Living here
Renters, Airbnb and elevators at XO2 Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 250 deals here in the last 24 months, 245 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at XO2 Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.
Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.
Before you buy here
Five things the listing will not tell you about XO2 Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

XO2 at 285 Dufferin Street is about as new as a resale condo in Toronto gets: it registered in June 2025, and buyers are still closing and listing their suites. That means real choice and room to negotiate, but no track record to lean on. If you are looking at King and Dufferin right now, here is how I would read this building. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
XO2 Condos is a 19-storey condominium at 285 Dufferin St and 1182 King St W, on the northeast corner of King and Dufferin in Toronto’s South Parkdale area. It was developed by Lifetime Developments with Pinedale Properties and designed by Turner Fleischer Architects, with Core Architects listed as design architect on UrbanToronto. Condos.ca lists 406 suites; UrbanToronto lists 410. It was built in 2025 and registered as TSCC-3122 on 5 June 2025. Condos.ca lists a fee covering common elements, building insurance and water.
XO2 Condos at a glance
Phase two of a two-corner project
Lifetime planned XO as a pair of buildings on opposite corners of King and Dufferin. The first, XO Condos at 270 Dufferin, sits on the southwest corner and was completed in 2023. XO2 followed across the intersection on the northeast corner, launched in early 2022 and registered in 2025. The two share an architect, Turner Fleischer, and an interior designer, Tomas Pearce.
Sources do not agree on the exact size. Condos.ca and UrbanToronto both give 19 storeys, while a 2021 feature in NextHome described 17 storeys at that stage of planning. The suite count is 406 on condos.ca and 410 on UrbanToronto. The difference is small, and it probably comes from final suite combinations, but the registered declaration is the document to trust.
UrbanToronto reported more than 15,000 square feet of retail and commercial space along King. Expect the ground floor to fill in over the next year or two, and ask what tenants have signed before you buy a low suite facing King.
Small suites, and a few that are not
Condos.ca lists sizes from about 406 to 1,382 square feet. In practice the active listings are clustered at the small end: one-bedrooms and one-plus-dens under 600 square feet, and two-bedrooms in the 600s. These are investor-sized layouts, built to be efficient rather than roomy.
At launch, Lifetime also offered a small number of two-storey townhomes, plus some larger two- and three-bedroom plans with big outdoor spaces. They are the suites that will hold value best, because the building has so few of them. If you are an end user who needs room, look for those first.
With suites this compact, the floor plan matters more than the finishes. Check whether the den can hold a desk with a door that closes, whether the second bedroom has a real window, and how much of the stated area is balcony. Many listings show no parking, so confirm parking and any locker on title.
I could not find published ceiling heights or a standard finish schedule for XO2, so measure and look closely on the showing. In a small suite, an extra half-foot of ceiling and a full-height window make a bigger difference to how it feels than the countertop does.

An amenity package built to compete
This is where XO2 stands out. UrbanToronto reported that the fitness centre takes up an entire floor, with a boxing studio and connected training equipment, and another floor is given over to entertainment. The launch list includes a co-working space with private workstations and a meeting room, a games zone with an arcade, ping pong and a golf simulator, a residents’ lounge with a chef’s kitchen, and a children’s den with an outdoor playground.
The rooftop is tree-lined, with a bocce court, fire-pit lounges and barbecue stations. The lobby has a double-height ceiling, a concierge desk, a parcel room with chilled storage for grocery deliveries, and a pet wash. Launch coverage put the total amenity space at anywhere from about 11,300 to 18,000 square feet, depending on the source and what was counted.
An amenity package this large costs money to run, and it is part of why fees are around a dollar a square foot. Use the gym and co-working floor before you buy, and decide whether you will actually use them.
King and Dufferin day to day
The intersection is in transition. Liberty Village’s offices and restaurants are just to the southeast, Queen West and Parkdale are a short walk north and west, and Lamport Stadium and the Exhibition grounds are nearby. The King streetcar stops at the corner, and condos.ca notes the Gardiner is about two minutes by car via the Jameson ramps.
The trade-off is noise and traffic. Dufferin is a busy north-south arterial, King carries the streetcar, and a rail corridor runs nearby. Suites facing the intersection will hear all of it. Upper floors facing away from the corner are quieter. The data panel on this page shows the transit and walking details.
Pricing and fees: what the numbers say
Condos.ca puts the building average at about $966 per square foot. That is high in absolute terms for South Parkdale, but in line with a brand-new building with this many amenities, and typical for small suites, which always carry a higher price per foot than large ones.
Across the active listings I reviewed, one-bedrooms and one-plus-dens were asking roughly $410,000 to $500,000, and two-bedrooms roughly $550,000 to $600,000. Condos.ca showed 18 suites for sale at the time. That is a lot of supply for a building that just registered, and it is common: buyers who bought at launch close on their suites and some list straight away. For a buyer, that competition is leverage.
Fees across those listings work out to about $1.00 per square foot, covering common elements, building insurance and water. Hydro and heat are not listed as included, so budget for them separately. To see what suites here have actually sold for, ask me for the sold report.

Amenities at XO2 Condos
In practice, the full-floor gym and the co-working space mean many residents can skip a gym membership and a desk rental, which matters in a building full of small suites. The children’s den and playground are unusual for a building pitched mainly at investors.
Jatin’s honest take on XO2 Condos
Who this building suits
First-time buyers and young professionals who work in Liberty Village, King West or downtown and want a new building with a serious gym and a place to work outside the suite. It also suits investors who can buy at a discount while the building is still absorbing its first wave of resales.
What I’d want you to check
Ask for the status certificate and the first-year budget, and remember first-year fees in a new building are often set low and rise. Check whether the performance audit has been completed and what deficiencies it found, and whether amenity spaces are fully finished. Do a careful pre-closing inspection if you are buying an assignment. Confirm parking and locker, because many suites have neither.
The value question
At around $966 per square foot with fees near a dollar, XO2 is not cheap, but right now you are buying in a buyer’s window: many listings, an untested resale market and sellers who need to close. If you buy one of the larger or two-storey suites, or a well-planned two-bedroom with a quiet exposure, I think the value is there. A small one-bedroom facing the intersection is the suite I would be most careful about.
