the fee

Condos.ca lists common elements, heat, hydro, building insurance and water in the fee. Having hydro included is uncommon in a converted building and makes the monthly cost unusually predictable.

It also means the corporation carries the utility risk for everyone. When rates rise or the heating plant gets less efficient with age, it shows up in the fee for all 32 owners. Ask for the fee history over the last several years and the most recent budget to see how the corporation has handled that.

Parking is not in the fee list, and nothing I found confirms on-site parking. If you need a car space, confirm before you go further; many buyers here rely on transit or street permit options instead.

Small suites, small corporation

Condos.ca puts suites at about 755 to 970 square feet, a narrow range that suggests a fairly consistent set of plans across the building. That is a comfortable size for a one-bedroom or a compact two-bedroom, and generous next to many new St Clair West condos.

Thirty-two suites is a very small corporation. The board is a few of your neighbours, and every major repair, from roofing to masonry repointing to windows, is split 32 ways. In a building of this age, that makes the reserve fund study the single most important document you will read.

Condos.ca lists bike storage, barbecues permitted, a security system and a pet restriction. It does not list an elevator, so confirm how the building is accessed before you buy, especially for an upper-floor suite or if mobility is a concern.

Former co-op buildings sometimes carry long-time residents who bought in before the conversion, and that continuity can make for a settled, careful community. It can also mean owners with very different priorities about spending, so read the minutes to see how decisions get made.

Raglan Avenue is changing around it

Raglan Avenue runs north from St Clair West, close to St Clair West station and the Bathurst and St Clair intersection. It has long mixed older low-rise apartment buildings with houses, and that mix is now attracting large redevelopment proposals.

UrbanToronto reported in 2024 that a plan for 40 Raglan Avenue, across the street, was resubmitted at 35 storeys, replacing a seven-storey rental building. The same report noted proposals at 5 Raglan and 91 Raglan, the Raglan House condo to the north, and the Forêt towers planned for the corner of Bathurst and St Clair.

For owners here, that means construction disruption for some years, more neighbours and more shops and services over time. It also means Heathwood Manor’s low-rise character will become rarer on this street, which may help it stand out at resale. The transit and Walk Score detail is in the panel on this page.

How Heathwood Manor prices

Condos.ca puts Heathwood Manor’s average at about $721 per square foot. For a converted 1920s building, that is a solid figure, helped by the location near St Clair West and by a fee that includes hydro and heat.

There were no suites for sale when I checked in October 2026 and one for rent, so I will not quote individual numbers. With 32 suites, there can be long stretches with no sales at all. Use the recorded sales in the panel above, then compare with newer condos along St Clair West on a total-cost basis: fee, property tax, parking and utilities.

Be careful with per-square-foot comparisons against new towers. New buildings usually charge for parking and meter hydro to each suite, while Heathwood Manor bundles hydro and has no listed parking, so the true monthly difference can run either way.

Amenities at Heathwood Manor

Bike storageBBQs permittedSecurity system

There is no gym, party room or concierge here, and that is part of why a fee that includes hydro and heat stays workable. The amenities that matter day to day are bike storage and permission to barbecue, in a building where the subway, shops and parks do the rest. If you cycle, check the bike room’s size and security in person.

Jatin’s honest take on Heathwood Manor

Who this building suits

Buyers who want character over amenities: people who like older buildings, walk or take transit, and want a mid-sized suite near St Clair West without a tower. It also suits owner-occupiers who value a predictable monthly bill with hydro included. It is a poor fit for anyone who needs parking or step-free access, until both are confirmed. Downsizers from Humewood and Cedarvale houses who want to stay in the area will find it a natural step.

What I’d want you to check

Read the reserve fund study and the engineering reports with care. A building from the late 1920s needs ongoing masonry, roofing, window and plumbing work, and 32 owners share every bill. Ask what the 2013 conversion replaced and what it left original, how the building is accessed, whether any parking or lockers exist, and how the pet restriction is written in the declaration. Board minutes will show any projects being discussed.

The value question

At around $721 per square foot with hydro and heat included, you pay a fair price for a rare kind of building in a sought-after pocket. The value case rests on condition: if the reserve fund and recent repairs are in good shape, I think this is a distinctive owner-occupier buy as Raglan Avenue fills with towers. If they are not, walk away and wait.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
