Living here
Renters, Airbnb and elevators at Coxwell Place
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Coxwell Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Coxwell Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Coxwell Place is the building I mention to first-time buyers who want the east end and a parking space without paying Leslieville loft prices. It is a plain, five-storey 1988 building with 44 compact suites and a rooftop terrace, on Coxwell Avenue where Leslieville runs into the Beaches. It is not glamorous, and it is not meant to be. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Coxwell Place is a five-storey, 44-suite condominium at 300 Coxwell Avenue in the Greenwood-Coxwell area of Toronto’s east end, between Leslieville and the Beaches. It was built in 1988, and the condominium corporation, MTCC-791, was registered on 19 August 1988. The developer is not recorded in the sources I checked. Goldview Property Management manages the building. Suites range from about 541 to 824 sq ft. Maintenance fees include common elements, building insurance, parking and water.
Coxwell Place at a glance
A small building with a big parking advantage
The most practical thing about Coxwell Place is that parking is in the fee. In this part of the east end, where many newer boutique buildings either have no parking or sell it separately, a suite of this size with a space included is genuinely uncommon.
At 44 suites over five floors, the building is small enough to feel personal. Listing descriptions I have reviewed mention an on-site superintendent, which in a building this size usually means problems get noticed and dealt with quickly.
There is retail at street level. The listing descriptions note a gym on the ground floor and a grocery store and pharmacy across the street, which covers most of the errands that matter day to day.
Small buildings like this one have a different rhythm from towers. There are fewer people in the lobby and halls, owners tend to know each other, and decisions at the board are made by a handful of neighbours. That is a plus if the board is engaged, and a reason to read the minutes if it is not.
Compact suites and shared laundry
Condos.ca shows suites from about 541 to 824 sq ft, so this is mostly one-bedroom and smaller two-bedroom territory. Some suites have tall ceilings and big windows; one recent description mentions 9-foot ceilings and treetop views, though not every suite will be the same.
The detail buyers miss is laundry. A recent listing describes a shared laundry room across the hall that runs on a prepaid card, rather than a washer and dryer inside the suite. Some suites may have been changed over the years, so confirm what the suite you are viewing has. If in-suite laundry is a must for you, this may not be your building.
Kitchens in buildings of this age are often galley-style, and the layouts are simple. That is fine for a single person or a couple. Families will feel the size quickly.
Storage is the other question. A recent listing showed no locker with the suite, and lockers are not listed among the building’s features. If you own bikes, sports gear or seasonal clothing, ask whether lockers exist and whether one can be bought or rented from another owner.

Upkeep, and what the documents should show
A recent listing says the common areas were refreshed in 2024 and that further exterior work is planned. That is encouraging, because it suggests the board is actively spending on the building, but it also means you need to know how that exterior work will be paid for.
Ask the manager whether the planned work is funded from the reserve fund or whether a fee increase or levy has been discussed. The status certificate and the latest reserve fund study will tell you, and so will a year of board minutes.
Buildings from the late 1980s are now at the age when windows, balcony doors, the roof and the garage membrane come up for replacement. In a 44-suite building, each owner’s share of those projects is real, so read the reserve plan with that in mind.
Where Leslieville meets the Beaches
The location is the reason most people buy here. Gerrard Street East’s shops, restaurants and brew pubs are close, Queen East and Leslieville’s cafés are a walk away, and the beach is within reach on foot or by streetcar.
The rooftop terrace is the building’s quiet asset. Listing descriptions mention views toward the downtown skyline and the lake, which makes it the best room in the building on a summer evening.
Coxwell is a busy road, so ask which way the suite faces. A suite on the street side will hear traffic; one facing the back may be quieter. The automatic panel on this page covers transit, schools and parks.
It is worth being clear about what you are comparing. A Leslieville loft conversion gives you brick, beams and in-suite laundry at a much higher price per square foot. A new boutique building on Queen East gives you modern finishes and often no parking. Coxwell Place sits below both on price, and for many buyers that is the right place to start.
Pricing and fees
Condos.ca puts the building average at about $666 per sq ft. That is below most newer east-end condos and well below Leslieville’s loft conversions, and it reflects the building’s age, the compact suites and the shared laundry.
No suites were listed at the time of writing, so there is no active range to quote. I would price a purchase on several years of sales here and on other older, small east-end buildings, adjusting for parking, which many of those comparables do not include.
The fee covers common elements, building insurance, parking and water. A recent listing describes the fees as covering most utilities, but condos.ca does not list heat or hydro as included. Sources disagree, so confirm exactly what your fee pays for in the status certificate and ask for recent utility bills.

Amenities at Coxwell Place
There is no pool or party room, and nobody buys here for the amenities. What you get is a rooftop terrace with a view, parking below and a superintendent on site, which is the right package for a small, practical building.
Jatin’s honest take on Coxwell Place
Who this building suits
First-time buyers and singles who want the east end, a parking space and a manageable fee, and who do not mind a compact suite. It also suits buyers who prefer a small building with a superintendent over a large tower. It is less suited to families who need space, or to anyone who insists on in-suite laundry.
What I’d want you to check
Confirm whether the suite has in-suite laundry or uses the shared room. Read the reserve fund study and recent minutes to see how the planned exterior work will be paid for, and whether a fee increase or levy is coming. Confirm exactly which utilities the fee covers, since sources disagree. Check the pet rules, because condos.ca lists a pet restriction while a recent listing calls the building pet-friendly.
The value question
At around $666 per sq ft with parking included, Coxwell Place is one of the more sensible entry points to this part of the city. You give up in-suite laundry and modern finishes, and you gain a parking space and a location that newer buildings charge much more for. If the reserve fund is healthy, I think it is good value for an owner who plans to stay a few years.
