Renter-heavy building. Of 37 deals here in the last 24 months, 34 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 1414 Bayview?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1414 Bayview

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1414 Bayview is the building I suggest when someone wants a new condo on Bayview but does not want to share elevators with 300 neighbours. Gairloch’s mid-rise south of Millwood Road has only a few dozen suites, a Peter Clewes design from architectsAlliance, and terraces that step down toward the houses behind it. It is brand new, which is both the appeal and the thing you need to test. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1414 Bayview is a boutique mid-rise condominium at 1414 Bayview Avenue, Toronto M4G 3A7, south of Millwood Road where Davisville Village meets Leaside, in the Yonge & Eglinton, Davisville and North Toronto area. It was developed by Gairloch Developments and designed by Peter Clewes of architectsAlliance. Condos.ca lists 7 floors and 44 suites; UrbanToronto describes it as eight storeys. The corporation, TSCC-3109, was registered on 8 April 2025. Suites run from roughly 459 to 2,125 square feet. Condos.ca does not list what the maintenance fee includes, so confirm that from the status certificate.

A small building designed to fit the street

Most new condos in midtown are towers. This one was designed to look like it belongs on a shopping street. architectsAlliance describes it as a sister project to Gairloch’s Junction Point, and as the first building designed under an Official Plan Amendment that set height limits and setbacks for this stretch of Bayview.

You can see those rules in the massing. A double-height retail space at grade continues the line of shopfronts along Bayview. Above that, the street face is a rhythm of vertical fins and brick-faced precast columns, and the building steps back above the sixth floor so it does not loom over the sidewalk. The top two penthouse levels are set back again.

The west side is the interesting part. The building terraces down toward the low-rise houses behind it, which gives a lot of suites private outdoor space and keeps the neighbours’ backyards from being overlooked. The north wall is solid brick veneer with no windows, so suites face Bayview, the west terraces or the east, not the lot next door.

There is one discrepancy you should know about. Condos.ca lists 7 floors and 44 suites, and UrbanToronto’s 2020 launch story also said 44 suites, but its project data later showed 57 units and it describes the building as eight storeys. I have not been able to confirm which suite count is final, so ask for the registered declaration.

Layouts, ceilings and finishes

At launch, Gairloch offered one-, two- and three-bedroom plans from about 459 to 2,125 square feet. Condos.ca’s current range starts at 507 square feet and tops out at the same 2,125. The large end matters: plans over 1,500 square feet are rare in new midtown buildings, and that is where downsizers from the surrounding houses tend to look.

UrbanToronto reported 9-foot and 10-foot ceilings in principal rooms, hardwood flooring, custom Trevisano kitchen cabinetry and integrated Miele appliances with gas cooktops. Those were the specifications at sales launch, so walk the suite and confirm what was actually installed, especially in plans that were customised.

Sixteen Degree Studio designed the amenity interiors, the same firm Gairloch used for Leaside Common up the street. The west-facing terraces were the feature the developer pushed hardest, and they are worth it: afternoon and evening sun over a low-rise neighbourhood, not into another tower.

What a 2025 registration means for you

TSCC-3109 was registered in April 2025, so this corporation has very little history. The first-year budget was set by the developer, and the first reserve fund study is either just done or still to come. In my experience, fees in new buildings often rise once the owners’ board takes over and real operating costs replace estimates.

Condos.ca does not show what the fee covers, and no property manager is listed. Ask for the current budget, the fee inclusions, the management contract and the reserve fund study before you firm up. Ask too whether parking and lockers are owned units, exclusive-use areas, or not included at all, because that changes what you are buying.

Because it is new, the Tarion warranty still applies. If you are buying a resale or assignment, find out which warranty deadlines have passed, whether the seller filed deficiency forms, and what is still open with the builder.

Daily life between Davisville and Leaside

This part of Bayview is a neighbourhood shopping street, not a strip of big-box stores. Shops and services line the street at grade, with quiet residential streets running off both sides. The retail unit at the base of the building is small, about 98 square metres, so it will add to the street rather than change it.

That low-rise setting is also what protects the views. The City’s rules for this stretch cap height and require step-backs, which is exactly why this building is short. Any neighbouring redevelopment along Bayview would face the same limits, so a west-facing terrace here is less likely to lose its sun to a tower than one on Yonge Street.

The bigger change is further north. Gairloch’s much larger Leaside Common sits at Bayview and Soudan, close to the Leaside stop on the Eglinton Crosstown. The data panel on this page shows the transit, school and walkability details, so I will not repeat them here.

Bayview is a busy bus and car route. If you are sensitive to noise, look at the west-facing suites first, and visit at rush hour before you decide.

What 1414 Bayview costs

Condos.ca puts the building average at about $1,126 per square foot. That is a new-construction price, and it is well above most of the older Davisville resale stock, where you pay less per foot but get older mechanicals and higher fees. It is below what condos.ca reports for Leaside Common, although that figure is based on very little data.

For context, UrbanToronto reported launch pricing in 2020 from about $650,000 for a one-bedroom and about $995,000 for a two-bedroom. Anyone who bought at launch and is selling now is setting a price against that, which is worth knowing when you negotiate.

There was only one suite listed for sale and one for rent when I checked, so I will not quote a current asking price or fee. With so few suites, comparables will be thin for years. Ask me for the recent sold report before you offer, and expect to lean on nearby boutique buildings for value.

Amenities at 1414 Bayview

ConciergeLounge and libraryOutdoor terraceSundeckBike storageVisitor parking

The amenity package is deliberately small: a concierge, a lounge and library that doubles as a co-working space with a kitchenette, and a shared outdoor terrace. You are not paying for a pool or a big gym, which helps keep long-term costs down, but you will want a gym membership nearby.

Jatin’s honest take on 1414 Bayview

Who this building suits

Downsizers from Leaside and Davisville houses who want a large plan, a terrace and a short walk to the shops they already use. It also suits buyers who value a small building, where you know your neighbours and the board is a handful of people, over a long amenity list.

What I’d want you to check

Confirm the final storey and suite count from the declaration, because the published figures disagree. Get the fee inclusions, the current budget and the reserve fund study, and check whether parking and a locker come with the suite. On a resale or assignment, ask which Tarion deadlines have passed and what deficiencies remain open. Finally, check which way the suite faces: Bayview-facing suites will hear the street.

The value question

At around $1,126 per square foot you are paying a new-build premium for location, design and size. For an owner-occupier planning to stay, I think it is fair value for a large terraced plan, because those are hard to find on Bayview. For an investor, the thin resale record and the uncertainty about early fee increases make it harder to justify.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
