Renters, Airbnb and elevators at Upper Beach Villas

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Upper Beach Villas?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Upper Beach Villas

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Upper Beach Villas is for buyers who want a townhouse in the Upper Beach and cannot stretch to a freehold. It is 40 condominium townhomes on a small grid of streets north of Gerrard, on what appears to be the block the City described in 2007 as the last undeveloped block of the new Upper Beach neighbourhood. How that block got built explains a lot about what you are buying. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Upper Beach Villas is a 40-unit condominium townhouse complex at 41-77 Enroutes Street, 50-60 Belleville Street and 1-99 Philpott Gardens in the East End-Danforth (Upper Beaches) neighbourhood, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built by The Conservatory Group and completed in 2010. The condominium corporation is TSCC-2089, registered on 11 June 2010. Condos.ca does not list fee inclusions for the complex, so confirm them on the status certificate.

The block the City argued about

The report called it the last remaining undeveloped block in the recently built Upper Beach neighbourhood, at roughly 11,200 square metres.

The plans had changed several times. A 2003 approval allowed 187 stacked townhouses over an underground garage, on private roads. A 2005 version dropped the garage for 96 townhouses with integral garages off rear lanes. A 2006 resubmission proposed 128 stacked units, each under 125 square metres to meet a zoning requirement for lower-end-of-market housing, with a garage space each and lanes connecting to Enroutes and Belleville.

City planners opposed that version. They wanted homes facing public streets, grade-related outdoor space for ground-level units, and no integral garages. I could not find the final settlement, and Upper Beach Villas, with 40 units, appears to be one part of what was eventually built. A separate corporation, Upper Beach Villas II, sits on neighbouring addresses on Philpott Gardens, Enroutes Street and Carnahan Terrace.

What the homes are like

Condos.ca lists suite sizes of about 1,025 to 1,367 square feet, which is a useful size for a townhouse: big enough in most plans for two bedrooms and room to work from home. Condos.ca describes the complex as two floors, which suggests many of the homes are stacked, with one suite above another, rather than full three-storey townhouses.

That distinction matters. In a stacked plan, you may share a floor or ceiling with a neighbour, and the upper suite usually has more stairs but better light. Ask the seller’s agent for the floor plan and walk the stairs yourself before you compare the price with a freehold on a nearby street.

Because the City’s position in 2007 was that ground-level homes should have their own outdoor space and should face public streets, ask what outdoor space comes with the specific suite, whether it is exclusive-use common element, and who maintains it.

Parking, fees and the information gap

This is a building where the published data is thin. Condos.ca does not list amenities or fee inclusions for Upper Beach Villas at all. That does not mean there is anything wrong; small townhouse corporations are often poorly documented online. It does mean you have to get the facts yourself.

Parking is the first question. The plans changed between an underground garage, private garages off lanes and surface visitor parking, and I could not confirm which arrangement was built here. Check the status certificate for the parking unit or exclusive-use space that comes with the suite, and ask where visitors park.

Then ask what the fee covers. In townhouse condos, owners often pay their own heat, hydro and water, and the fee covers building insurance, the roofs, the exterior and the grounds. Get the budget and the reserve fund study, and look at what is planned for roofs, windows and paving over the next decade.

Life north of Gerrard in the Upper Beach

The Upper Beaches runs from Coxwell to Victoria Park, between Kingston Road and the rail line north of Gerrard. The name itself was a developer’s marketing term from the early 2000s; the City’s official name for the neighbourhood is East End-Danforth. Much of the former industrial land along the rail corridor has been replaced with housing, and this complex is part of that change.

It is a residential pocket rather than a main-street address. You are a walk from the Gerrard and Danforth shopping strips and further from the lake than the Beach proper. The panel on this page has the transit options and nearby parks, and it is worth checking how the trip to the subway or GO works for your commute.

The surrounding area is still changing. The Conservatory Group, which built this complex, has a separate proposal listed on UrbanToronto for a 29-storey tower at 2540 Gerrard Street East. Projects like that bring more retail and density nearby, along with construction, so check its status if a view or a quiet street matters to you.

Pricing and comparables

Condos.ca does not publish an average price per square foot for Upper Beach Villas, and there were no listings when I checked. With only 40 units, resales are infrequent, so the data panel on this page and recent sales in Upper Beach Villas II and other townhouse condos nearby are the best comparables.

When you compare, compare like with like. A stacked condo townhouse of about 1,100 square feet is not the same product as a freehold row house on a lot, and should not be priced like one. Adjust for parking, outdoor space and the monthly fee, and for whatever utilities you pay on top. If you need help pulling the townhouse condo sales for this pocket, I can put them together for you before you make an offer.

Jatin’s honest take on Upper Beach Villas

Who this building suits

Families and couples who want around 1,000 to 1,400 square feet with a townhouse feel in the Upper Beach, and who would rather pay a condo fee than take on a freehold’s maintenance and price. It also suits buyers trading up from a one-bedroom condo who want stairs and a door on the street.

What I’d want you to check

Get the fee inclusions, the parking arrangement and the outdoor space for the specific suite in writing from the status certificate, because none of it is reliably published online. At about 16 years old, roofs, windows and paving are the items to look for in the reserve fund study. Confirm whether the suite is stacked, and read the rules on pets, rentals and renovations yourself.

The value question

Upper Beach Villas will usually cost less than a freehold of similar size nearby, and that is its value case. The risk is in what you do not know: with thin online data and few resales, due diligence is everything. Done properly, it can be a sensible way into the Upper Beach.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
