Living here
Renters, Airbnb and elevators at 101 Erskine
Do mostly owners or renters live here?
Renter-heavy building. Of 162 deals here in the last 24 months, 127 were leases and 35 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 101 Erskine?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 101 Erskine
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

101 Erskine is the midtown tower I suggest to buyers who want a rooftop pool but would rather live on a side street than on the corner. Tridel built it in 2018, it is certified LEED Gold, and its fee per square foot is lower than most of its neighbours. That lower fee comes with a catch you need to understand: you pay for your own heat. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
101 Erskine is a 32-storey condominium at 101 Erskine Avenue, Toronto M4P 1Y5, north of Yonge and Eglinton in midtown. It was developed by Tridel with Beaux Properties, designed by CS&P Architects with interiors by U31, and completed in 2018. It has about 420 suites plus 10 townhomes. The corporation is TSCC-2689, registered on 7 November 2018, and Canadian Properties Operator (CPO) Management is listed as manager. Suites run from about 435 to 2,354 sq ft. Condos.ca lists the fee as covering common elements, building insurance and air conditioning.
101 Erskine at a glance
The rooftop pool and three levels of amenities
The headline amenity is on the roof: a terrace with an infinity-edge pool and an outdoor fireplace lounge, planted with a drought-tolerant green roof. A rooftop pool is rare in midtown and it is the single feature most buyers mention when they ask about this building.
Below that, the Club 101 amenity levels hold a fitness centre, a yoga studio and a sauna, along with a fireplace lounge, a party room, billiards and a theatre. There is also a landscaped garden with space for barbecues and outdoor dining, and a walkway through the site linking Broadway Avenue and Erskine Avenue.
That is a full package for a building of this size. If you will use the pool and the gym, it replaces a club membership. If you will not, you are still paying to maintain them, so be honest with yourself before you buy.
Why the fee is low: sub-metered heat
The City of Toronto’s Green Standard profile for 101 Erskine explains the fee structure. Each suite has three sub-meters, for thermal energy, electricity and hot water, so residents pay for their own heating energy, hydro and hot water. Condos.ca lists only common elements, insurance and air conditioning in the fee.
That is why current listings average about $0.74 per square foot in fees, which is lower than many buildings nearby. It is a real saving for careful users, but it is not free heat. When you compare 101 Erskine with a building that includes heat and water, add a realistic winter heating bill and your hot water costs back in before deciding which is cheaper.
The building earned LEED Gold in 2019 and was modelled at roughly 22 percent more efficient than the 2012 Ontario Building Code. Each suite has an energy recovery ventilator, programmable thermostats and ENERGY STAR appliances, so efficient habits do translate into lower bills. Ask the seller for a year of sub-metering bills for the suite.

From 435 sq ft studios to townhomes with private elevators
Condos.ca records suite sizes from about 435 to 2,354 square feet, which is a broader range than most midtown towers. Studios, one-bedrooms and one-plus-dens make up much of the building, but there are also two-bedroom-plus-den plans, penthouses with up to three bedrooms and three suites on the 24th floor with wide south-facing terraces.
The 10 townhomes at the base are a separate product. Marketing described them as generously sized homes with private elevators, which is unusual for a condo townhome and makes them worth a look for downsizers who want house-like space without stairs. Tower suites were marketed with nine-foot ceilings.
The exterior is a clean glass tower in charcoal, white and clear glass, with a copper-clad entrance. It does not shout, and on a street of towers that restraint has aged well.
Erskine Avenue: a side street in the middle of midtown
Erskine runs east of Yonge a few blocks north of Eglinton. You can walk to the shops and restaurants of Yonge and Eglinton, but your front door is on a quieter residential street, and the walkway through the site gives you a shortcut through to Broadway.
Like the rest of the area, Erskine has filled in with towers over the last decade, and it continues to. Views on lower floors can be close to neighbouring towers. If a view is the reason you are buying, check what has been approved on nearby sites.
What 101 Erskine costs
At the time of writing there were four active listings asking from $599,000 of about 500 to 599 square feet to $2,100,000. That spread reflects how wide the suite range is: you can buy an entry-level one-bedroom or a penthouse in the same building.
Monthly fees across those listings ranged from about $392 to $1,184, averaging about $0.74 per square foot. Remember that this excludes heat, hydro and hot water, which are sub-metered, so the fair comparison is your all-in monthly cost.
I do not have a reliable building-wide average price per square foot for 101 Erskine from the sources I used, so compare suites of a similar size and floor with recent sales. The automatic data panel on this page has the latest aggregate figures, or I can prepare a building sold report for the plan you are considering.
As a general guide, a Tridel name and a rooftop pool tend to support resale prices, while the large number of similar one-bedrooms keeps that segment competitive.

Amenities at 101 Erskine
Between the rooftop pool, the fitness and yoga rooms with a sauna, and the lounges, party room and theatre, residents get club-level facilities without leaving the building. The garden and the walkway through the site add outdoor space that most midtown towers do not have.
Jatin’s honest take on 101 Erskine
Who this building suits
Buyers who want a rooftop pool and a Tridel building on a quieter street than Yonge or Eglinton, energy-conscious owners who like paying only for what they use, and downsizers who can secure one of the townhomes or a terrace suite.
What I’d want you to check
Ask for a year of sub-metering bills and the name and fees of the sub-metering provider, since heat is not in the fee. At about eight years old, read the reserve fund study for the rooftop pool and its waterproofing, the green roof, the window walls and the garage. Confirm that parking and a locker are attached to the suite and what they cost, and ask how EV charging is handled, because the city profile lists 11 spaces with charging infrastructure.
The value question
On a fee-per-square-foot basis, 101 Erskine looks cheaper than most neighbours, and for efficient users it often is. Once you add sub-metered heat and hot water, it is roughly in line with buildings that include them. What you get for that money is a rooftop pool, a well-regarded builder and a quieter street, and for an owner-occupier I think that is a good trade.
