No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Allure Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Allure is the building I suggest to midtown buyers who want Yonge Street on their doorstep but do not want to live in a glass tower. It is a 10-storey brick and stone mid-rise at Yonge and Glebe Road West, halfway between Davisville and Eglinton, with tall ceilings and a manageable number of neighbours. It also has a few conflicting facts worth clearing up before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Allure Condos is a 10-storey mid-rise condominium at 23 Glebe Road West, at Yonge Street between Davisville and Eglinton in midtown Toronto. It was developed by Greenpark Homes and designed by Page + Steele / IBI Group, and completed in 2015. Condos.ca lists 195 suites; launch coverage gave 197. The corporation is TSCC-2459, registered on 3 June 2015, and condos.ca lists TSE Management as the manager. Suites range from about 467 to 2,628 sq ft. The fee includes common elements, heat, air conditioning, building insurance and parking.

A mid-rise in brick and stone, by a suburban builder

Allure was Greenpark Homes’ first Toronto project. Greenpark had built mainly low-rise communities in Markham, Vaughan and Brampton, and UrbanToronto’s 2012 report on the site hoarding credited Page + Steele / IBI Group as architects.

The building is 10 storeys of brick, stone and precast, which sets it apart from the glass towers around Yonge and Eglinton. At grade there is retail on Yonge Street, and the residential entrance is a porte-cochère on Glebe Road West, a short dead-end street that the builder rebuilt with new sidewalks, trees, lighting and a steel art piece, according to the Globe and Mail’s launch coverage.

That entrance is a practical advantage. Drop-offs, deliveries and moves happen on a quiet side street rather than on Yonge, which makes day-to-day life easier than in many Yonge-fronting buildings.

Nine- and ten-foot ceilings, and penthouses

At launch, Greenpark offered layouts from studios to two-bedroom-plus-dens, with nine- and ten-foot ceilings, hardwood and porcelain floors, granite counters and integrated appliances. Many one-bedrooms were planned with one and a half baths, which is a feature I like for anyone who has guests over.

Every launch model had a balcony or terrace, and the top floors carried an upgraded Signature series. Launch sizes ran from about 468 to 1,258 square feet. Condos.ca now lists a range up to about 2,628 square feet, which suggests some upper suites were combined or enlarged during construction; check the floor plan of any large suite against the status certificate.

The suites for sale when I checked were a one-plus-den in the 600 to 699 square foot band and a much larger two-bedroom. That spread is typical here: compact plans for professionals and a small group of large upper suites for downsizers.

Ceiling height is the detail that makes these suites feel bigger than their square footage. A one-bedroom with ten-foot ceilings and a full-width window wall lives very differently from the same plan with standard heights, which is worth remembering when you compare price per square foot against nearby towers.

What the fee covers, and one conflict

Condos.ca lists the fee as including common elements, heat, air conditioning, building insurance and parking. On the two active listings, fees ran from about $599 to $1,043 a month.

Here is the conflict. The Globe’s launch article described separately metered utilities and high-efficiency boilers, with fees projected at about 50 cents a square foot. It is likely that hydro and possibly water are metered to each suite while heating and cooling are shared, but I would not assume it. Ask the seller for recent utility bills and confirm the inclusions in the status certificate.

The launch materials also described a building-wide water filtration system. If that system is still in service, it is one more piece of equipment the reserve fund has to maintain, so look for it in the study.

About 195 suites is a comfortable size for a mid-rise. It is large enough to carry a full-time concierge and a reasonable reserve fund, and small enough that owners can follow what the board is doing. Ask how many board meetings a year are held and whether minutes are circulated to owners.

Yonge Street between Davisville and Eglinton

Glebe Road West meets Yonge roughly midway between Davisville and Eglinton. You have the restaurants, cafés and shops of this stretch of Yonge on foot, and the Kay Gardner Beltline trail is close by for walking and cycling. The data panel on this page covers transit, schools and the Walk Score.

This stretch of Yonge has changed a lot since Allure went up. Several mid-rise and tall buildings have been built or approved between Davisville and Eglinton, and more sites are in planning. Expect construction nearby and check what is approved across the street before paying for a view.

Being a 10-storey building on a tall corridor has a trade-off. Your views can be built out more easily than from a 30-storey tower, so a south- or east-facing suite that is open today may not stay that way.

Daily life here is pleasantly ordinary: groceries, coffee, a gym and a dinner out are all on this stretch of Yonge, and the residential streets west of Yonge are quiet for walks. It is midtown without the full intensity of the Yonge and Eglinton intersection.

If you drive, ask how the garage entrance on Glebe Road West handles the morning rush, and whether visitor parking is easy to book.

Pricing: midtown rates for a mid-rise

Condos.ca puts the building average at about $886 per square foot. That is close to the Yonge and Eglinton towers nearby, so you are not getting a discount for the smaller building, but you are getting the mid-rise feel and higher ceilings for the same money.

The two suites for sale when I checked asked from about $549,000 to $1,499,000, a one-plus-den at the bottom and a large two-bedroom at the top. With only two listings, that range is about suite type, not market direction.

Because inclusions are not fully clear, compare total monthly cost, including utilities, against other buildings. For what suites have actually sold for, use the sold data panel on this page or ask me for a building sold report.

The package fits the building’s size: a concierge, a party and dining space, a media lounge and games room, a second-floor fitness studio and a rooftop deck with a fireplace and barbecues. There is no pool, which keeps operating costs down; the rooftop is the space owners actually use in summer.

Jatin’s honest take on Allure Condos

Who this building suits

Professionals and couples who want Yonge Street living in a quieter mid-rise, and downsizers who want one of the larger upper suites with high ceilings. The side-street entrance makes it easier for anyone who drives or gets a lot of deliveries.

What I’d want you to check

Confirm exactly which utilities are in the fee, since the launch materials and condos.ca differ. Read the reserve fund study for the boilers, the water filtration system and the roof deck, and confirm parking and locker with the suite. For larger upper suites, check that the floor plan matches what the status certificate describes.

The value question

At about $886 per square foot, Allure prices like its tower neighbours while offering higher ceilings, masonry construction and a calmer address. I think that is fair value for owner-occupiers, especially for the larger suites, as long as the fee inclusions and reserve fund check out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
