Renter-heavy building. Of 42 deals here in the last 24 months, 40 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Plaza?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Plaza

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Plaza is the smaller-suite half of a matched pair of 1997 buildings on Pemberton Avenue. Its suites stop just under 1,000 square feet, its fee covers hydro as well as heat, and that combination produces a fee per square foot that looks alarming until you count what you no longer pay. It is a building for a first-time buyer or a single downsizer who wants simple monthly costs. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Plaza is a 16-storey, 132-suite condominium at 29 Pemberton Avenue, just east of Yonge Street and north of Finch Avenue in the Newtonbrook East neighbourhood, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. Condos.ca credits it to Pemberton Group and lists 1997 as the year built. The condominium corporation is MTCC-1164, registered on 27 October 1997, and condos.ca lists Crossbridge Condominium Services as the manager. Suites range from about 484 to 982 square feet. Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water as included in the maintenance fee.

One of a pair, built for a different buyer

The Plaza and The Paramount at 39 Pemberton were registered three days apart in October 1997 as consecutive corporations, MTCC-1164 and MTCC-1165. They share a property manager and the same list of fee inclusions. Condos.ca credits The Plaza to Pemberton Group, a long-standing GTA builder whose later work includes Pulse further south on Yonge.

Where the twins differ is the suite mix. The Plaza is taller, at 16 storeys, but has fewer suites, 132, and they are smaller: condos.ca lists a range of about 484 to 982 square feet, against up to 1,570 at The Paramount. In practice, The Plaza is a building of one-bedrooms, one-plus-dens and compact two-bedrooms.

A smaller building with fewer suites per floor tends to have quieter halls and shorter elevator waits than a large tower. It also means each owner carries a larger share of every repair, which is worth keeping in mind when you read the reserve fund study.

Why the fee per square foot looks so high

Fees on the active listings averaged about $1.18 per square foot. On a comparison chart that puts The Plaza near the top of North York, and buyers often stop reading there. They should not, because the inclusions are unusual.

Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water. Hydro in particular is normally a separate bill in this area. Add a monthly hydro bill, heating and cooling, and a parking charge back onto a newer building’s fee, and the gap narrows a great deal.

Small suites also push fee per square foot up everywhere, because many shared costs are spread by unit rather than strictly by size. The useful comparison is the total monthly cost of the suite you are considering against the total cost of the alternative, utilities included.

The Pemberton Avenue pocket

Pemberton Avenue is a short street of late-1990s condominiums: Park Palace at 8, 18 and 28, The Plaza and The Paramount at 29 and 39, and Park Lane at 1 and 3, all built between 1996 and 1999. Being a block off Yonge makes it quieter than the buildings that front the main street.

The bigger change nearby is the Yonge North Subway Extension. Metrolinx is extending Line 1 about eight kilometres north from Finch Station into York Region, and early works at Finch began in 2023. Expect construction around the station for some years, and a busier hub at Yonge and Finch when the extension opens. The transit, schools and walkability details are in the data panel on this page.

What to read before you buy

With the fee covering heat and hydro, the corporation pays the energy bill for the whole building. That shared cost is part of what you are buying, so the budget in the status certificate deserves as much attention as the suite itself.

Ask for the last three years of budgets and look at the utility line, the reserve fund contribution and the change in fees year to year. A reserve contribution that has been held down to keep fees flat is a warning sign. One that has been rising steadily usually means the board is planning ahead for the work a building of this age needs.

Also ask whether the board has discussed sub-metering hydro. Some older bulk-metered corporations have looked at it, and if it happens it would change both your fee and your own bills.

About $738 a square foot, the highest on the street

Condos.ca puts the building average at about $738 per square foot. That is above its twin, The Paramount, at about $598, above Park Lane at about $714 and well above Park Palace at 8 Pemberton at about $585. The higher figure is mostly about suite size: small suites sell for more per square foot than large ones, even in the same year of construction.

When I checked there were two suites for sale, asking between $449,999 and $495,000, with monthly fees between about $688 and $976. Two suites were listed for rent. With so few listings, the recorded sales in the data panel are a better guide than any asking price.

For a first-time buyer, the attraction is a low entry price near Yonge and Finch with very few bills outside the fee. For an investor, the high fee eats into rental returns, so run the numbers carefully before you buy here to rent out.

If you are choosing between The Plaza and a newer one-bedroom nearby, put the full monthly costs side by side: fee, hydro, heating and cooling, and parking. Then compare the purchase prices. The answer is not always the one the fee chart suggests.

Amenities at The Plaza

ConciergeSecurity guardSecurity systemGymParty roomMeeting roomUnderground parking

The Plaza has a compact, practical amenity list: a concierge and security guard, a gym, a party room and a meeting room. There is no pool, which keeps one of the costliest items out of the reserve fund. For most owners here, the shopping and services along Yonge do the work that a bigger amenity floor would do elsewhere.

Jatin’s honest take on The Plaza

Who this building suits

First-time buyers and single downsizers who want a smaller suite near Yonge and Finch with almost every bill folded into one payment. It suits people who will ride the subway and value a quieter side street. It suits investors less, because the all-inclusive fee cuts into rental income. It also suits a buyer who wants to stay in this part of Yonge long term and would rather have one predictable monthly payment than several utility bills.

What I’d want you to check

At about 29 years old, the building is in the window for window, balcony, elevator, roofing and garage work, so read the reserve fund study and look for any recent or planned special assessment in the status certificate. Look at the utility line in the budget and how the fee has changed over the last few years. Check the pet rules, since condos.ca shows a pet restriction, and confirm parking is attached to the suite.

The value question

At about $738 a square foot with heat, hydro and parking included, The Plaza is a sensible entry point near Yonge and Finch if you count total monthly cost rather than fee alone. If you need more space, The Paramount next door gives you larger suites with the same fee package at a lower price per square foot. Either way, the building’s age means the reserve fund study, not the asking price, is the document that decides whether a suite here is a good buy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
