Renters, Airbnb and elevators at Kilgour Estate IV Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Kilgour Estate IV Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Kilgour Estate IV Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Kilgour Estate IV is 21 townhomes from 2012 on a pocket of Bayview that most of Toronto drives past on the way to Sunnybrook. The streets are named for a country estate that became a hospital and a park, and the homes sit beside a mid-rise condo of the same name. Here is how this small corporation fits into that picture. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Kilgour Estate IV is a 21-home low-rise condominium townhouse complex at 50 to 70 Kilgour Road and 10 to 12 Burkebrook Place, Toronto, off Bayview Avenue north of Eglinton in Bridle Path-Sunnybrook-York Mills, part of the York Mills, Don Mills, Lawrence Park, Bathurst Manor and midtown-north Toronto area. It was built in 2012. The condominium corporation is TSCC-2260, registered on 28 August 2012, and condos.ca lists ICC Property Management as the manager. No developer is recorded, and condos.ca does not publish what the fees include.
Kilgour Estate IV Townhouses at a glance
Built on a country estate’s story
Joseph Kilgour, a partner in the Canada Paper Company, assembled a farm and estate here, with Sunnybrook Farm for his horses and cattle and York Lodge, a country house above the Burke Brook ravine. In 1928 his widow Alice Kilgour gave much of the land to the city as a park, on the condition that it not be developed.
The estate’s later history explains the institutions around you. Sunnybrook Hospital was built on the former estate in the mid-1940s, York Lodge became a military hospital and later a veterans’ home before it was demolished around 1980, and the estate’s gatehouse and gates were added to the Toronto Heritage Register in 2005. Burke Brook takes its name from Edward Burke, who farmed 200 acres here in 1860.
None of that history is in your status certificate, but it shapes daily life. This is a quiet, institutional and green part of the city, with Sunnybrook Park and the ravines close by and very little through traffic.
Lyndhurst Hospital was built on part of the property in 1978, and some of the estate’s roadways, landscaping and tree rows survive. Walk the area and you can still pick out where the old estate ran.
Townhouses next to a mid-rise of the same name
The Kilgour Estate name covers more than one corporation. Condos.ca lists Kilgour Estate II as a separate building at 21 Burkebrook Place, a mid-rise condominium with its own townhouse suites, and Daniels Gateway rents suites there that it describes with a concierge, indoor pool, fitness room, library, media room and guest suite.
Kilgour Estate IV is its own corporation, TSCC-2260, with 21 homes. Do not assume its owners can use the mid-rise’s pool or gym. Ask whether a shared facilities agreement exists between the corporations and, if it does, what it costs and what it covers. If there is none, the amenities belong to the other building.
The same caution applies when you search. Listings marked as townhouses at 21 Burkebrook Place belong to Kilgour Estate II, not to this complex. Confirm the corporation number before you compare prices or fees.
None of this is unusual in a phased development, and it is easy to sort out early. Ask the listing agent for the corporation number, the declaration and any shared facilities agreement at the same time as the status certificate, and read them together before you compare the homes.

A 2012 complex and what to check now
At 14 years old, these homes are past their Tarion warranty period and into the stage where the corporation, not the builder, pays for everything. Early items that often surface in townhouses of this age include sealant and flashing repairs, roof membranes on flat or terrace roofs, and any underground parking waterproofing.
Condos.ca does not publish suite sizes, bedroom counts or parking details for this complex, and I could not verify them from a reliable public source. Measure the home you are viewing, confirm whether parking is underground, in a garage or on a driveway, and find out which corporation owns and maintains it.
ICC Property Management is listed as manager. With 21 owners, the corporation is small enough that one large project shows up quickly in the fees, so read the reserve fund study and two years of minutes.
Read the declaration for exclusive-use areas too. Terraces, patios and front walks are usually common elements that each owner has the use of, and the declaration decides who pays when a terrace membrane or a front step needs work. In a 21-home complex, those details add up quickly.
Living off Bayview, north of Eglinton
Line 5 Eglinton opened in 2026, which changes how this pocket connects to the rest of the city. Leaside’s shops to the south and Sunnybrook Hospital to the north are the everyday map here, and the ravine trails along Burke Brook and through Sunnybrook Park are close.
This is not a walk-to-everything location, and that is the point for most buyers. Transit, school and walking details are in the panel on this page.
Bayview here also carries hospital traffic, so try the drive at the times you would actually use it before you commit.
Pricing a 21-home complex
There were no homes for sale or for rent in this corporation on condos.ca at the time of writing, and condos.ca did not publish a building price per square foot. With 21 homes, sales are infrequent, and one sale can move any average sharply.
Start with the recorded sales and leases on this page. Then compare with the townhouse suites at Kilgour Estate II and with other post-2005 townhouse condominiums near Bayview and Leaside, adjusting for size, parking, terraces and the fee. Make sure every comparable is actually in the corporation you think it is.
Look at the fee in context. In a 21-home corporation with professional management, the management contract, insurance, snow clearing and landscaping make up much of the budget, and there are few owners to share them. Ask for three years of budgets to see how fast those lines have grown.
If you own here and want a realistic number, ask me for the building sold report.

Jatin’s honest take on Kilgour Estate IV Townhouses
Who this building suits
Buyers who want a newer townhouse in a quiet, green part of midtown, close to Sunnybrook and the ravines, including professionals who work at the hospital and downsizers from Leaside and Lawrence Park. It suits people who prefer a small complex to a tower.
What I’d want you to check
Confirm the corporation is TSCC-2260 and not Kilgour Estate II. Ask whether a shared facilities agreement exists. Read the reserve fund study, two years of minutes and the status certificate, and check roofs, terraces and parking waterproofing for early wear. Confirm what the fee covers. If you are comparing against Kilgour Estate II, compare fee inclusions line by line.
The value question
Newer townhouses near Bayview and Sunnybrook rarely come up, and a 2012 complex has decades of life left in its major systems. The value case is strong if the reserve fund is on track and you understand exactly what you share with the neighbouring building. If either answer is unclear, wait for it before you go firm. Patience here is usually rewarded.

How many homes are there?

Can owners use the pool at Kilgour Estate II?
Not necessarily. Ask whether a shared facilities agreement exists and what it costs.
Where does the Kilgour name come from?
From Joseph and Alice Kilgour’s estate, much of which Alice gave to the city as parkland in 1928. Sunnybrook Hospital and Sunnybrook Park sit on the former estate.
What do the fees include?
Condos.ca does not say. Ask for the current budget and status certificate.
