Living here
Renters, Airbnb and elevators at The Ramsden
Do mostly owners or renters live here?
Renter-heavy building. Of 31 deals here in the last 24 months, 23 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Ramsden?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Ramsden
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Ramsden is one of the few places on Yonge between Bloor and St. Clair where a buyer can still get a real two-bedroom at a price per square foot well below the new towers around it. It is a 1997 building, and it looks and feels like one. For the right buyer, that is exactly why it works. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Ramsden is a 10-storey, 125-suite condominium at 980 Yonge Street, on the edge of the Annex, Yorkville and Rosedale, beside Ramsden Park. It was built by VanBots Construction and registered as condominium corporation MTCC-1173 on 30 December 1997. Suites are about 680 to 1,338 square feet. Property management is listed as Icon Property Management. Maintenance fees include common elements, heat, building insurance, parking, water and cable TV.
The Ramsden at a glance
A late-1990s building with an unusual back story
The building is recorded as built in 1997 by VanBots Construction, a general contractor rather than a typical condo marketer. One property manager’s profile of the building describes it as a conversion of a 1960s office building. I could not confirm that in a second source, so treat it as something to ask about rather than a fact.
It matters if it is true. A converted office building can have deeper floor plates, wider column spacing and larger windows than a purpose-built condo of the same era, and it can also carry older structural and mechanical elements behind new finishes. The reserve fund study and the building’s engineering reports will tell you which systems date from which period.
At 10 storeys, the Ramsden sits low against the newer towers rising along Yonge. The facade was designed to fit the older streets of the Annex and Yorkville rather than to stand out.
Mid-size suites with high ceilings
Recorded sizes run from about 680 to 1,338 square feet. That covers a full one-bedroom at the small end and two-bedroom and two-bedroom-plus-den plans at the top. There are no micro-studios, which is part of what keeps the building owner-occupied in character.
Building descriptions mention high ceilings, large windows and private balconies on many suites. A recent listing described a two-bedroom with an open living and dining area and a primary bedroom with its own ensuite, which is a typical plan here.
Expect a mix of finishes. Some owners have fully renovated, and many suites still have their original, more traditional kitchens and baths. That spread is where the opportunity is: an original suite priced fairly is a good canvas, and a renovated one should be priced to reflect the work.

Parking, lockers and owning in a 1990s building
Underground parking and storage lockers are listed, and parking is included in the maintenance fee. That is worth a lot on this part of Yonge, where newer buildings often sell parking separately or not at all. Confirm on the status certificate that the suite you are buying has a deeded or exclusive-use space and locker, and which level they are on.
A 125-suite corporation is a good size. It is large enough to spread the cost of a new roof or elevator modernization across many owners, and small enough that the board and the concierge know who lives in the building. Ask for the last two years of board minutes to see what the board has been dealing with.
Buildings of this age often go through a round of major work: window and balcony door replacement, hallway refurbishments, garage repairs and upgrades to heating and cooling. None of that is a reason to avoid the building. It is a reason to know what has already been done, what is planned, and whether the reserve fund can pay for it without a special assessment.
Yonge Street on one side, Ramsden Park on the other
The building takes its name from Ramsden Park, a large neighbourhood park a few steps away that gives this stretch of Yonge more green space than most. Yorkville’s shops and restaurants are a short walk south and west, and Rosedale’s residential streets are across Yonge.
This stretch of Yonge is changing. Several new towers have been built or proposed between Bloor and St. Clair, and more construction is likely. That brings more shops and services, and some noise and disruption along the street. Ask which way the suite faces; a suite toward the park side will be quieter than one on Yonge.
The data panel on this page covers subway access, schools and Walk Score, so I will not repeat those here. What I will say is that this is a location you can live in without a car most days.
Price per square foot and what the fee really buys
The building’s average price is about $661 per square foot, according to the condos.ca profile. That is well below what newer towers on Yonge between Bloor and St. Clair ask, often by several hundred dollars per square foot. You are paying for location and space, not for new finishes.
Fees here look higher than in a new building at first glance. Read the inclusions before you compare: common elements, heat, building insurance, parking, water and cable TV are all included. In most newer buildings, heat is on your own meter and parking is a separate monthly charge or a separate purchase.
There is one more way to look at it. Because heat and parking are covered, the true monthly gap between a suite here and a similar suite in a newer building is smaller than the fee alone suggests. Add your own heating bill and a parking charge to the newer building’s fee before you decide which one is cheaper to live in.
At the time of writing there was one suite for sale and none for rent. With so few listings, I would not anchor on any single asking price. My building sold report shows the actual trading range here.

Amenities at The Ramsden
The amenity package is modest but sensible: a concierge, a gym, rooms for meetings and parties, and a rooftop garden terrace with barbecues. The rooftop is the piece I would make a point of seeing, because in a 10-storey building it is your main outdoor space beyond your own balcony.
Jatin’s honest take on The Ramsden
Who this building suits
Owner-occupiers who want a full-size one- or two-bedroom in the Yorkville and Rosedale area without paying new-tower prices. It suits people who walk to work or to Yorkville, dog owners who will use Ramsden Park every day, and buyers who want predictable monthly costs with heat and parking bundled in.
What I’d want you to check
This is a building approaching 30 years old, so read the reserve fund study for windows, the roof, elevators, the heating and cooling system and the garage. Ask the property manager whether the building was a conversion of an older office building and, if so, which systems date from the original structure. Confirm the pet restrictions, the parking space and locker on title, and which way the suite faces.
The value question
At around $661 per square foot with heat, parking and cable included, the Ramsden is one of the better-value ways to live in this part of midtown. You give up a pool and new-build finishes, and you gain size, a park next door and a fee that covers most of your utilities. For an owner planning to stay five years or more, I think it holds up well, as long as the reserve fund does.
