Renter-heavy building. Of 61 deals here in the last 24 months, 46 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at LTD Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about LTD Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

LTD is the building people walk past on their way to the bigger towers at Bathurst and Lake Shore, and that is exactly why some buyers like it. At 15 storeys and about 200 suites, it is the small building in a pocket of 30-storey towers, with 9-foot ceilings and a rooftop terrace. The catch is that parking is not in the fee, so compare carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

LTD Condos is a 15-storey, 199-suite condominium at 15 Bruyeres Mews, just off Bathurst Street near Lake Shore Boulevard in Fort York-Liberty Village, Toronto. It was developed by Malibu Investments and completed in 2012. The condominium corporation is TSCC-2220, registered 21 February 2012, and listing data shows FirstService Residential as manager. Suites run from about 413 to 1,099 sq ft. Maintenance fees include common elements, heat, air conditioning, water and building insurance; parking is not listed as included.

Malibu’s smaller follow-up to Malibu

Malibu Investments built LTD after its 32-storey Malibu tower at 600 Fleet Street. When the project launched in 2008, the developer pitched it as the more intimate option: a 15-storey mid-rise instead of another 500-suite tower. The name stands for “Lakeshore to downtown”, which tells you exactly how it was marketed.

The launch coverage described 187 suites. Listing data now shows 199, so the suite mix changed between sales and registration. UrbanToronto’s project thread credits RAW Design as architect; I could not confirm that from the developer, so treat it as reported rather than certain.

The building was completed in 2012. That makes it a few years newer than Malibu next door and a few years older than Onni’s The Yards across Bruyeres Mews, which is useful when you are comparing the three.

Malibu Investments is a smaller Toronto developer than Onni or Concord, and LTD and Malibu are its main projects in this pocket. That is not a red flag, but it means there is less of a track record to lean on. Ten-plus years in, the building’s own history, in its reserve fund study and board minutes, tells you far more than the developer’s name.

Ceilings, layouts and the live/work suites

The original specification included 9-foot ceilings, granite counters and wood veneer flooring as standard. Many suites will have been updated since, so judge each one on its own, but the ceiling height is structural and a real advantage over some towers of the same era.

Suites run from about 413 sq ft to about 1,099 sq ft, mostly one-bedrooms and one-plus-dens with a smaller number of two-bedrooms. The launch material noted that suites on the narrower front of the building are wider and shallower than the rest, which usually means better light and less wall space.

At grade, the plan included two-storey live/work suites with private patios. Those are worth a look if you want a townhouse feel or a ground-floor workspace, but check what the declaration permits for business use before you plan around it, and expect more street noise at that level.

Parking is extra, and that changes the comparison

This is the point most buyers miss. At The Yards across the street and at many towers nearby, parking is included in the maintenance fee. At LTD, listing data shows heat, air conditioning, water and insurance included, but not parking. If your suite comes with a spot, expect it to carry its own cost or show up separately on the fee schedule.

Confirm three things: whether the suite has parking at all, whether it is owned or leased, and what it adds to the monthly cost. The difference can easily be $50 or more a month, which matters when you are comparing fee per square foot with a building next door.

Listing data also flags a pet restriction. I could not find the specific rule, so read the declaration and rules in the status certificate before you assume a large dog is welcome.

The Bathurst and Lake Shore pocket

LTD sits in a small cluster of buildings between Bathurst Street, Fort York Boulevard and Lake Shore. The waterfront trail, the Island ferry and the stadium district are all in range, and King West is a short walk north under the Gardiner.

It is a busy corner. Lake Shore and the Gardiner bring traffic noise, and the towers around LTD block some views at lower floors. Being only 15 storeys, LTD does not have the long views that the 30-storey neighbours sell, so if you want the lake, focus on upper floors on the south side.

Transit, schools, walkability and nearby food are in the data panel on this page. The practical point is that this location suits people who want to be downtown without being in the middle of the King West nightlife.

What LTD costs

The building average is about $897 per square foot. That is noticeably above Malibu next door at about $802 and The Yards at about $823. Some of that gap is suite size and some is the boutique scale, which buyers tend to pay for.

Two suites are listed for sale, asking between $535,000 and $748,000. With only two listings, use them as a guide rather than a market reading.

Monthly fees on those two listings range from $696 to $996. Fees here cover heat, air conditioning, water and insurance, but not parking. Small buildings spread fixed costs across fewer owners, so a higher fee per square foot than a 400-suite tower is normal; what you want to see is a healthy reserve fund behind it.

Amenities at LTD Condos

For a 15-storey building, the amenity package is generous: a gym, theatre, billiards, a fireplace lounge, a boardroom and a rooftop terrace with an outdoor kitchen. In a building this size those spaces are easier to book than in a 500-suite tower, which is a quiet benefit of buying small. The flip side is that a smaller corporation pays for all of it.

Jatin’s honest take on LTD Condos

Who this building suits

Buyers who want a smaller building downtown, with fewer neighbours, an easier elevator and a rooftop terrace you can actually get a spot on. The live/work suites suit people who want ground-floor access, and the 9-foot ceilings suit anyone who finds standard towers cramped. Downsizers who want a two-bedroom near the lake without a 500-suite lobby should look here too.

What I’d want you to check

Confirm whether the suite comes with parking and what it costs, since it is not in the fee. Read the pet rules in the declaration before you commit. Ask for the reserve fund study; at around 14 years old, windows, the roof and rooftop terrace membrane, and the mechanical systems are coming into their replacement window, and a smaller corporation has fewer owners to share those costs. If you are looking at a live/work suite, confirm the permitted uses in writing. And confirm the current manager in the status certificate.

The value question

At about $897 per square foot, LTD costs more than Malibu or The Yards, and parking is extra. What you get for that is scale: a building where you know your neighbours and the amenities are not overrun. For the right buyer, that is worth it. If you care mainly about price per square foot and carrying cost, The Yards across the street is the more efficient buy. To compare them on a specific suite, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
