Living here
Renters, Airbnb and elevators at Princess Place III
Do mostly owners or renters live here?
Renter-heavy building. Of 99 deals here in the last 24 months, 80 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Princess Place III?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Princess Place III
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

22 Olive Avenue is the tower people mean when they point at Princess Place from Yonge Street. At 26 storeys and 289 suites it is the tallest and largest of the four, it has the biggest suites, and it has the lowest average price per square foot of the group. For a buyer who wants space and a view near Finch at an all-in fee, that combination is worth a close look. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Princess Place III is a 26-storey, 289-suite condominium at 22 Olive Avenue in the Yonge-Doris (Willowdale East) area of North York, Toronto, near Yonge Street and Finch Avenue. Pemberton Group developed the Princess Place community, and this tower was the last of the four to register: the condominium corporation, TSCC-1602, was registered on 13 April 2004. Maintenance fees include heat, hydro, air conditioning, water, building insurance, parking and common elements. Suites run from about 442 to 1,009 sq ft.
Princess Place III at a glance
The last and tallest of four
Pemberton Group built Princess Place as four towers between 16 and 26 storeys, with a group of three-storey townhomes, all set around a courtyard behind a staffed gatehouse. 22 Olive is the 26-storey tower and the last to register, as TSCC-1602 on 13 April 2004, about a year after the first.
Be aware that the name varies. Condos.ca calls this building Princess Place III, while at least one rental listing on REW calls it Princess Place IV. The address and corporation number are what matter on an offer; use those.
Like the other three, this tower is its own corporation with its own board and reserve fund. With 289 suites, it is the largest of the group, which spreads the cost of major repairs over more owners than at 26 or 28 Olive.
If you are also looking at the three-storey Princess Place townhomes, treat them as a different product. You trade the elevator, the view and the single-level layout for stairs, a front door at grade and, often, more room. Ask which corporation a townhome belongs to and what its fee covers, because it may not match the towers.
Bigger suites and a view to go with them
Condos.ca lists suites from about 442 to 1,009 sq ft. That top end is the largest in Princess Place, so this is the tower to check if you need a true two-bedroom, a two-plus-den or a suite with room for a home office.
Height brings views. Dash Property Management describes large balconies across the community looking toward the North York skyline, and from the upper half of a 26-storey tower that view opens up over the lower buildings nearby. A REW listing for a suite here also describes a quiet courtyard below.
Suite condition will vary. A building from 2004 will have a mix of original suites and renovated ones, and listings here show in-suite laundry and air conditioning. Price a dated suite as a renovation project and a finished one as move-in ready; don’t pay the second price for the first.

An all-in fee across 289 suites
Condos.ca lists the fee as including heat, hydro, air conditioning, water, building insurance, parking and common elements. That is close to a complete monthly cost: you add property tax, internet and contents insurance, and little else.
In a tower this size, the utility bill is one of the biggest lines in the budget. Read how it has moved over the past few years and how the board has responded. Steady, modest fee increases usually mean a board that is keeping up; a long freeze followed by a sharp rise usually means it wasn’t.
Condos.ca flags pet restrictions, and the REW listing I reviewed stated no pets for that suite. Read the declaration and rules carefully before you buy if a pet is part of your plan. A REW listing also notes that storage lockers are available in the building; confirm whether a locker is owned with the suite you are buying.
Yonge and Finch, now and in ten years
The REW listing places 22 Olive in the Yonge and Finch area, near the subway and the GO bus station, and the full transit and walkability details are in the data panel on this page. Olive Avenue itself is a side street, so you get the Yonge strip’s shops and restaurants without living on top of them.
The node is growing. Metrolinx’s Yonge North Subway Extension will extend Line 1 nearly 8 km north from Finch Station, with five new stations into Markham and Richmond Hill. Early work at Finch Station was finished in December 2023 and the tunnelling contract was awarded in July 2025, with service planned after the Ontario Line opens.
Private development is following. Capital Developments topped off the 29-storey Olive Residences in 2025. For owners at 22 Olive, new towers may change some views and bring years of construction, so ask the seller what is planned on the lots around your suite’s exposure.
What Princess Place III costs
Condos.ca puts the average at about $676 per square foot, the lowest in the Princess Place group: 20 Olive is about $690, 28 Olive about $732 and 26 Olive about $869. Part of that gap is simple maths. Larger suites usually sell for less per foot, and this tower has more of them.
That makes 22 Olive the place to look if you want the most space for your money inside the gated community. A larger suite here can cost less per square foot than a one-bedroom in a smaller sister tower, with the same gatehouse and amenities. If you are upsizing from a one-bedroom, that is often the cheapest way to add a second bedroom without leaving the community or the all-in fee.
Only one suite was for sale when I checked, so I won’t quote a range. Across the Princess Place towers, current fees work out to roughly $0.90 to $1.05 a square foot, with hydro, heat and parking included. For actual sold figures in aggregate, see my building sold report.

Amenities at Princess Place III
Residents use the community’s staffed gatehouse, exercise centre, card room and party and recreation rooms, with visitor parking on site. It is a practical package; no source I found mentions a pool.
Jatin’s honest take on Princess Place III
Who this building suits
Couples and small families who want a two-bedroom near Finch with everything but tax and internet in the fee, and buyers who want height and a view in a gated setting. It also suits investors who prefer a larger tenant pool for two-bedroom suites near the subway.
What I’d want you to check
Get the status certificate and the reserve fund study, and read them with a 2004 building in mind: windows, balcony membranes, the garage, elevators and the central heating and cooling plant are all heading into their replacement years. Ask how the shared gatehouse and amenity costs are split between the four corporations. Confirm parking, locker and pet rules for the specific suite, and confirm the current property manager, since condos.ca lists Crossbridge Condominium Services.
The value question
At about $676 per square foot with utilities and parking in the fee, I think 22 Olive is the value pick of the Princess Place group, especially for larger suites. The risk is the same as in any building of this age: future reserve fund spending. If the study and the board minutes look sound, a well-chosen upper-floor suite here is a strong long hold near a subway that is about to get more important.
