Can you Airbnb a unit at Montage?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Montage

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Montage at 25 Telegram Mews is the CityPlace tower I suggest to buyers who want the neighbourhood’s prices and views but a little more architectural care than the typical glass tower. KPMB Architects designed it for Concord Adex, it was registered in 2009, and its fee includes heat, cooling and parking, which keeps the monthly cost predictable. With 529 suites it is also a big, busy building, and that cuts both ways. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Montage is a 529-suite condominium at 25 Telegram Mews, near Spadina Avenue and Fort York Boulevard in CityPlace, downtown Toronto. It was developed by Concord Adex, with KPMB Architects as design architect and Page + Steele / IBI Group as architect of record, and registered on 15 May 2009 as TSCC-2016. It is reported as 47 storeys, though KPMB’s own project page describes a 40-storey tower. Suites range from about 540 to 1,356 square feet. The maintenance fee includes common elements, heat, air conditioning, building insurance, water and parking. Property management is listed as ICC Property Management.

A KPMB tower in a neighbourhood of Concord towers

Most of CityPlace was built by one developer, Concord Adex, over about two decades, and many of its towers share a family resemblance. Montage stands out a little because Concord brought in KPMB Architects, one of Canada’s best-known firms, as design architect, with Page + Steele / IBI Group as architect of record.

Montage and its neighbour Neo were designed together as one block at the southern end of Spadina. Montage is the point tower on the northwest corner, and Neo is a lower loft-style building running north to south. KPMB’s idea was to tie the buildings together with a continuous framing element, to use glass and metal on the upper floors, and to use stone, wood and other tactile materials at street level so the base feels less like a wall of glass.

The block was meant to work as a gateway to CityPlace from Spadina, with retail at the base and a glass pavilion on Bremner Boulevard holding a restaurant, shops and recreational space. A public art piece was installed on the north side of the building in 2010.

How tall is Montage?

Most sources, including UrbanToronto’s coverage at the time, put Montage at 47 storeys, and that is the figure condos.ca uses. KPMB’s own project page describes it as a 40-storey point tower. The difference may come down to how mechanical or podium levels are counted, but I have not been able to confirm which is right.

For buyers, the height matters mainly for views. Upper floors here look out over the city and the lake, and UrbanToronto ran a photo story on the views as the building finished. In CityPlace, though, views can be blocked by the next tower, so judge a suite’s outlook in person rather than by floor number.

Suites, sizes and a big-building reality

Suites range from about 540 to 1,356 square feet, mostly one-bedroom-plus-dens and two-bedroom-plus-dens. There are no tiny studios at the bottom of the range, and the upper end is family-sized by downtown standards. The listings currently on the market are almost all plus-den plans, which tells you how common that layout is here.

Before you count a den as a bedroom, check its size and whether it has a door and a window. In many plus-den plans in buildings of this era, the den is an alcove off the living room, which suits a home office but not a child or a roommate.

With 529 suites, the building has the busy lobby, elevator waits at peak times and steady move-in traffic you would expect. It also has scale on its side: costs are spread across many owners, which helps keep the fee per square foot low, and there are enough sales each year to price a suite with confidence.

CityPlace day to day

CityPlace was built on former railway lands south of Front Street and is now one of the densest residential neighbourhoods in Toronto. You are walking distance from the waterfront, the Rogers Centre, the financial district and King West, and the neighbourhood has filled in with shops and services at the bases of its towers. The data panel on this page lists what is nearby.

The trade-offs are density and noise. Suites facing south or east sit closer to the Gardiner Expressway and the rail corridor, and game nights and events bring crowds. Ask about the exposure of any suite you are considering, and visit at a busy time. Transit and walkability details are in the data panel on this page.

CityPlace is also still changing. Concord’s newest tower, Canada House on Spadina Avenue, finished in 2025, and downtown towers keep going up around CityPlace’s edges. A new tower can take away a view, but it also brings more services and keeps the neighbourhood in demand, which supports resale for the older buildings around it.

What Montage costs, and why the fee is good value

The building average sits around $880 per square foot, which is in line with the better CityPlace towers and below what newer buildings along Spadina and Front ask.

At the time I wrote this there were five active listings. One-bedroom-plus-dens were asking roughly $488,000 to $599,900, and two-bedroom-plus-dens roughly $1.06 million to $1.65 million. Fees on those listings ranged from about $387 to about $995 a month, averaging about $0.65 per square foot.

That fee is one of the stronger points of this building. It includes common elements, heat, air conditioning, building insurance, water and parking. At $0.65 per square foot with heat, cooling and parking in, the monthly carrying cost compares well with newer towers that look cheaper on fees but meter heat and cooling separately. For actual sold figures, use the aggregate data on this page or ask me for a building sold report.

The amenity list here is about hosting and convenience: concierge, guest suites, party and meeting rooms and BBQ areas. The block was also planned with recreational space in the pavilion on Bremner Boulevard; ask which facilities your corporation can use and how the costs are shared.

Jatin’s honest take on Montage

Who this building suits

Professionals who work downtown and want to walk, and couples who want a one-plus-den or two-plus-den with predictable monthly costs. It suits investors too, because the building is large enough to have a steady rental market and the fee is low for what it includes. It suits buyers who value architecture enough to pay for a KPMB building over a generic one.

What I’d want you to check

Check the exposure first: south and east suites are closer to the expressway and rail corridor. At about 17 years old, the building is in the window where windows, balcony membranes, garage and mechanical systems come due, so read the reserve fund study and look for planned special assessments. Confirm which amenities are shared with Neo or other parts of the block and how those costs are split. Pet restrictions are listed, so read the rules before you buy with a pet.

The value question

At about $880 per square foot and $0.65 per square foot in fees, with heat, cooling and parking included, Montage is one of the better-value towers in CityPlace. You give up the newest finishes and accept a big, busy building. In return you get a strong architect, a well-run fee structure and plenty of comparable sales. I like it for owner-occupiers who plan to stay and for investors who want a liquid building.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
