Living here

Renters, Airbnb and elevators at 33 Broadpath Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 33 Broadpath Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 33 Broadpath Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

33 Broadpath Road Townhouses is not one building and not one street. It is 120 condominium townhouses across six streets in Don Mills, all under a single corporation registered in 1974, which makes it one of the older condo communities in this part of North York. If you want a townhouse in Canada’s best-known planned suburb without paying detached prices, this is one of the complexes you will end up looking at. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

33 Broadpath Road Townhouses is a 120-suite condominium townhouse complex in the Banbury-Don Mills area of North York, Toronto, with homes at 2 to 72 Broadpath Road, 30 to 110 Barber Greene Road, 5 to 21 Foxden Road, 2 to 40 Balaby Crescent, 1 to 16 Southill Drive and 2 to 12 Embla Street. It was built in 1974. The condominium corporation is YCC-180, registered on 26 November 1974, and Maple Ridge Community Management is listed as the property manager. No developer is recorded, and condos.ca lists no fee inclusions.

Six streets, one corporation

The first practical point is the addresses. Suites in this complex carry addresses on Broadpath Road, Barber Greene Road, Foxden Road, Balaby Crescent, Southill Drive and Embla Street. A buyer searching one street name can easily miss most of the inventory.

Equally, not every townhouse on those streets is part of this corporation. Before you treat a listing as a comparable, confirm it sits under YCC-180. The status certificate, the listing’s legal description and your lawyer’s search should all line up on that number.

Spreading 120 homes over several streets also changes how a suite lives. A home on a quieter crescent and one facing a busier road can sit in the same corporation, pay into the same reserve fund, and still feel quite different day to day. Walk the specific street before you fall for the floor plan.

Maple Ridge Community Management is listed as the manager, and it is also listed for at least one other older townhouse corporation in Don Mills. Ask the manager how long they have run this complex, how often the board meets, and how quickly maintenance requests across six streets are handled. With 120 owners, a responsive manager and an engaged board make a real difference to how the place is kept.

Living in a planned community

Don Mills was laid out between 1952 and 1965 as a self-contained new town, planned by Macklin Hancock for the industrialist E.P. Taylor. The plan split the area into neighbourhood quadrants around a central shopping centre, used winding roads and cul-de-sacs to slow cars, and linked parks and ravines with walking paths.

This complex arrived in 1974, after that first build-out. Part of it fronts Barber Greene Road, where homes have long sat close to offices and light industry. A 1998 City planning report on a nearby Barber Greene site, at the corner of Overland Drive, described that land as designated industrial before it was rezoned for townhouses.

The original centre of the plan, Don Mills Centre, was demolished in 2006 and replaced by the Shops at Don Mills, which opened in 2009 at Lawrence and Don Mills. For owners here that means a modern outdoor retail and restaurant centre in the neighbourhood, along with the parks and ravine trails the original plan protected.

What is changing nearby

The biggest change in the area is south of the neighbourhood. Line 5 Eglinton opened in 2026, with stations along Eglinton Avenue just south of Don Mills. The transit panel shows the exact stops and walking times from this address; I would simply note that rapid transit along Eglinton is new to this part of the city.

The Aga Khan Museum and Ismaili Centre at Wynford Drive and the Don Valley Parkway opened in 2014 and have given the south end of Don Mills a cultural anchor it did not have before. Neither changes the character of these streets, which remain low-rise and residential.

A 50-year-old complex: what that means

At more than 50 years old, this complex is well past its first cycle of major replacements and likely into its second. Roofs, windows, exterior doors, fences, paving and underground services all have finite lives, and in a townhouse corporation they are usually the corporation’s responsibility, not yours.

The question is not whether those costs come, but whether the corporation has planned for them. A 120-suite corporation has more owners to share the bill than a small complex does, which helps. Even so, read the reserve fund study and look for big items scheduled in the next five years.

I could not find public records of suite sizes, layouts, parking arrangements or fee inclusions for this complex, and I will not guess. Get floor plans and the registered square footage from the listing, and confirm in the declaration which parts of your suite are exclusive-use common elements, such as a yard or driveway, because that decides who pays to repair them.

How to read prices here

There were no suites listed for sale or for lease when I checked, so I cannot give you a current asking range. The sales panel beside this review shows what has actually traded on the MLS over the past year. In a 120-suite complex there is usually enough turnover to build a sensible picture over a year or two.

Condos.ca lists no fee inclusions for this complex. That is common for older townhouse corporations where each home has its own furnace and meters, but do not assume it. Get the current fee and its inclusions in writing, and add your own heat and hydro before comparing it with a condo apartment where those may be covered.

Prices across the complex will vary with the street, the suite’s position, and above all its condition. After 50 years, some homes will have been fully renovated and others will be close to original. Price the renovation into any suite you are considering. If you want help comparing two suites, book a call and I will pull the comparables.

Jatin’s honest take on 33 Broadpath Road Townhouses

Who this building suits

Families who want a townhouse in Don Mills and are happy with an older home they can update, and buyers who value an established neighbourhood with ravines and parks over a new building with amenities. It also suits owners who want to stay put for years and can live through, and help plan, the corporation’s major repairs.

What I’d want you to check

Because this is a 1974 corporation, the reserve fund study is the most important document you will read. Look at what has already been replaced, what is coming due, and whether the reserve balance and the fee can carry it. Confirm the suite is in YCC-180, what the fee covers, which parking belongs to the suite, and what is exclusive-use common element.

The value question

A townhouse in Don Mills under a mature corporation can be good value against detached prices in the same neighbourhood, provided you buy the corporation as carefully as the suite. You give up new construction and gain established streets, parks and a known history you can check. I would pay up for a renovated suite in a well-funded corporation before I would chase a discount on a tired one.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
