Do mostly owners or renters live here?

Leases 77%Sales 23%

Renter-heavy building. Of 70 deals here in the last 24 months, 54 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 83 Redpath Residences?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 83 Redpath Residences

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

83 Redpath is the tower I point to when a buyer at Yonge and Eglinton tells me they care how a building looks. Benvenuto Group built it in 2010 to a design by Sweeny &Co, and it won the people’s choice residential prize at the 2012 Pug Awards, which are voted on by the public. It is 21 storeys and 212 suites, it puts its amenities near the top of the building instead of the basement, and its fee covers less than older towers nearby, which you need to understand before you compare. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

83 Redpath Residences is a 21-storey condominium with 212 suites, including street-level townhouses, at 83 Redpath Avenue in South Eglinton-Davisville (Mount Pleasant West), Toronto. It was developed by the Benvenuto Group and designed by Sweeny &Co Architects, and it was completed in 2010. The corporation, TSCC-2120, was registered on 19 November 2010. Comfort Property Management is listed as manager. Suites range from about 543 to 1,233 square feet. Maintenance fees include common elements and building insurance.

A tower built on a parking lot, with a rental next door

The backstory is unusual. According to Sweeny &Co, 83 Redpath went up on a surface parking lot beside an existing rental apartment building that Benvenuto owned, and the new condo helped pay for a major reinvestment in that older building without raising its rents.

For a buyer, that history explains the site. You share the block with an established rental building rather than a twin condo tower, and the landscaped courtyard and the townhouses along the street were designed to make the new tower sit more gently beside it.

The developer’s intentions matter less now than the corporation’s own record, 15 years on. But the history tells you the building was designed to be looked at, and to fit a residential street rather than to maximise height.

The facade, and why it won a Pug Award

The look is the main reason people know this building. Urban Toronto described its staggered pattern of windows and panels as among the first of its kind in the city, and Sweeny &Co describes the tower as two tall rectangular volumes that intersect, wrapped in a shifting pattern of glass panels.

At street level, a cantilever hangs over a two-storey lobby to form the entrance, and townhouse suites line Redpath Avenue. In 2012 the building won the people’s choice award for residential architecture at the Pug Awards, Toronto’s public vote on new buildings.

A striking facade is nice to live behind, but it is also something the corporation has to maintain. Patterned glass and panel walls need sealant and cladding work over time, and that is a reserve fund item worth asking about in a building that is now 15 years old.

Amenities on the 20th floor, not the basement

Most towers put the gym and party room on the ground floor or in the basement. 83 Redpath put its main amenities on an open-air terrace level near the top, on the 20th floor according to the architect. Urban Toronto described that floor at completion as having a cardio room set up like a theatre, outdoor showers and a whirlpool, a lounge with a reflecting pool, an outdoor pool table and a winter conservatory.

The architect also lists an indoor fitness pavilion, a theatre room, a yoga studio, a half-court basketball court and guest suites. Condos.ca adds a concierge, party room, media room, meeting room, rooftop deck, visitor parking and an underground garage. The architect describes it as a Green Globes project.

Because these descriptions date from completion, confirm what is still in use. Amenities change over 15 years, and whirlpools and outdoor equipment are often the first things a board scales back.

Suites, and life a block from Yonge

Condos.ca lists suites from about 543 to 1,233 square feet. The current sale listings are a one-bedroom-plus-den in the 600s and a two-bedroom in the 900s, which is typical of the mix here. The townhouse suites along Redpath are a different product, so ask whether any suite you see is a tower unit or a townhouse.

You are just south and east of Yonge and Eglinton, close to the subway, the Eglinton corridor, groceries and the shops around the intersection. The data panel on this page has the transit, school and walkability details.

The streets around Redpath and Roehampton are still being rebuilt with taller towers. That brings more services, but also years of construction, and some suites will lose views. Ask what is approved or proposed on the lots facing the suite you are considering.

Exposure is worth thinking about here. Higher suites get the most from the tower’s glazing, and they sit closest to the amenity level. Lower suites and townhouses trade views for easier access to the street. Either way, look at the suite at different times of day before you commit, because in a patterned-glass facade the window layout varies from suite to suite.

What 83 Redpath costs

Condos.ca puts the building average at about $861 per square foot. That is in the same range as other established towers around Yonge and Eglinton, and above the older low-rise and mid-rise buildings nearby. You are paying for the design, a 2010 building and the amenity floor.

When I checked, two suites were listed for sale, asking from $615,000 to $799,000, with fees of about $600 to $865 a month. That works out to roughly $0.92 per square foot in fees.

The key point is what the fee covers. Condos.ca lists only common elements and building insurance. Older towers nearby often include heat, cooling, water and parking, so their fees look higher on paper. Add your own utilities, and parking if it is not included, before you compare. On a two-bedroom, that difference can be significant over a year, so ask the seller for recent hydro and utility bills. For closed results, use the sold data on this page or ask me for a building sold report.

The amenity floor near the top of the building is what sets 83 Redpath apart: you work out or entertain with a view, instead of in a basement. It is a strong package for a 212-suite tower, but confirm which original features are still running and what they cost the corporation each year.

Jatin’s honest take on 83 Redpath Residences

Who this building suits

Buyers who want a design-led building at Yonge and Eglinton, young professionals in one-bedroom-plus-dens, and couples in the two-bedrooms who will use a rooftop gym and terrace. The townhouse suites suit people who want a street door with tower amenities.

What I’d want you to check

Ask about the condition of the cladding, glass and sealants, because the facade is the building’s signature and its biggest long-term maintenance item. Confirm which amenities are still in use, and what the fee covers, since condos.ca lists only common elements and insurance. Confirm the property manager, since management can change, and read the pet and rental rules in the declaration.

The value question

At about $861 per square foot, 83 Redpath is not the cheapest building on the block, but it is a recognised piece of architecture in a strong location, with a fee that looks lean once you understand what it includes. If the reserve fund is healthy and the facade is in good shape, I think it holds its value well against plainer towers nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
