Living here
Renters, Airbnb and elevators at Quartz & Spectra
Do mostly owners or renters live here?
Renter-heavy building. Of 368 deals here in the last 24 months, 304 were leases and 64 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Quartz & Spectra?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Quartz & Spectra
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Quartz and Spectra are the CityPlace towers I point to when a buyer tells me every glass tower downtown looks the same. RAW Design gave Concord two faceted towers on Queens Wharf Road and, more usefully, a separate amenity building, the Prisma Club, with a pool, courts and studios that most single towers cannot afford. The catch is that the club, the 943 suites and the park view all come with a busy, small-suite building. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Quartz & Spectra is a two-tower condominium at 75 and 85 Queens Wharf Road in CityPlace, downtown Toronto, developed by Concord Adex with RAW Design as architect and Figure3 as interior designer. Quartz is 41 storeys and Spectra 39; listing data shows 943 suites across the corporation. It was completed in 2015, and the condominium corporation, TSCC-2458, was registered on 2 June 2015. Property management is listed as Elite Property Management. The maintenance fee includes common elements, heat, air conditioning, building insurance and water.
Quartz & Spectra at a glance
Two towers, one club
Quartz and Spectra went up together, with construction starting in 2011 and EllisDon as builder. Quartz is 41 storeys and about 132 metres tall; Spectra is 39. Because Quartz sits on the lower part of a sloping site, the two roofs end up at roughly the same height, which is why the pair reads as twins from Canoe Landing Park.
What separates this pair from most of CityPlace is the Prisma Club, an angular stand-alone amenity building that serves both towers. As marketed, it holds an indoor pool, an outdoor hot tub, a poolside lounge, a screening room, billiards and card rooms, a massage lounge, a yoga studio, cardio and weight rooms, and a combined badminton and half-size basketball court. Spectra also has its own rooftop terrace with a lounge, outdoor dining and barbecues.
I like the separate building for one practical reason: the noisy, high-traffic amenities are not in your tower’s lobby or on the floor below your suite. Ask the management office for current hours and booking rules, since a club this size is usually busy in the evenings.
RAW Design and the faceted look
RAW Design is a Toronto firm known for playful, angular forms, and Quartz and Spectra show it. The towers are layered and faceted rather than flat glass slabs, and the podium carries the same geometry. Figure3 did the interiors, including the Prisma Club.
The design is more than decoration. The angled facades give many suites corner or wedge-shaped rooms, which can mean wider window walls and better light, but also odd corners that are harder to furnish. Walk the actual floor plan before you buy, not the brochure render.

Small suites, large building
The active listings tell you who this building was built for. Most of what is for sale right now is studios, one-bedrooms and one-plus-dens, mostly under 700 square feet. That suits a first-time buyer or an investor, and it also explains why 943 suites fit in two towers.
Scale cuts both ways. Fees are spread across a lot of owners, elevator waits at rush hour are real, and there are always units for sale and for lease, which helps you price a suite but also means you are competing with many near-identical units when you sell. A suite with a clear park or lake view, a balcony that is actually usable, or a layout with a proper den will stand out. A north-facing studio over the podium will not.
If you are looking at a one-plus-den, check the den before you count it as a bedroom. In plans of this size the den is usually an open alcove without a door or window, which works as a home office but will not satisfy a roommate or a tenant who wants a second bedroom. Price it as a one-bedroom with extra space, because that is how the next buyer will see it.
Parking is not part of the maintenance fee here, so confirm whether a space and locker come with the unit, whether they are owned or exclusive-use, and what any separate charge is.
Living on Canoe Landing Park
The towers face Canoe Landing Park, the roughly eight-acre park at the heart of CityPlace designed with artist Douglas Coupland, known for its giant red canoe and its playing fields. It is the main green space in the neighbourhood, and an outlook over it is one of the better views in CityPlace because nothing can be built on it.
Day to day, you are in a dense, young neighbourhood a short walk from the waterfront, the Rogers Centre and King West, with groceries and services at the bases of nearby towers. The trade-off is noise. Event nights, the Gardiner to the south and the rail corridor to the north all reach some suites, so ask about exposure and visit on a game night. Transit and walkability details are in the data panel on this page.
What Quartz & Spectra cost
At the time I wrote this there were 13 suites for sale and 8 for lease. Studios were asking roughly $349,900 to $370,000, one-bedrooms roughly $449,900 to $525,000, and one-plus-dens roughly $529,000 to $559,000. Fees on those listings ran from about $379 to $695 a month, averaging about $0.90 per square foot.
That fee looks high next to newer buildings, but it includes heat, air conditioning and water as well as common elements and insurance, and it is paying for a pool, courts and a separate club building. Compare total monthly cost, not just the fee line. A building at $0.65 per square foot with heat and cooling on your own meter and no pool is not automatically cheaper.

Amenities at Quartz & Spectra
This is one of the most complete amenity packages in CityPlace, and because it sits in its own building it does not crowd the residential lobbies. If you would use a pool, courts and a yoga room every week, the fee is buying you something real; if you would not, you are paying for it anyway.
Jatin’s honest take on Quartz & Spectra
Who this building suits
First-time buyers and young professionals who want a downtown studio or one-bedroom with a real gym and pool, and investors who want a liquid building with steady tenant demand. It also suits anyone who values a protected park view, provided they pay for a suite that actually faces the park.
What I’d want you to check
The building is about ten years old, so read the reserve fund study, especially for the pool and club building, which are expensive to run and eventually replace. Confirm parking and locker ownership, since neither is in the fee. Check the suite’s exposure for noise from the Gardiner, the rail corridor and event traffic, and look closely at angled rooms in the floor plan. Pet and leasing rules are in the declaration and rules; read them before you buy.
The value question
Small suites here trade in a busy, competitive market, so value comes down to the specific unit. A park-facing suite with a usable layout is a good long-term hold in a building with better amenities than most. A generic interior-facing studio is a commodity, and I would only buy one at a price that reflects that.
