Leases 85%Sales 15%

Renter-heavy building. Of 66 deals here in the last 24 months, 56 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Distinction Condos?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Distinction Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Distinction Condos is the tower on Lillian Street that looks as if someone took a chisel to its north face. It is a 2021 building, mid-sized at 159 suites, on a side street a few blocks south of Eglinton, and it has more family-sized suites than most of its neighbours. The fees are the part I would look at hardest. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Distinction Condos is a 19-storey, 159-suite condominium at 11 Lillian Street, at the northeast corner of Lillian Street and Soudan Avenue in the South Eglinton-Davisville part of Yonge and Eglinton, midtown Toronto. It was developed by the Lash Group of Companies, designed by Giannone Petricone Associates and completed in 2021. The condominium corporation is TSCC-2858, registered on 25 June 2021, and condos.ca lists RAB Property Management as the manager. Suites run from about 500 to 1,908 sq ft. The fee includes common elements, building insurance and water.

A tower designed to look carved away

The name is a hint. Giannone Petricone Associates shifted the floor plates as the tower rises, so the north side reads as if it has been cut back in steps. UrbanToronto noted during construction that the effect is clearest from the southeast and southwest, and that is how most people first notice the building from Soudan Avenue.

The skin is more considered than the usual midtown glass box. Window wall with reflective glazing and grey spandrel runs up the tower, and the balconies are fronted with angular perforated metal screens in a bone-white finish alongside clear laminated glass. The podium is wrapped in dark brick with fritted glass and metal panels, which helps it sit more comfortably next to the houses that line the side streets.

The site used to be a row of semi-detached houses on Soudan Avenue, demolished in late 2017. That matters for one reason: the tower sits on a residential side street rather than on Yonge or Eglinton, so the front door is quieter than the address suggests.

A unit mix with real two- and three-bedroom suites

When it was approved, the plan called for 160 suites: 86 one-bedrooms averaging about 50 square metres, 68 two-bedrooms averaging about 73 square metres and six suites of three bedrooms or more averaging about 111 square metres. Condos.ca now shows 159 suites, which usually reflects a combination or two during construction.

In plain terms, the one-bedrooms are around 540 sq ft, the two-bedrooms are close to 790 sq ft and the largest suites run up to roughly 1,900 sq ft. A 790 sq ft average for a two-bedroom is more generous than many 2021 towers at Yonge and Eglinton, where two-bedrooms under 700 sq ft are common.

The six large suites are the rarity. Three-bedroom condos at this scale almost never come up in the newer midtown towers, so when one is listed here it competes more with a semi on a nearby street than with other condos. If you are a family weighing that choice, compare the monthly carrying cost carefully, because the fee on a large suite is substantial.

What the fee covers, and what it does not

The fee here includes common elements, building insurance and water. Heat and hydro are not listed, so expect to pay for your own heating and cooling and electricity on top of the fee. Parking is not listed as an inclusion either; the building was planned with a four-level underground garage, but you should confirm whether a given suite comes with a space or a locker.

Across the suites on the market when I checked, fees averaged about $1.11 per square foot. That is high for a building that is only five years old with nothing extra bundled in. Part of the reason is scale: 159 suites share the cost of a concierge, a dining room, a rooftop deck and a games room, and a larger tower spreads the same staff and systems over more owners.

Ask for the current budget and reserve fund study before you commit. A young building with fees already at this level needs a clear explanation of where the money goes and how increases are expected to trend.

Lillian Street in a growing pocket

Lillian Street runs south from Eglinton, east of Yonge, and this block has changed fast. Across the street, the Lillian Park rental towers by Shiplake and Collecdev added more than 500 rental suites around the same time Distinction went up, so the immediate area now has a much larger population than it did a decade ago.

Day to day, you are a short walk from the shops and restaurants on Yonge and on Eglinton, and the neighbourhood is mostly houses once you get east of the towers. The data panel on this page covers transit, schools and nearby food.

The flip side of a fast-growing pocket is construction. More towers have been proposed around Yonge and Eglinton, and a new building can change your view or your light. Check the City of Toronto development applications map for the sites around Lillian Street and Soudan Avenue before you buy a suite that depends on its outlook.

Pricing: about $925 a square foot

Condos.ca puts the building average at about $925 per square foot. For comparison, Whitehaus on Yonge Street, completed the same year, averages about $876. The premium here reflects the design, the side-street setting and the larger average suite.

When I checked, there were six suites for sale and one for rent. One-bedroom-plus-den suites of 500 to 600 sq ft were asking between about $528,000 and $565,000, and two-bedroom and two-plus-den suites were asking between about $669,000 and $838,000. The few three-bedroom suites sit in a separate bracket and should be priced against freehold alternatives as much as against condos.

Monthly fees on those listings ranged from about $570 to just over $1,500, depending on size. For an aggregate view of what has actually sold here, use my building sold report rather than relying on asking prices.

Jatin’s honest take on Distinction Condos

Who this building suits

Couples and small families who want a newer building near Yonge and Eglinton without living on Yonge itself. The two-bedrooms are larger than average for the area, and the handful of three-bedroom suites suit a family that wants condo living with room for children. It also suits buyers who care about design; this is one of the more distinctive towers in the area.

What I’d want you to check

The fees first: at about $1.11 per square foot with no heat or hydro included, ask for the budget, the reserve fund study and the history of fee increases since registration. Confirm parking and locker ownership for the specific suite. Because the building is five years old, look at the board minutes for anything raised under the builder’s warranty, particularly around the window wall and balcony guards, and read the status certificate in full.

The value question

At around $925 per square foot you are paying a premium over older towers at Yonge and Eglinton, and the fees add to that each month. In return you get a newer building on a quiet side street with better layouts than most. For an owner who will stay five years or more, I think it is fair value if the fee trend checks out; for an investor, the carrying cost makes the numbers tighter.

It was developed by the Lash Group of Companies and designed by Giannone Petricone Associates.

When was Distinction Condos completed?

It was completed in 2021, and the condominium corporation, TSCC-2858, was registered on 25 June 2021.

How many suites and storeys does it have?

It has 19 storeys and 159 suites. The original plan called for 160, which suggests at least one combination during construction.

What do the maintenance fees include?

Common elements, building insurance and water. Heat and hydro are separate, and parking is not listed as an inclusion.

How high are the fees per square foot?

Across the suites listed when I checked, fees averaged about $1.11 per square foot, which is on the high side for a 2021 building.

Does Distinction Condos have three-bedroom suites?

Yes, but only a few. The original plan included six suites of three bedrooms or more, averaging about 111 square metres.

Is there parking?

The building was built with a multi-level underground garage, but parking is not included in the fee. Confirm whether the suite you want has a space or locker.

What amenities does the building have?

Concierge, a gym, a dining room, a billiards and table tennis room, a rooftop deck and sundeck, and an outdoor patio with barbecues permitted.

Who manages the building?

Condos.ca lists RAB Property Management. Confirm the current manager in the status certificate.

How does it compare with Lillian Park across the street?

Lillian Park is a pair of purpose-built rental towers, so you cannot buy there. Distinction is a condominium, so suites can be bought, sold and rented by individual owners.

How much do condos at Distinction Condos sell for?

Over the last 12 months the median resale at Distinction Condos was $693,750, across 4 sales. The typical unit sold in 27 days at about 97% of the asking price. That works out to roughly $925 per square foot.

What rental yield does Distinction Condos offer an investor?

At a median price of $693,750 and a median rent of $2,500 a month, the gross yield is about 4.3%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Distinction Condos?

Mostly renters. Of the deals here in the last 24 months, 85% were leases and 15% were sales.

Can you Airbnb a unit at Distinction Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows 2 active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Distinction Condos had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
