Living here

Renters, Airbnb and elevators at Seventy-Four Spadina

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Seventy-Four Spadina?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Seventy-Four Spadina

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Seventy-Four Spadina is the kind of building I show to people who are tired of glass towers but not ready for a house. It has 43 suites on ten floors, nothing smaller than about 800 square feet, and an Annex address a short walk from Spadina station. It is also small and over 20 years old, and both of those facts shape what you should check before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Seventy-Four Spadina is a 10-storey, 43-suite mid-rise condominium at 74 Spadina Road in the Annex, Toronto, between Bloor Street and Dupont Street. It was completed in 2004 by a single-purpose company named Seventy-Four Spadina Road, and the condominium corporation, TSCC-1629, was registered on 1 October 2004. Suites run from about 798 to 1,711 square feet. Property management is listed as Mareka Property Management. Maintenance fees include common elements, heat, building insurance, water and cable TV.

A small building with grown-up suites

The first thing that sets this building apart is the suite mix. Recorded sizes start at roughly 798 square feet and go up to about 1,711. There are no studios and no 450-square-foot investor one-bedrooms here, which is unusual for anything built in Toronto after 2000.

Spread 43 suites over ten floors and you get roughly four or five suites per floor. That means fewer neighbours on your corridor, quieter elevators and a lobby where people tend to know each other. It also means that one owner who renovates loudly or one leak that crosses floors affects a larger share of the building.

The developer is recorded only as Seventy-Four Spadina Road, which is the kind of single-project company builders often set up for one site. I could not confirm the architect or the people behind it from public sources, so if the builder’s track record matters to you, ask the listing agent or check the original disclosure documents.

The size range also tells you who lives here. Suites of 800 to 1,700 square feet attract owner-occupiers far more than investors: downsizers from nearby houses, academics and professionals who want to stay close to the university, and couples who need a second bedroom that is a real room. In my experience that kind of ownership base tends to mean a more settled building with fewer move-ins and move-outs.

Spadina Road, not Spadina Avenue

People mix these up all the time. Spadina Avenue is the busy downtown street with the streetcar; Spadina Road is the leafy residential stretch north of Bloor in the Annex. This building is on the Road, in the stretch between Bloor and Dupont, surrounded mostly by older houses, low-rise apartments and churches.

Daily life here is about walking. You are a few minutes from Spadina station and the Bloor Street shops, and a modest stroll from the Bata Shoe Museum, the Hot Docs cinema, Casa Loma and Spadina Museum. The data panel on this page lists the transit, schools and nearby food in more detail.

The street itself is changing slowly. In 2024 a developer applied to add a 10-storey addition on top of Spadina Gardens, the heritage apartment building at 41 to 45 Spadina Road near Lowther Avenue, which would create a 15-storey building. If you are buying here, follow that application and anything else filed on this stretch, because the Annex is no longer frozen in place.

What the fee covers, and what it doesn’t

The fee is recorded as covering common elements, heat, building insurance, water and cable TV. Including heat matters in a building with suites this large. At least one recent listing described the suite as radiant-heated, which is common in buildings of this period and keeps heating inside the shared budget instead of on your own bill.

Hydro is your main utility, and parking is not listed as included in the fee. There is an underground parking garage and visitor parking, but not every suite comes with a space: at least one recent listing here had no parking. Confirm in the status certificate whether a space and a locker are deeded or owned with the suite you are looking at.

The amenity list is short: an elevator, a parking garage, visitor parking and a security system. This is a residential building, not a resort. You pay for location and space, not for a gym or a pool.

Pets and rules

The building profile notes a pet restriction. I could not find the exact wording, and in small corporations these rules can be strict, so do not assume your dog is fine. Ask for the declaration and rules before you firm up, and read them yourself.

The same goes for leasing and renovation rules. In a 43-suite building the board has more influence over daily life than in a 400-suite tower, and that can be a good thing or a frustrating one. Read the last two years of board minutes to see what the building actually argues about.

Price per square foot, and why it looks reasonable

The building’s average sits at about $817 per square foot. Applied across the size range, that implies roughly $650,000 for the smallest suites and around $1.4 million for the largest, though condition, floor and parking move the real number a lot.

That is lower per foot than the newer towers around Bloor and Avenue Road and the Yorkville boutique buildings a short walk east. Part of the gap is age and the lack of amenities. Part of it is that large suites usually sell for less per foot than small ones in the same area. If you need 1,000 square feet or more, buildings like this one are where the per-foot maths starts to work.

There were no active listings when I checked, which is typical for a building this size. Resales are infrequent, so comparables are thin. If you want the recent sales record for this address, ask me for the building sold report rather than relying on one or two old trades.

There is no gym, pool or party room on record, so the amenity package is the basics: secure entry, an elevator and underground parking. The trade-off is a smaller shared budget to run, which helps keep a fee that already includes heat under control.

Jatin’s honest take on Seventy-Four Spadina

Who this building suits

Downsizers selling an Annex or midtown house, couples who want a real second bedroom and space to work from home, and anyone who prefers a quiet building with few neighbours. If you want a gym, a concierge or a pool, look elsewhere; this building is about the suite and the street.

What I’d want you to check

This is a 2004 building, so you are into the window where the roof, windows, garage membrane and heating equipment start to come due. With only 43 suites sharing those costs, a single large repair can mean a meaningful special assessment or a jump in fees. Read the reserve fund study and the status certificate closely, confirm whether parking and a locker come with the suite, and get the pet and leasing rules in writing.

The value question

At around $817 a square foot with heat included, this is a fair way to get 1,000-plus square feet in the Annex without paying new-build prices. The value depends almost entirely on the corporation’s financial health. If the reserve fund is strong and the minutes are boring, I think this is a sensible long-term buy for an owner who plans to stay.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
