Renter-heavy building. Of 6 deals here in the last 24 months, 4 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 480 Oriole Parkway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 480 Oriole Parkway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

480 Oriole Parkway is not a condo building in the way most people mean it. It is a three-storey brick walk-up from about 1930, protected as a heritage property, arranged around a treed courtyard, and only registered as a condominium in 2011. Buyers either fall for it on the first visit or realise quickly that it is not for them. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

480 Oriole Parkway is a three-storey, low-rise condominium on Oriole Parkway, just south of Eglinton Avenue near Avenue Road in midtown Toronto, at the edge of Chaplin Estates and Forest Hill. Built as the Parkway Court Apartments around 1930 and designed by Kaplan and Sprachman, it is designated under the Ontario Heritage Act by City of Toronto By-law 382-2007. It was a co-ownership building before it was registered as a condominium, TSCC-2135, on 17 February 2011. Condos.ca lists 33 suites and Summa Properties as the manager. Maintenance fees include common elements, heat, building insurance and water.

A Kaplan and Sprachman building with heritage protection

The building began as the Parkway Court Apartments. The Ontario Heritage Trust’s record of the City designation by-law dates it to 1930 and credits Kaplan and Sprachman, a Toronto firm active from 1921 to 1965. A 2014 Globe and Mail real estate piece gives 1929. Either way, it is close to a century old.

The by-law describes a U-shaped walk-up in a Period Revival style: mottled red brick, low hipped roofs and stone and brick detailing. The U wraps a courtyard with mature trees, and condos.ca lists an outdoor patio, which is the shared outdoor space most residents use.

Heritage designation protects the character that makes the building appealing, but it also limits what the corporation can change. Window replacements, masonry repairs and exterior work have to respect the heritage attributes and may need City approval. That tends to make exterior projects slower and more expensive than in an ordinary building.

From co-ownership to condominium

Before 2011, the building operated as a co-ownership and had also been used for rentals, according to the Globe. In a co-ownership, buyers own a share of the whole property and a right to occupy a suite, which makes financing and resale harder. Registering as a condominium in 2011 gave each owner title to their own suite, and that change matters for lenders and buyers.

Sources do not agree on the suite count: condos.ca lists 33 suites, while the Globe reported 32. The difference may be a guest suite, a storage unit or simply an error, but the declaration will settle it.

Being a conversion, the corporation inherited an old building rather than a new one with a developer warranty. That makes the reserve fund study and the record of past repairs the most important documents you will read.

Size cuts both ways too. With only about 32 or 33 owners, every major repair is split among very few people, so a new roof or a round of masonry work weighs more heavily on each suite than it would in a 300-unit tower. On the other hand, small buildings like this are often run by engaged owners who know the building well. Read the last two years of board minutes to see how decisions get made and what is coming up.

What the suites are like

Expect apartments, not condo boxes. The Globe noted that every suite in the building is different, and that the two-bedroom it described had original hardwood floors, built-ins and windows in every room. Many suites here have been updated with new kitchens and bathrooms while keeping the original floors and trim.

This is a walk-up, so there is no elevator. For a lot of buyers that is the deciding factor, and it is worth thinking about moving day and furniture deliveries as well as daily life. Third-floor suites mean carrying groceries up stairs, and the building will not work for someone who expects to need step-free access later.

Older buildings also come with older systems. Ask about the electrical service in the suite, the plumbing, any remaining original windows, and how the suite is heated and cooled. Air conditioning is not listed in the fee, so find out whether the suite has its own system or relies on window units.

Parking, the street and the neighbourhood

Parking is not included in the fee. The Globe reported that residents can rent detached garages behind the building, but availability and cost may have changed, so ask the manager what is offered now and whether there is a waiting list. If you need parking, settle this before you firm up. If you don’t, it matters less today, but remember that some future buyers will care.

Oriole Parkway here is a quiet, tree-lined street lined with older low-rise buildings, a short walk from Eglinton Avenue and the shops and restaurants near Avenue Road. You get the feel of Chaplin Estates and Forest Hill while living close to Eglinton, which has been reshaped by years of Crosstown construction. The data panel on this page covers transit, schools and walkability.

How to price a suite here

There is no reliable building average for 480 Oriole Parkway on condos.ca, and there were no suites listed when I checked. That is normal for a building this small: the Globe noted that suites rarely come up for sale, and every suite is different, so averages would not mean much anyway.

In practice, I price a suite here by looking at three things: recent sales in this building, sales of comparable heritage and pre-war low-rise condos in midtown, and the condition of the suite itself. A fully renovated suite with the original details intact can sell at a clear premium to a dated one of the same size.

The fee includes heat, water, building insurance and common elements, so budget separately for hydro, internet and any garage rental. Because this is a small, old building with heritage limits on exterior work, the fee level is less important than the reserve fund. For recent closed results, use the sold data on this page or ask me for a building sold report.

Amenities at 480 Oriole Parkway

There is no gym, concierge or party room here; the amenity is the building itself and its treed courtyard. That keeps the fee focused on the building’s upkeep, which in a century-old heritage structure is where your money should go.

Jatin’s honest take on 480 Oriole Parkway

Who this building suits

Buyers who want character over amenities: original hardwood, real rooms and a courtyard, on a quiet midtown street near Eglinton. It suits people who are comfortable with stairs and who would rather live in a small, owner-run building than a tower.

What I’d want you to check

Read the reserve fund study closely for masonry, roofs, windows, plumbing and the heating system, and ask how heritage rules have affected the cost of past exterior work. Confirm the suite count in the declaration, the arrangements and cost for garage parking, and the pet rules (condos.ca flags restrictions). Inside the suite, check the electrical service, plumbing and how it is cooled.

The value question

Value here is about scarcity rather than price per square foot. Suites seldom come up, and nothing new can be built with this character. If the reserve fund is healthy and the suite has been updated well, a fair price is easy to justify. If the building faces major exterior work with a thin reserve, I would want that reflected in the price or I would walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
