Living here
Renters, Airbnb and elevators at ICE Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 427 deals here in the last 24 months, 349 were leases and 78 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at ICE Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about ICE Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

ICE Condos has one of the best locations in the city for a downtown commuter: two towers at York and Bremner with an indoor connection to the PATH. It is also a very large, heavily rented building, and that shapes what you should check before buying. I will give you both sides. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
ICE Condos is a two-tower high-rise condominium at 12 and 14 York Street, just south of York and Bremner, in South Core (Harbourfront-CityPlace) in downtown Toronto. It was developed by Lanterra Developments with Cadillac Fairview and designed by architectsAlliance. Wikipedia gives completion of the two towers as 2014 and 2015; the corporation, TSCC-2510, was registered 4 March 2016. The towers are 57 and 67 storeys, and listing data records 1,343 suites (UrbanToronto gave 1,345 at launch). Suites run from about 308 to 1,356 sq ft. Maintenance fees include common elements, heat, air conditioning, water and building insurance.
ICE Condos at a glance
Two towers on the Gardiner ramps
ICE was a partnership between Lanterra Developments and Cadillac Fairview, the landlord behind much of the PATH network. architectsAlliance designed it with a clean, Scandinavian-inspired look: two slim towers, one of 57 storeys and one of 67, the taller reaching about 234 metres. Wikipedia lists the complex among the ten tallest buildings in Toronto.
The towers sit on a shared podium with a green roof that follows the curve of the Gardiner Expressway ramps at York Street, and the podium also connects to the 16 York office tower. That connection is the practical feature: UrbanToronto’s coverage notes the podium includes a PATH link, which means an indoor route into the network that serves the Financial District and Union Station.
Listing data treats both towers as one corporation, TSCC-2510, with 1,343 suites. At launch, UrbanToronto gave 602 suites for the shorter tower and 743 for the taller one. That makes this one of the largest single corporations downtown, which matters for everything that follows.
Small suites, built for the commuter and the investor
Suites run from about 308 sq ft to 1,356 sq ft, and the building is dominated by studios, one-bedrooms and one-plus-dens. Of the 24 suites listed for sale, the eight I reviewed are all studios, one-bedrooms or one-plus-dens in the 400s and 500s, with a single two-bedroom in the 700s. With almost as many suites for rent as for sale, a large share of owners are investors.
At these sizes, layout and view decide value. A suite high in the taller tower facing the lake is a different product from a low suite looking at the Gardiner ramps or straight into a neighbouring tower. Ask whether the suite has a locker and parking, since neither is listed as included in the fee.

The podium, the green roof and the garage
The podium is more than a base. It ties the two towers to the 16 York office building, it carries a planted green roof that the original marketing made a centrepiece, and it holds the amenities. UrbanToronto’s coverage describes the podium following the curve of the Gardiner ramps, which is why the towers sit at an angle to the street grid.
Amenities include an indoor pool with a hot tub, a sauna, a fitness centre and a yoga studio, a rooftop deck, a party room and a boardroom, according to a corporate housing operator that rents suites here. That operator’s presence is itself a sign of how much of the building is rented out. Parking is in a multi-level underground garage.
One construction note: Wikipedia records a fire at the second tower on 7 May 2015, while it was still being finished, with no injuries reported. I have not seen anything suggesting a lasting effect, but if you are buying in the taller tower, it is reasonable to ask whether any related work appears in the corporation’s records.
What to check before you buy
ICE is well known for its rental activity. With so many small suites and investor owners, the building has long had a strong short-term rental presence, and coverage summarised on Wikipedia notes that Airbnb was given an exclusive hosting arrangement at the complex in 2023. The short-term rental details for this address are in the data panel on this page. If you plan to live here, ask how the current rules on short stays work in practice.
In a corporation of more than 1,300 suites, the rules and the board matter more than usual. Ask for the last two years of board minutes and the status certificate, and ask how the corporation manages short-term rentals, guest access and security. Read the declaration, by-laws and rules on rentals before you firm up an offer.
None of this means you should not buy here. It means you are buying into a large, busy community with many tenants and short-stay guests, and you should go in with the documents read.
Listing data shows the building as self-managed rather than run by an outside management company. That is unusual for a corporation of more than 1,300 suites. Ask who handles day-to-day management, how it is staffed and whether it has changed recently.
Prices and fees at 12 and 14 York Street
The building averages around $863 per square foot. For a 2016 tower with an indoor PATH connection in South Core, that is below what I would expect from location alone, and I think the building’s size, high rental share and amount of competing supply explain part of the gap.
Of the 24 suites for sale, the eight I reviewed ask between $419,000 and $652,999, mostly one-bedrooms and one-plus-dens in the mid $400,000s. That volume of supply gives buyers bargaining power, and it means a seller here competes with many near-identical suites.
Fees on current listings average about $0.82 per square foot, and they include heat and air conditioning as well as water and insurance. That is reasonable for a building with a pool and a large amenity package. Hydro is separate. Parking is not listed as a fee inclusion.

Amenities at ICE Condos
A pool, sauna and gym, plus an indoor walk to the PATH, cover most of what a downtown commuter needs without leaving the building. With so many residents and visitors, ask how bookings and access are managed. The PATH link is the one feature no newer tower nearby can easily copy.
Jatin’s honest take on ICE Condos
Who this building suits
Downtown commuters who want an indoor walk to the PATH and Union Station, and investors who want a small suite in South Core with a strong rental market. It suits buyers who are comfortable living in a large, busy building with many tenants and short-stay guests.
What I’d want you to check
Read the declaration, by-laws and rules on rentals and short-term stays, the last two years of board minutes and the status certificate. Ask how the corporation manages short-term rentals and security, and confirm how the building is managed, since listing data shows it as self-managed. Read the reserve fund study, and check whether the suite has parking and a locker. Look at the elevator records in the panel.
The value question
At around $863 per square foot with heat and cooling included, ICE is priced below its location, and I think the gap reflects its size and rental mix. For the right buyer, that is the opportunity; for others, it is a reason to look elsewhere. If you want help deciding which you are, or comparing a suite here with nearby South Core towers, book a call.
