Renter-heavy building. Of 292 deals here in the last 24 months, 244 were leases and 48 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Plaza Midtown?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Plaza Midtown

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Plaza Midtown is one of the few new buildings at Yonge and Eglinton where a family can find a genuine three-bedroom without paying for a penthouse. Plaza built two towers here, finished in 2024, on what used to be the parking lot between two older rental buildings. Being this new is both the attraction and the thing you have to manage carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Plaza Midtown is a two-tower condominium at 25 Holly Street and 50 Dunfield Avenue in the Yonge and Eglinton area of midtown Toronto. The Dunfield tower is 34 storeys and the Holly tower is 27 storeys, with 545 suites in total. It was developed by Plaza and designed by BDP Quadrangle, with landscape by NAK Design Group. The corporation, TSCC-3041, was registered on 4 March 2024, and Andrejs Management is listed as the manager. Suites run from about 582 to 1,604 square feet, and maintenance fees include common elements, building insurance and water.

Infill on an old tower-in-the-park site

The site between Holly Street, Dunfield Avenue and Soudan Avenue was a classic 1960s arrangement: two 14-storey rental apartment buildings standing in a lot of surface parking. Plaza’s plan kept both rental buildings and built two new condominium towers on the parking, each sitting right up against an existing building. UrbanToronto reported that the application was first filed in 2013 and approved in 2016 after substantial revisions.

Two rental houses on Soudan were replaced with a new public park at the corner of Soudan and Dunfield, and a three-level underground garage of about 600 spaces was planned to serve both the new condos and the existing rental buildings. Ask how that shared garage is governed, because it affects who pays for what.

The result is a busy block. Together with the rental buildings, the site has more than 800 homes. That is worth knowing before you buy, because the condo owners share a block, a courtyard and possibly some services with a large rental community.

A suite mix built for more than investors

What sets Plaza Midtown apart is the suite mix. UrbanToronto reported 206 one-bedrooms, 257 two-bedrooms and 82 units with three or more bedrooms. In a part of midtown dominated by studios and one-bedrooms, having more two-bedrooms than one-bedrooms is unusual, and the three-bedroom count is meaningful.

Condos.ca records suites from about 582 to 1,604 square feet. Sample plans released at launch included a 706 square foot two-bedroom with the bedrooms split on either side of the living area, and a 908 square foot three-bedroom with two baths in the Dunfield tower. Upper floors of the Dunfield tower include terraces and balconies.

Be realistic about what an 800-something square foot three-bedroom feels like. The bedrooms will be small and storage tight. For a young family it can work very well, and it is far cheaper than a house nearby, but walk it with your furniture list in hand. Some of the three-bedrooms currently listed are in the 800 to 899 square foot band.

If you need more room than that, the larger plans towards the top of the 1,604 square foot range are the ones to watch, but they come up rarely. Tell me early if that is your target so we can watch for them.

Two towers, two sets of amenities

The amenities are split between the towers. According to UrbanToronto’s summary of the plans, 25 Holly has the lobby and concierge, a second-floor co-working lounge, two guest suites and a third-floor party room, lounges, a media and games room and an outdoor terrace with barbecues. The Dunfield tower’s third floor has the fitness centre, cardio and bike studios, yoga space, a steam room, and an outdoor pool with a hot tub and sun deck.

Condos.ca currently lists only concierge, gym, party room and Beanfield Fibre, so confirm the final amenity list and whether residents of both towers use everything. In many two-tower buildings they do, but booking rules and hours vary.

Splitting amenities this way has a practical effect. If you live in the Holly tower and want to swim or work out, you are walking over to Dunfield, and if you live in Dunfield and book the party room, your guests are going to Holly. That is a small thing for most people, but it is worth picturing before you choose a tower.

It also means amenity costs are spread over 545 suites rather than a few hundred, which helps keep the fee per square foot reasonable for a building with a pool. Whether that holds up over time depends on how the board budgets for replacing the pool equipment and the gym.

What being brand new means for you

A building registered in 2024 is still in its early years. The first budget was set by the developer, the first reserve fund study may only recently have been completed, and Tarion warranty claims for the common elements may still be in progress. Fees in new buildings often rise once the board has a few years of real operating costs.

None of that is a reason to avoid it. It is a reason to read the status certificate, the budget and the board minutes closely, and to ask what common-element deficiencies have been reported and fixed. Expect construction around Yonge and Eglinton to carry on for years as well; the data panel covers transit, schools and walkability.

What Plaza Midtown costs

Condos.ca did not show a building average per square foot when I checked, so the best guide is the current listings. Six suites were asking between $508,000 and $819,000, from a one-bedroom-plus-den in the 500s up to three-bedrooms in the 800 to 899 square foot band.

Monthly fees on those listings ran from about $409 to $681, or roughly $0.76 per square foot on average. The fee covers common elements, building insurance and water, so heat, cooling and hydro are extra. Parking and lockers are not listed as included; check whether the suite comes with either.

For a family, the comparison that matters is a three-bedroom here against a two-bedroom-plus-den in an older midtown building with heat in the fee. Run the total monthly number both ways. For closed prices, use the sold data on this page or ask me for a building sold report.

Jatin’s honest take on Plaza Midtown

Who this building suits

Young families and couples who need two or three bedrooms near Yonge and Eglinton and want a new building, and buyers who want more bedrooms per dollar than a house or a large older condo would give them. It also suits investors who want to rent to families rather than to a single tenant.

What I’d want you to check

Read the status certificate, the budget and the reserve fund study, and ask about outstanding Tarion items for the common elements. Find out how the shared garage and grounds are split between the condominium and the rental buildings, and how costs are shared. Confirm parking and locker, the final amenity list and which tower’s facilities you can use. Check the rental rules in the declaration.

The value question

At these asking prices, a three-bedroom here is one of the cheaper ways into a new family-sized suite in midtown. You give up some suite size and you take on new-building uncertainty for the first few years. If the documents are clean and the layout works for your family, I think it is good value.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
