Can you Airbnb a unit at Warehouse Lofts at Mystic Pointe?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Warehouse Lofts at Mystic Pointe

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Warehouse Lofts at Mystic Pointe is one of the few genuinely low-rise condo options between The Queensway and the lake: four storeys, 82 suites and a loft-style look in a pocket now dominated by towers. It suits a specific buyer, and it asks you to do a bit more homework than a newer building. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Warehouse Lofts at Mystic Pointe is a 4-storey, 82-suite condominium at 300 Manitoba Street, just south of The Queensway on the Mimico and Humber Bay side of Etobicoke. It was built in 1998 as part of the Mystic Pointe community. The condominium corporation is MTCC-1216, registered 6 October 1998, and Crossbridge Condominium Services manages it. Maintenance fees include common elements, air conditioning, water, building insurance and parking.

A small building in a tower neighbourhood

With 82 suites over four storeys, this is a building where you will know your neighbours by name. In a part of Etobicoke where the newer stock is 30- and 40-storey towers, that scale is the main reason people seek it out: short elevator waits, a small board, and a lobby that feels residential rather than hotel-like.

It sits within Mystic Pointe, a planned community along Manitoba Street that includes other low- and mid-rise loft-branded buildings, such as the larger Warehouse Lofts building at 250 Manitoba and the Skylofts at 200 Manitoba. Each is its own corporation, so the fee, the reserve fund and the rules here are specific to 300 Manitoba.

The architect and original builder are not recorded in the sources I used, and I could not confirm whether the building is a conversion of an older structure or a new build in a loft style. Given the 1998 registration and its place in a planned community, I would treat it as a purpose-built loft-style building unless the status certificate or the declaration says otherwise. Ask before you assume anything about the structure.

Suites and the loft question

Suites run from about 535 to 1,129 sq ft, from compact one-bedrooms to larger two-bedrooms, and the building includes penthouse-level suites on the top floor. The loft branding usually signals higher ceilings and more open plans than a standard 1990s condo, but layouts vary, so check the ceiling height and window size in the specific suite rather than relying on the name.

On a four-storey building, the floor matters more than it does in a tower. Ground-level suites trade privacy for easy access, while top-floor suites get the best light and are closest to the rooftop deck. If you work from home, ask about sound transfer between floors, which is something older low-rise buildings handle very differently from one another.

What is changing just to the south

The biggest factor for this building over the next decade is the former Christie’s cookie plant at 2150 Lake Shore Boulevard West, a short distance south, on the other side of the Gardiner. First Capital and its partners plan to turn the 28-acre site into a mixed-use community, and the City approved the planning framework in 2021.

The concept calls for fifteen towers between 28 and 70 storeys, about 1.25 hectares of new parkland, two daycares, a community recreation centre, a library and a new Park Lawn GO station with a streetcar loop. For a low-rise building nearby, that means better transit and services over time, along with years of construction and much taller neighbours.

The City’s Park Lawn Lake Shore Transportation Master Plan is running alongside it to add new street connections and transit capacity. If you buy here, you are buying into that change, for better and for worse. Transit and walkability details are in the data panel.

Daily life on Manitoba Street

Manitoba Street sits between The Queensway and Lake Shore, so you are close to the everyday retail along both corridors without living on either. The lake, Humber Bay Park and the Martin Goodman Trail are reachable south of Lake Shore, and the Gardiner is close for drivers.

The warehouse name nods to the area’s past. The land south of The Queensway between the Humber River and Mimico Creek turned industrial in the last century, with the Ontario Food Terminal to the north and the Christie’s factory to the south, and much of that land has since been redeveloped for housing. Mystic Pointe, built in the late 1990s, was part of that change, and the Christie’s lands are the next chapter of the same story.

The setting is quieter than the Humber Bay Shores towers, which is the appeal. You give up the lakefront address and the large amenity floors of the newer buildings in exchange for a smaller community and a lower-key street.

Fees, inclusions and what is listed

There is no reliable building-wide price-per-foot average in the data I have, so I would price any suite here from recent closed sales of similar size, shown in the data panel above, rather than from asking prices.

The fee includes common elements, air conditioning, water, insurance and parking. Heat is not on the inclusion list, so confirm how the suite is heated and what owners typically pay, since that changes the true monthly cost. Fees on the two current listings run from about $910 to $1,130 a month, which for a 900-plus sq ft suite works out to roughly $0.95 to $1.00 per square foot. That is high for a low-rise building, and it is the first thing I would ask the reserve fund study to explain.

Only two suites are listed for sale right now and none for rent, which is typical for a building this small. The two asks run from $599,000 to $1.25 million, which tells you how differently a standard one-bedroom and a larger two-bedroom are valued here.

For an 82-suite building the amenity list is decent: a rooftop deck, a party room, a meeting room and a sauna, with a security presence and underground parking. It is not a resort package, but you are sharing it with far fewer people.

Jatin’s honest take on Warehouse Lofts at Mystic Pointe

Who this building suits

Buyers who want a low-rise, loft-style home with a small community feel, close to The Queensway and the lake but not in a tower. It suits owner-occupiers who plan to stay, and people who value knowing their neighbours over a long amenity list.

What I’d want you to check

This is a 1998 building with a small number of owners sharing every capital cost, so a roof, a garage membrane or a window program lands on 82 suites instead of 400. Read the reserve fund study and the last two years of board minutes carefully, and ask whether any special assessment is planned or under discussion. Confirm how heat is supplied and billed, whether your parking space and locker are owned, and what the declaration says about pets, since listing data flags pet restrictions. Ask for floor plans showing ceiling heights.

The value question

The fee per foot is the issue to resolve. If the reserve fund is healthy and the fee is funding real upkeep, a low-rise loft-style suite in this location is hard to find and holds a niche appeal. If the fee is high because the fund is catching up, factor that into your offer. Small buildings also have thin comparables, so get a proper sold-data review before you commit; request a building sold report or book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
