Living here
Renters, Airbnb and elevators at 150 Redpath Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 293 deals here in the last 24 months, 252 were leases and 41 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 150 Redpath Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 150 Redpath Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

150 Redpath is the building I point to when a buyer wants a resort-style amenity floor at Yonge and Eglinton and is happy living in a compact suite to get it. Freed Developments finished it in 2020, it has an outdoor infinity pool, and most of what trades here is studios and one-bedrooms. That mix shapes everything from the fee to resale. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
150 Redpath Condos is a 38-storey, 543-suite high-rise condominium at 150 Redpath Avenue and 161 Roehampton Avenue in the Yonge and Eglinton area of midtown Toronto. It was developed by Freed Developments with CD Capital, designed by architectsAlliance with interiors by Johnson Chou, and built by Broccolini. It was completed in 2020; the corporation, TSCC-2763, was registered on 10 March 2020. Crossbridge Condominium Services manages the building. Suites run from about 331 to 1,396 square feet, and maintenance fees include common elements, building insurance and water.
150 Redpath Condos at a glance
The second half of Freed’s Redpath pair
150 Redpath was planned as a sister tower to 155 Redpath, which Freed and CD Capital built first across the street. UrbanToronto described the second building as a variation on the theme of the first: the same architect, architectsAlliance, the same interior designer, Johnson Chou, and the same builder, Broccolini. If you have been inside 155 Redpath, the finishes and the look of the common areas here will feel familiar.
At 38 storeys and 543 suites, it is a big building on a corner that used to be single-family houses. It sits at Redpath and Roehampton, a few blocks east of Yonge and north of Eglinton, in the part of midtown that has changed most in the last ten years. Freed marketed it around a busy, always-connected lifestyle, and the amenity list was designed for that buyer.
The developer’s reputation is part of what you are buying. Freed is known for design-led buildings with strong amenity packages, which helps resale. It also tends to mean small suites with clever plans, and that is the trade-off you are signing up for.
Small suites, nine-foot ceilings
Condos.ca records suites from about 331 to 1,396 square feet. Launch material described plans up to about 1,747 square feet and some townhome units, so the largest suites may simply not be in the data, but the bulk of the building is compact. All eight suites listed for sale when I checked were studios, one-bedrooms or one-bedroom-plus-dens under 600 square feet.
The launch specifications listed nine-foot exposed concrete ceilings, floor-to-ceiling glass, custom kitchen cabinetry and stacked front-loading laundry. Exposed concrete and full-height glass make a small suite feel bigger, but they also mean less sound insulation overhead and more heat gain on sunny exposures. Visit at different times of day if you can.
In a building where so many suites are similar, the details decide value. Look closely at whether the den is enclosed or just an alcove, whether the bedroom has a window or relies on a sliding wall, and how much usable balcony you get. Those three things usually explain most of the price gap between two suites of the same size.

What the amenity floor actually gives you
The headline amenity is the outdoor infinity pool with an overflow hot tub, poolside cabanas and a sun deck. Launch material also listed a fireplace and gas fire-pit lounge, barbecues with private dining areas, a party room with a demonstration kitchen and bar, a spa with a steam room, a fitness centre and a sports lounge with a golf simulator and games tables. Condos.ca currently lists concierge, gym, outdoor pool and party room.
For a renter or a young professional, that package does a lot of work. It replaces a gym membership in summer, gives you somewhere to host friends when your suite is 500 square feet, and helps a suite rent quickly. With 17 suites listed for sale or rent when I checked, there is a lot of investor activity, and the amenities are a large part of why.
The other side is cost. An outdoor pool, spa rooms and a 24-hour concierge are expensive to run and to eventually repair. In a building that is only about six years old, those costs are still mostly in the future, which is why the reserve fund study deserves a close read.
Living at Redpath and Roehampton
This corner is in the thick of midtown’s tower district. Within a couple of blocks you have 155 Redpath, The Eglinton, CityLights on Broadway and several more towers either built or proposed. That density is why the shops, restaurants and services around Yonge and Eglinton are close by, and it is also why you should expect construction on nearby blocks for years.
Redpath itself is busier than the side streets to the east, with a lot of foot traffic and deliveries. A suite on a higher floor facing away from the street will feel very different from a low one facing a neighbouring tower, so the orientation of the suite matters as much as the layout. The data panel on this page covers transit, schools and walkability.
What 150 Redpath costs, and what the fee leaves out
Condos.ca puts the building average at about $919 per square foot. That is towards the top of the range for Yonge and Eglinton resale. Small suites always price higher per square foot, and newer finishes and the pool add to it, so compare this building with other recent towers rather than with older midtown stock.
When I checked, eight suites were asking between $349,900 and $539,900, all under 600 square feet. Monthly fees on those listings ran from about $292 to $457, which works out to roughly $0.78 per square foot on average.
The fee covers common elements, building insurance and water only. Heat, cooling and hydro are on you, and parking and lockers are not listed as included, so confirm what comes with each suite. Add those utility costs before comparing with an older building where heat is in the fee. For closed prices, use the sold data on this page or ask for a building sold report.

Amenities at 150 Redpath Condos
The amenity package is the main reason to choose this building over a plainer tower nearby. If you will actually use the pool, the lounges and the gym, it is good value; if you won’t, you are paying for them in the fee and the price.
Jatin’s honest take on 150 Redpath Condos
Who this building suits
First-time buyers, young professionals and investors who want a newer building with a pool at Yonge and Eglinton and who are comfortable in 350 to 600 square feet. It also suits buyers who already like Freed’s style from 155 Redpath and want a slightly newer version.
What I’d want you to check
Read the reserve fund study and the current budget, paying attention to the pool, spa and mechanical equipment. Ask whether parking and a locker come with the suite and what they would cost if not. Check the rental and short-term rental rules in the declaration, because a building with this much rental activity lives or dies by how well those rules are enforced. Ask for the seller’s hydro bills so you know the real monthly cost.
The value question
At around $919 per square foot, you are paying for newness, the amenities and the Freed name. For a buyer who uses those, the price holds up. For an end user who wants space, I would also look at older midtown buildings where the same money buys more square feet and a fee that includes heat. With so many similar suites for sale at once, there is room to negotiate on the plainer layouts.
