Living here
Renters, Airbnb and elevators at Newhaven Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Newhaven Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Newhaven Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Newhaven Condos is where I send buyers who need a house-sized floor plan on a condo budget. This 1978 tower on Bridletowne Circle has suites that start above 1,000 square feet, an outdoor pool and tennis court, and a fee that bundles heat, cable and parking. The trade-off is age, and I will show you exactly where it bites. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Newhaven Condos is a 20-storey, 237-suite condominium at 2050 Bridletowne Circle in Scarborough, Toronto M1W 2V5, in the East L’Amoreaux part of L’Amoreaux. Condos.ca lists Operation 11 as the developer and gives the year as 1978. The condominium corporation is YCC-426, registered on 5 October 1978, and Mareka Property Management is listed as manager. Suites run roughly 1,069 to 1,264 sq ft. The fee covers common elements, heat, water, cable TV, parking and building insurance.
Newhaven Condos at a glance
A 1978 tower built for families, not investors
The first thing to understand about Newhaven is the suite size. Condos.ca puts the range at about 1,069 to 1,264 square feet, which means there is no studio or compact one-bedroom in the mix. Buildings from this era were planned for households moving out of rental apartments or houses, and the plans reflect it.
That changes who you compete with when you buy, and who you sell to later. Your resale buyer is usually an owner-occupier, often a family or a downsizer, rather than an investor hunting for the cheapest door. That tends to make the building quieter and the turnover slower.
Condos.ca credits Operation 11 as the developer. I could not find any published history about that company or an architect, so if the original construction details matter to you, ask management what drawings and engineering reports the corporation holds.
Bridletowne Circle and the mall in the middle
Bridletowne Circle is a loop road built around Bridlewood Mall at 2900 Warden Avenue, and the towers on it share the same basic logic: groceries and errands are inside the ring. The mall opened in 1975 and today lists a Metro, a Shoppers Drug Mart, Yours Food Mart and a Dollarama, and the Toronto Public Library branch moved into a much larger space there in 2024, growing to about 20,000 square feet. L’Amoreaux Collegiate is on the same circle.
A 2016 local history of North Bridlewood explains why the area looks the way it does. North Bridlewood was farmland into the early 1970s and filled in quickly with townhouses and apartment towers, which is why so many buildings on this circle share a late-1970s registration. A small 19th-century cemetery still sits in the mall’s parking lot because descendants refused to have the graves moved.
What I would watch is the mall lands. The City approved a redevelopment in 2010 that would add condos along the north and south sides of the property, and as far as I can find nothing has been built under it. If it ever proceeds, expect years of construction next door and then newer competing supply. Ask the board whether anything new has been filed.

What the fee buys, and what it does not
Condos.ca lists the fee as covering common elements, heat, water, cable TV, parking and building insurance. Hydro is not on that list, so ask for a year of electricity bills and confirm how the suite is metered before you compare this building with one where hydro is bundled.
Parking in the fee matters more here than downtown. This is a car-oriented corner of Scarborough, and a building where the space is already paid for removes a monthly charge that newer buildings add on top. Confirm that the suite you are buying actually comes with a deeded or exclusive-use space, and ask whether a locker is included.
Condos.ca also lists a pet restriction. I do not know the exact rule, and I will not guess at it. If you have a dog, read the declaration and rules in the status certificate before you make an offer firm.
The age question: 1978 systems
A building registered in 1978 is close to 50 years old. That is not a reason to walk away, but it is the reason to read the reserve fund study before anything else. Windows, balcony guards, the garage membrane, elevators, the roof and the heating plant all have life cycles, and some of them may already be on their second round.
Because heat is in the fee, the age of the boilers and how the corporation budgets for energy affect every owner. Ask what has been replaced in the last ten years, what is scheduled in the next five, and whether the study calls for fee increases or a special assessment. The board minutes will tell you how those decisions are being made.
What Newhaven costs per square foot
Condos.ca puts the building average at about $350 per square foot. That is very low for Toronto, and it reflects the age of the tower and the size of the suites: large units always price lower per square foot than small ones. In practice, this is one of the cheapest ways I know to buy more than 1,000 square feet inside the city.
When I checked, two suites were listed for sale, asking between $419,900 and $499,999, with monthly fees between $799 and $1,117. Depending on which suites those are, that works out to roughly 65 cents to just over a dollar per square foot in fees, which is moderate once you remember heat, water, cable and parking are inside it.
For sold prices, use the panel on this page or ask me for a building sold report. When comparing Newhaven with a newer condo, add your own heat, parking and internet to the newer building’s fee before you decide which one is actually cheaper to carry.

Amenities at Newhaven Condos
An outdoor pool, a tennis court and a sauna are the kind of package that newer Scarborough towers rarely build any more because of the running cost. They are pleasant in summer, but they are also line items in the reserve fund, so ask when the pool and courts were last rebuilt.
Jatin’s honest take on Newhaven Condos
Who this building suits
Families who need three bedrooms or real living space, downsizers coming out of a nearby house who do not want a shoebox, and buyers who like a predictable monthly cost with heat and parking already paid for. It also suits people who want everyday shopping inside the same loop road rather than a drive away.
What I’d want you to check
Start with the reserve fund study and the last two years of board minutes, because this is a 1978 building and the expensive components are due or overdue somewhere. Ask about the heating plant, windows, balconies, elevators and the garage. Confirm the pet rule in the declaration, confirm your parking space and locker, and get a year of hydro bills. Also ask whether any redevelopment of the mall lands has been proposed.
The value question
At about $350 per square foot, the space is the value. You give up modern finishes, energy efficiency and new-build warranties, and you take on the risk of a tower near 50 years old. If the reserve fund is healthy and you plan to live here for years, that is a fair trade. If the study shows a large funding gap, the low price is telling you something, and I would walk away.
