Leases 85%Sales 15%

Renter-heavy building. Of 238 deals here in the last 24 months, 202 were leases and 36 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Luna and Luna Vista at CityPlace?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Luna and Luna Vista at CityPlace

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most CityPlace towers look alike from the Gardiner. Luna and Luna Vista don’t, because of the curve: the two towers bend with the crescent of the road, and the balconies run around them in bands. The more useful detail for a buyer is less visible. The fee here already covers parking, heat and cooling, which changes how this building compares with its neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Luna and Luna Vista is a two-tower condominium in CityPlace, King West, Liberty Village and CityPlace (downtown Toronto), with addresses at 46 Fort York Blvd, 25 Capreol Crt and 8 Telegram Mews. The tallest tower is recorded at 38 storeys and the complex has 706 suites. It was developed by Concord Adex, designed by Core Architects and completed in 2010. The condominium corporation is TSCC-2090, registered 17 June 2010. Suites run from about 366 to 3,039 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

Two towers shaped by a curve in the road

Core Architects took the geometry for Luna from the site itself. The north edge of the lot follows a gentle convex curve in the roadway, and that crescent sets the shape of both towers. Balconies wrap the floors in continuous horizontal ribbons, and reflective glass panels placed at random on the balcony fronts give the facade its shifting, slightly pixelated look.

Concord Adex built it as part of CityPlace, its large master-planned community on the former railway lands south of Front Street. Luna sits on the edge of the eight-acre central park that the whole community was planned around. That park frontage is the reason I would pick this phase over some of the towers tucked closer to the expressway.

Sources disagree slightly on the height. UrbanToronto’s database lists Luna at 38 storeys and 125.88 metres, but its own description calls it a 42-storey tower. Condos.ca also records 38. If the floor of a suite matters to you, go by the floor plan and the status certificate rather than marketing copy.

Suites from studios to rare large plans

The range is wide, from about 366 sq ft studios to a top end around 3,039 sq ft. Most of what trades here is one-bedroom-plus-den and two-bedroom-plus-den product in the 600 to 900 sq ft band, which is typical for CityPlace. The very large suites are few, and they behave like their own small market.

UrbanToronto’s project page describes oversized balconies with lake and city views, and the ribbon design means most suites get real outdoor space. The trade-off is that a balcony wrapping a curved tower is exposed. Orientation matters more here than in a boxy building, so stand on the balcony before you commit.

If you are comparing a den unit, check whether the den has a door and a window. In this era of CityPlace, many dens are open alcoves, which is fine for a desk and not fine as a second bedroom.

The wind on Capreol Court

I want to flag something few listings mention. A former resident on the UrbanToronto forum, who lived here about four years and liked the building overall, said Capreol Court acts as a wind tunnel and that west-facing suites pick up noticeable wind noise even on mildly windy days.

That is one person’s experience, not a survey, but it fits what you would expect from a curved tower at the edge of an open park near the lake. If you are sensitive to noise, visit on a windy afternoon, listen with the balcony door shut and ask the seller or property manager whether any suites have had door or window seal work.

The same resident praised the night views and described CityPlace as more residential and family-friendly than its reputation. I agree. The neighbourhood has matured a great deal since 2010, and the park is now the centre of it.

The waterfront and the Entertainment District are both within walking distance, and the data panel on this page covers transit, schools and nearby food. The thing that changes your daily experience most is which side of the crescent you are on. Suites facing the park look over open green space toward the lake; suites on the other side mostly look at neighbouring CityPlace towers, and that difference should show up in the price you pay.

Amenities, and what is shared with CityPlace

UrbanToronto’s project listing describes a 30,000 sq ft recreation facility with a lap pool, whirlpool, steam room and sauna, gym, yoga studio, theatre, billiards and lounge, plus an outdoor rooftop area with an infinity pool, courtyard and bar. Condos.ca lists a concierge, guest suites, party and meeting rooms, barbecues and Beanfield Fibre.

Large CityPlace phases often share facilities with neighbouring corporations, and the costs are split under a shared-facilities agreement. I could not confirm from public sources exactly which of these spaces belong to TSCC-2090 and which are shared. Ask for the agreement with the status certificate, because it affects both your access and your fee.

Condos.ca also flags a pet restriction. I could not find the specific rules, so read the declaration and rules before you bring a large dog.

What Luna costs, and why the fee is better than it looks

The building average is about $844 per square foot. That puts Luna in line with the established CityPlace and Waterpark City towers rather than at a premium, which I think undersells the park frontage.

Four suites are listed for sale right now, asking between $488,800 and $1,090,000, from one-bedroom-plus-dens in the 600s to a three-bedroom-plus-den. That spread is narrow at the bottom and thin at the top, so expect to rely on recent sales data for the large suites.

Fees on current listings average about $0.93 per square foot. That fee includes parking, heat, air conditioning and water, which most newer downtown towers bill separately. Once you add back a parking charge and a hydro bill for heating and cooling at a comparable building, Luna’s carrying cost is often lower. Confirm whether the suite you are looking at actually has a parking spot, and whether a suite without one pays a lower fee.

If the recreation centre works as described, this is a full resort-style package with a lap pool and spa, which matters in a neighbourhood where winter means staying in. Confirm which facilities sit in this corporation and what the shared-facilities costs are before you count them as value.

Jatin’s honest take on Luna and Luna Vista at CityPlace

Who this building suits

Young professionals and couples who want CityPlace with a park outside the door, and investors who want a one-bedroom-plus-den that rents easily. The fee structure suits anyone who wants predictable monthly costs, since parking, heat and cooling are already in it.

What I’d want you to check

Read the shared-facilities agreement and see which amenities are in TSCC-2090. Ask about wind noise and window and door seals, especially on west-facing suites. This is a 2010 building, so look at the reserve fund study for the garage membrane, balcony guards and glazing, and the pool equipment if it is in this corporation. Confirm the parking spot and locker, and read the pet rules.

The value question

At about $844 per square foot with parking and utilities in the fee, Luna is one of the more sensible CityPlace buys, especially for a suite facing the park. You give up the newest finishes and accept some wind, and you gain an established building with real comparables. If you want me to compare a suite here against Montage or Parade next door, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
