Living here
Renters, Airbnb and elevators at Versailles Court
Do mostly owners or renters live here?
Mix of owners and renters. Of 10 deals here in the last 24 months, 4 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Versailles Court?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Versailles Court
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Versailles Court is for the buyer who wants a quiet, small building and does not care about a gym. It is a 9-storey, 90-suite mid-rise from 1994 on Eglinton Avenue East, with suites that start at 750 square feet and a fee that includes heat, hydro, water and parking. It sits on the Line 5 corridor, which changes the conversation about this stretch of Eglinton. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Versailles Court is a 9-storey, 90-suite condominium at 2245 Eglinton Avenue East, near Birchmount Road in Scarborough’s Ionview neighbourhood. It was completed in 1994; condos.ca lists the developer simply as Versailles Court. The condominium corporation is MTCC-1072, registered on 26 May 1994, and condos.ca lists L & H Property Management as manager. The fee includes common elements, heat, hydro, water, parking and building insurance.
Versailles Court at a glance
Small building, short amenity list, by design
Ninety suites over nine floors is a small building by Toronto standards. That has a real effect on daily life: fewer neighbours, shorter waits for the elevator, and a board drawn from a small group of owners who tend to know one another. For some buyers that is exactly the appeal.
The amenity list is short. Condos.ca records a parking garage, visitor parking and a security system, and nothing else: no gym, pool, party room or concierge. That is not a flaw so much as a choice. There is less to staff, heat and repair, and less of your fee goes to facilities you might never use.
Condos.ca names the developer only as Versailles Court, which is typical of a single-purpose company set up for one project. I could not find a published architect or builder history, so I would not lean on reputation here. Judge the building on its documents, its condition and how the current board has handled the last few years of maintenance.
Suites sized like 1990s apartments
Condos.ca records suites from about 750 to 976 square feet. There is nothing small in this building: the bottom of the range is bigger than many new one-bedroom-plus-dens, and both current listings are two-bedrooms. Listing sources describe several different layouts and exposures.
That size profile makes the building a better fit for owner-occupiers than investors. Couples, small families and downsizers get real bedrooms and storage, and the kitchens and dining areas in buildings of this era tend to be separate rooms rather than an open strip along one wall.
The flip side is that many suites will have original or owner-updated finishes from different decades. Look closely at kitchens, bathrooms, flooring and windows, and budget for what you would change. I could not find a published ceiling height.

A fee that covers your utilities
The fee includes common elements, heat, hydro, water, parking and building insurance. Central air conditioning is not on condos.ca’s inclusion list, so ask the seller how the suite is cooled and what that costs.
Current monthly fees across the two active listings run from roughly $698 to $838. That looks heavy for a building with no gym or pool, but hydro and heat are in it. Compare it with a newer building by adding a year of hydro, heating and a parking charge to that building’s fee, and the difference usually narrows sharply.
In a small corporation, each owner’s share of a big repair is larger, because there are only 90 suites to spread it across. That is the single most important thing to understand here. A healthy reserve fund protects you; a thin one means a special assessment lands harder than it would in a 300-suite tower. Read the reserve fund study and ask the property manager what major work has been completed since 2020.
Eglinton East and the Line 5 change
Ionview is a compact, largely residential pocket of south-central Scarborough near Birchmount and Kennedy, with older apartment buildings, low-rise housing and the commercial strip along Eglinton itself. It is practical rather than fashionable, and prices reflect that.
The biggest change is the transit. Line 5 Eglinton began service on 8 February 2026, running about 19 kilometres from Mount Dennis to Kennedy, where it connects with Line 2 and GO’s Stouffville line. One of its stops is named for this neighbourhood, Ionview, the last stop before Kennedy.
Just west, along the Golden Mile stretch of Eglinton, City Council adopted the Golden Mile Secondary Plan in 2020, and it is now in effect, setting a framework to turn a strip of plazas and big-box stores into a mixed-use area with substantial new housing. For Versailles Court owners, that means more services nearby over time, and more construction and traffic along the way. The data panel shows the nearest stops, schools and parks from the building.
Pricing: under $470 a square foot
Condos.ca puts the building average at about $468 per square foot, which is low even by Scarborough standards. That price reflects the building’s age, its thin amenity list and the size of the fee, and it means you are buying a lot of space for the money.
The two suites currently for sale ask $389,888 to $449,000. With only two listings, that is a thin sample, and in a 90-suite building sales are infrequent, so each one moves the averages.
The other comparison worth making is against newer Line 5 buildings further west on Eglinton. They offer new finishes, amenities and builder warranties, but usually smaller suites, a separate hydro bill and often a parking charge. Run the total monthly cost for both before you decide which one is actually cheaper to own.
That is why I would not price an offer here from asking prices alone. Check the 12-month data panel above for what has actually traded, and use my building sold report for a specific suite.

Amenities at Versailles Court
This is a building without a recreation package: you get a garage, visitor parking and a security system. If you want a gym or pool, look elsewhere; if you would rather not pay to run one, that is the point.
Jatin’s honest take on Versailles Court
Who this building suits
Owner-occupiers who want a large suite in a small, quiet building and are happy without a gym or concierge: couples, small families and downsizers who value space, utilities in the fee and a short elevator ride over a long amenity list. It also suits buyers betting on the Eglinton corridor improving now that Line 5 is running.
What I’d want you to check
With only 90 suites, the reserve fund is everything. Read the study, the budget and the last year of board minutes, and look at windows, the roof, the garage, the elevators and the heating plant, all of which are of an age to need work. Ask how cooling works in the suite, since air conditioning is not listed in the fee. Condos.ca lists a pet restriction, so read the declaration and rules before you buy if you have a pet.
The value question
Under $470 a square foot with heat, hydro and parking included is a lot of apartment for the money in Toronto. The discount is fair for what you give up, but it is still a discount. If the reserve fund is sound and the suite has been looked after, I think this is a sensible, low-key buy on a corridor whose transit has just improved.
