Living here

Renters, Airbnb and elevators at 155 Redpath Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 155 Redpath Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 155 Redpath Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

155 Redpath is the Yonge and Eglinton tower I mention when a buyer wants an outdoor pool in the summer and a short walk to the subway. Peter Clewes of architectsAlliance designed it as a stack of offset boxes, and the result is wide, shallow suites with bedrooms on the glass and, in many plans, balconies on two sides. The suites are compact, so the layout matters more than the brochure. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

155 Redpath Condos is a 36-storey, 470-suite high-rise condominium at 155 Redpath Avenue and 185 Roehampton Avenue in midtown Toronto, east of Yonge and Eglinton. It was developed by Freed Developments with CD Capital, designed by Peter Clewes of architectsAlliance, with interiors by Johnson Chou, and built by Broccolini. It was completed in 2018, and the condominium corporation, TSCC-2642, was registered on 5 March 2018. Del Property Management is listed as manager. Condos.ca lists the fee as covering common elements, air conditioning and building insurance.

A stacked-box tower from architectsAlliance

Peter Clewes of architectsAlliance designed 155 Redpath as a tower and podium, but with the tower broken into shifting, stacked volumes rather than a smooth glass column. Coverage at the launch in 2013 noted that the form was driven by the suites themselves: wide, shallow units where the main bedroom sits against the exterior glass rather than tucked in the core.

That is the practical benefit of the architecture. A shallow, wide suite gets daylight deeper into the living space, and many plans have balconies on two sides because of the way the boxes step in and out. It also means some balconies are narrow, so look at the actual dimensions rather than the count.

Freed Developments is known for design-led projects in the city, and it partnered with CD Capital here, with Broccolini as builder. UrbanToronto also lists Capital Developments among the companies connected to the project. Freed’s later work nearby includes 150 Redpath across the street and the Art Shoppe redevelopment on Yonge.

The ninth-floor pool and the podium

The amenity that sets this building apart is outdoor: an infinity-edge pool on the ninth floor with a hot tub, cabanas, lounge seating and barbecue and dining areas. At launch, it was presented as a resort-style podium roof. It is still the feature buyers ask me about first.

At grade, the plans included a private garden with a reflecting pool and a fire pit, opening off a lobby, library, party room and fitness space. UrbanToronto’s launch coverage also mentioned a sauna, a multi-level fitness centre and an indoor and outdoor yoga space.

An outdoor pool is a seasonal amenity in Toronto, so you are paying for it all year and using it for about three months. That is a fair trade for many buyers, but it belongs in your calculations, along with the long-term cost of maintaining a rooftop pool deck above occupied floors.

Compact suites with exposed concrete ceilings

At launch, suites ran from about 396 to just over 850 square feet, from studios to two-bedrooms, with nine-foot ceilings and exposed concrete above the main rooms. Condos.ca now records a wider range, from about 330 to 1,190 square feet, which suggests some suites were combined or larger plans were added during the build.

Exposed concrete ceilings give a loft-like feel, but they also mean lighting is surface-mounted or on tracks, and sound travels differently than in a building with dropped ceilings. If you are sensitive to noise, view the suite at a busy time of day.

For a studio or a one-bedroom under 500 square feet, the shallow, wide layout is a real advantage, because it avoids the long dark corridor of a deep suite. For two-bedrooms in the 700s, check that the second bedroom has a proper window rather than borrowed light from the living room.

Redpath and Roehampton, east of the corner

The building sits at the southeast corner of Redpath and Roehampton, a few blocks east of Yonge Street. This was a street of houses when the project launched in 2013, and the whole area has since filled in with towers, including 150 Redpath directly across the street.

That density brings convenience. The Yonge and Eglinton shops and restaurants are an easy walk, and the subway and the Eglinton Crosstown are close by. It also brings shadows and close-range views, so lower floors and some exposures look straight at neighbouring towers.

When you look at a suite, ask which way it faces and what is planned around it. Upper floors facing south or west tend to keep their views; lower floors facing other towers may not.

What 155 Redpath costs

Condos.ca puts the building average at about $851 per square foot, slightly below the newest towers on Roehampton, which is what you would expect for a building finished in 2018 with mostly compact suites.

At the time of writing there were seven suites for sale. Across six listings with recorded details, asking prices ran from $458,999 of about 500 to 599 square feet to $1,370,000. Monthly fees across those listings ranged from about $452 to $1,272, roughly $0.83 per square foot on average.

Condos.ca lists common elements, air conditioning and building insurance in the fee. At launch, suites were sold with individually metered utilities, so expect to pay your own hydro and possibly water. Ask for a recent utility bill before comparing with a building that includes them.

The fee range is wide because suite sizes are. A studio and a large two-plus-den in the same building can differ by several hundred dollars a month, so compare the fee per square foot, not the headline number, when you weigh this building against neighbours like 150 Redpath or the newer towers on Roehampton.

Parking was sold separately at launch and lockers were offered by waitlist, so do not assume either comes with a suite. Confirm in the listing and the status certificate. For recent resale figures, see the data panel on this page or ask me for a building sold report.

Amenities at 155 Redpath Condos

ConciergeOutdoor infinity pool and hot tubCabanas and barbecue areasGymParty roomRooftop deckLibraryGarden with reflecting pool and fire pit

The ninth-floor outdoor pool, hot tub and cabanas are the reason people choose this building over its neighbours, backed by a concierge, a gym, a party room and a ground-floor garden. It is a summer-weighted package, so it suits people who will actually use it in July rather than those who want an indoor pool year-round.

Jatin’s honest take on 155 Redpath Condos

Who this building suits

155 Redpath suits young professionals and first-time buyers who want a well-designed compact suite near the subway, with an outdoor pool for the summer. Investors look at it too, but there are plenty of similar small suites nearby competing for the same tenants.

What I’d want you to check

The building is now about eight years old, so look at the reserve fund study for the pool deck, the podium roof and the garage membrane, which are the expensive items in a tower like this. Confirm whether parking and a locker are included, ask how utilities are metered and billed, and check the actual balcony depth and the view from the suite you are buying.

The value question

At about $851 per square foot, 155 Redpath sits a little under the newest towers nearby, and you get a better-than-average design and a real outdoor pool for it. The compact suites keep the entry price accessible, but they also put a ceiling on appreciation for the smallest plans. For a one-bedroom or one-plus-den buyer planning to live here, I think it is one of the more interesting choices on this street.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
