Renters, Airbnb and elevators at The Treeways Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Treeways Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Treeways Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Treeways is a large townhouse community for a condominium: 178 homes on Plum Tree Way, Lime Tree Way and Antibes Drive, all built in 1974 and run by one corporation. That size gives it steadier sales and a bigger budget than most townhouse complexes in North York. It also means you are buying into a 50-year-old property with a lot of roofs to look after. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Treeways Townhouses is a condominium townhouse complex of 178 homes at 1–101 Plum Tree Way, 186–218 Antibes Drive and 1–11 Lime Tree Way in North York’s Westminster-Branson neighbourhood, west of Bathurst Street between Finch Avenue and Steeles Avenue. Condos.ca lists Peel Village Developments Co. as developer and builder and the completion year as 1974. The condominium corporation is YCC-184, registered on 6 December 1974, and Percel Property Management is listed as manager. Condos.ca does not publish what the fee includes, so confirm that on the status certificate.
The Treeways Townhouses at a glance
A big corporation, by townhouse standards
With 178 homes, The Treeways is several times the size of a typical 1970s townhouse condominium in this part of the city. That changes the economics. A roof, window or paving program is shared among many more owners, and the corporation has the scale to hire better contractors and plan work over several years.
Size also means more sales. There were two homes for sale when I checked, which is more choice than you usually get in a small complex, and over a year there are normally enough sales here to compare like with like.
The trade-off is governance. A big corporation has more owners with different priorities, and decisions can take longer. Read the last few years of board minutes to see how projects are debated and approved, and whether owner meetings reach quorum.
Scale also shapes the reserve fund. With 178 homes, a complex-wide window or roof program is a very large contract, and corporations of this size often phase the work over several years, block by block. Ask where the home you want sits in that schedule. A home whose block was just done carries less near-term risk than one at the back of the queue.
Built by Peel Village Developments in 1974
Condos.ca lists Peel Village Developments Co. as the developer and builder. I could not find more about the company’s history or an architect for the complex, so I will not add one.
The street names give the complex its name. Plum Tree Way and Lime Tree Way run through the site, and the Antibes Drive addresses face Antibes itself. Homes on the inner lanes usually see less traffic than those on Antibes, so ask which side a home backs onto.
Be careful with addresses. Condos.ca lists a separate townhouse complex at 77 Plum Tree Way and 1 Lime Tree Way, so not every home on these lanes is part of YCC-184. Confirm the corporation number on the listing and the status certificate before you rely on anything you read about the complex.

Family-sized homes, 50 years on
This complex was built as family housing, and the homes listed here when I checked had three bedrooms or more. That is the point of The Treeways: family-sized townhouses at a price well below a detached house in the neighbourhood.
In homes of this age, the important questions are what has been updated and who paid for it. Ask whether the windows, roof and doors are original or replaced, and read the declaration to see whether the corporation or the owner is responsible for each. Inside, ask your inspector to look at the electrical panel and wiring, the basement, and the age of the furnace and air conditioner.
Condos.ca lists BBQs as permitted and no other amenities. I could not find published parking details. Ask where the home’s parking is, whether it is a garage, driveway or surface space, whether it is owned or exclusive-use, and where visitors park.
Insurance is the other question buyers skip. The corporation insures the buildings under its own policy, and the deductible can sometimes be charged back to an owner, for example after a water leak that starts in a home. Ask for the deductible amounts on the status certificate and make sure your own condo policy covers them.
Living on Antibes Drive
Antibes Drive is a residential pocket west of Bathurst, between Finch and Steeles. It mixes 1970s towers, including the two 26-storey towers of 135 Antibes Condos at 115 and 135 Antibes Drive, with townhouse complexes like this one.
Westminster-Branson is one of Toronto’s most established Russian-speaking and Jewish neighbourhoods, according to its neighbourhood history. G. Ross Lord Park and the West Don Parklands, both part of the city’s ravine system, are the neighbourhood’s main green spaces. The data panel on this page shows transit, schools and walkability.
Steeles Avenue, the city’s northern boundary, is a short drive north, and many households here shop on both the Toronto and Vaughan sides. Most families in this part of North York drive, so ask how many parking spaces come with the home before you assume you can keep two cars.
What homes here are asking
The two homes for sale when I checked were asking between $720,000 and $799,000, with monthly fees of about $635 to $749. Condos.ca does not publish a price-per-square-foot figure for the complex.
Those asks put The Treeways well below detached homes nearby, which is the whole appeal. The fees are moderate for a townhouse corporation of this age, but I could not find what they include. Ask whether water, building insurance, exterior maintenance, snow removal and parking are covered, and how each home is heated.
Because the complex is large, there are usually enough recent sales to price a home properly. For aggregate sale figures, use the data panel above or my sold report, and compare like with like on bedrooms, basements and renovation.

Amenities at The Treeways Townhouses
Condos.ca lists no shared recreation facilities, so the fee here goes to grounds, roads and the homes’ exteriors rather than a gym or pool. For families, the real amenity is space: your own front door, stairs and, in many homes, a basement.
Jatin’s honest take on The Treeways Townhouses
Who this building suits
Families who want three bedrooms or more near Bathurst and Steeles without paying for a detached house. It also suits buyers who want to stay close to the community institutions along Bathurst, and first-time buyers moving up from a condo apartment who want more room.
What I’d want you to check
Confirm the corporation is YCC-184, not the separate complex at 77 Plum Tree Way. Then read the reserve fund study for roofs, windows, paving and any shared structures, and check the declaration for which exterior items owners pay for themselves. Ask for recent board minutes, the budget and the insurance deductibles. Inside, focus on electrical, basement moisture and the age of the heating and cooling equipment.
The value question
On the asking prices I saw, The Treeways offers family space at a real discount to houses nearby, with moderate fees. The value test is the corporation’s health. A large complex with a well-funded reserve and a steady repair plan is one of the better ways into this neighbourhood; one that has deferred work will cost you later.
