Living here

Renters, Airbnb and elevators at The Vic Towns

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Vic Towns?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Vic Towns

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Vic Towns is what a lot of first-time buyers in North York are really looking for: a new two-level home with its own front door, outdoor space and a monthly fee that is a fraction of a high-rise. It is also brand new, which means the paperwork matters more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Vic Towns is a condominium townhouse community of 147 units at 1648 to 1682 Victoria Park Avenue in the Victoria Village neighbourhood of North York, Toronto. It was developed by Solotex Group and completed in 2025, and the condominium corporation, TSCC-3137, was registered on 29 September 2025. Units are stacked two-level townhomes. Maintenance fees cover common elements, building insurance and water.

Stacked townhomes, not a tower

The Vic Towns is a stacked townhouse format. Condos.ca lists each home as two floors, while pre-construction marketing described the blocks as four storeys, which is consistent with one two-level home sitting on top of another. Ask which level a unit sits on, because upper homes and lower homes live very differently.

Upper units typically climb more stairs but get the rooftop terrace and the most light. Lower units usually trade the roof for a ground-level garden patio and easier access. Marketing for the project highlighted balconies, garden patios and rooftop terraces, so outdoor space should be part of every unit, but the type varies.

There is no lobby, no elevator and no concierge here, which is exactly why the fees are low. You are buying a home with a shared roofline, a shared garage and a shared budget, not a building with staff.

Layouts and finishes from the sales program

During sales, the project was marketed with suites of roughly 975 to 1,729 square feet, ceilings up to about nine feet, stone counters, stainless appliances and bathrooms with double vanities. Those are marketing figures, so confirm the final floor plan and registered area for the specific home rather than relying on brochures.

Most of the homes currently listed are two-bedroom-plus-den plans. The den matters here: in a stacked town it is often the space that becomes a home office or a nursery, so check whether it has a door and a window before you count it as a room.

The site plan was built around a landscaped central courtyard. That shared green space is a quality-of-life feature, and it is also a cost the corporation will carry for as long as it exists.

What the fee covers, and what it does not

Condos.ca lists common elements, building insurance and water in the fee. The sales material described the same structure, with hydro and gas excluded, so each home most likely pays its own heating and electricity. Ask the seller for a year of utility bills, because a two-level home with its own furnace or heat pump can vary a lot by season.

Parking and lockers were sold separately during pre-construction, so not every unit has them. If you need a spot, confirm in the agreement and the status certificate that a parking unit or exclusive-use space is included in the sale.

Because the corporation was only registered in September 2025, the first-year budget was set by the developer. Fees in new townhouse corporations often move once the owners’ board takes over and real operating costs are known, so treat today’s fee as a starting point, not a promise.

Victoria Village, day to day

Victoria Village is an established, mostly low-rise pocket of North York along Victoria Park Avenue, with post-war houses, older rental towers and plazas. New ground-oriented ownership is not common here, which is part of why this project drew attention.

This is a practical, car-friendly part of the city with quick access to the Don Valley Parkway and the Eglinton corridor. If your commute runs downtown, look at the transit panel on this page for real stop distances rather than taking my word for it.

The area is changing as the Eglinton corridor intensifies, so expect more construction and more density along the main roads over the next decade. For owners in a new townhouse community, that usually helps resale demand, but it can also mean a few years of noise and detours.

The honest comparison for most buyers is not another condo, it is an older freehold townhouse or semi in the surrounding area. A freehold has no monthly fee and no board, but it usually needs work and costs more to buy. The Vic Towns gives you new construction and warranty coverage in exchange for a fee and a set of rules.

Pricing and fees at The Vic Towns

The building average is about $1,077 per square foot on condos.ca. That figure is high for this part of North York, and it does not line up neatly with the size range from the sales program, so I would rely on the measured area of the specific home rather than the average.

Seven homes are listed for sale right now, asking between $680,000 and $899,000. Monthly fees across those listings run from about $290 to $480, which is very low for new condominium product in Toronto and reflects the simple stacked-town structure.

Watch the resale field closely. With seven homes listed in a 147-unit community within months of registration, some original buyers are clearly selling on closing. That can create room to negotiate, and it also means your appraisal will lean on a small set of recent resales. See my building sold report for what has actually traded.

One more point on comparing value. In stacked towns, listed square footage usually counts both levels of the home but not the terrace, so two units with the same number can feel very different. A large rooftop terrace has real value in Toronto, and it is worth pricing that separately in your head rather than letting the per-square-foot figure decide for you.

Amenities at The Vic Towns

Landscaped central courtyardUnderground parking (sold separately)Lockers (sold separately)Private patios, balconies or rooftop terraces

There is no gym, pool or party room listed here, and that is the trade. Your amenity is your own outdoor space and the shared courtyard, and your fee is not paying for staff or equipment you may never use.

Jatin’s honest take on The Vic Towns

Who this building suits

First-time buyers and young families who want more room than a one-bedroom condo, their own entrance and a terrace, at a monthly cost well below a high-rise. It also suits buyers who already own a car and want quick highway access in North York.

What I’d want you to check

Read the status certificate, the first-year budget and the reserve fund study carefully, because this corporation is brand new and the numbers were set by the developer. Confirm Tarion warranty coverage dates, the deficiency list for the unit and the common elements, whether parking and a locker are included, and what the declaration says about who maintains roofs, terraces and doors. Ask too who manages the corporation, because no management company is listed on condos.ca yet.

The value question

On fees alone, this is one of the cheapest new-build ownership formats I see in North York. The value question is the price per square foot: at the current asking range you are paying a new-build premium for a stacked town in a car-oriented location. If the measured size and parking check out and you plan to stay five years or more, it can make sense. If you are buying to flip on closing, the number of competing listings tells you to be careful.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
